Located just 4 miles from Walt Disney World in the quiet gated community of Sunset Lakes, The Beeches is the perfect place for your next Florida vacation. This upscale home is close to all the major attractions with Universal and SeaWorld being only 20 minutes away and Bush Gardens and the Kennedy Space Center just under an hour from our home.

This spectacular property sleeps 14 people in comfort, with 1 King Master, 2 Queen, 2 Double and a Triple bedroom and a sofa bed in the formal lounge.

It overlooks a conservation area from the south facing pool area and master bedroom balcony. With the trimmed hedges to either side of the pool deck guests have a level of privacy not afforded to homes round the lakes. The pool area boasts a Spa with waterfall feature and an over-sized deck giving you plenty of room to play or sunbathe on the numerous quality loungers.

Why spend time sitting in the traffic when you can cut through the back into Walt Disney World in a couple of minutes.

Why Fraser Hannah chose Sunset Lakes

We fell in love with this house the moment we saw it. It was the first one we looked at when we were looking to purchase a Disney vacation home.

I had my heart set on a lake view home and this one overlooks a conservation area so was not sure that I wanted to view it - and almost didn't.

The minute I walked in the door I knew it was the one for us. We looked at around a dozen homes just to be sure but nothing could touch this house. As for the lake view, I much prefer the privacy we have with this house.

What makes this house unique

Sunset Lakes is super close to Walt Disney World so you spend hardly any time in the car traveling to the parks. The community is also very quiet, but close to all the shops and restaurants you could want.

For us it is quite simply the perfect location for a Disney vacation.

Wonderful vacation home!

My family and I (a total of 6 adults and 3 children) stayed here recently and loved it. We couldn’t have been happier with our stay. It was a big house with room for us all to spread out and very clean. Having the pool was a huge hit and all the essentials in the kitchen made it easy when you didn’t feel like going out. The management addressed any concerns we had almost immediately (which there weren’t many). Thank you Fraser for a memorable family vacation. I will be recommending this place to all my friends and family and online!

Great house in great location

Just arrived home after our vacation. The house was excellent, in a gated community which means it's in a quiet location and easily accommodated 10 of us with room to spare. It's in a great location for visiting Disney and other attractions and has many restaurants and supermarkets close by.

I would definitely return next time I visit Florida.

Buyer Beware!

Firstly – read the ‘conditions of rental’ prior to booking this villa. After we booked and paid our first instalment, we read the conditions that the owner sent to us only to find we were expected to wash all of the towels (otherwise the cost would be taken from our deposit) on departure. As the villa advertises it sleeps 14, that is quite a task to wash and dry before an 11am check out and not one that I feel is a reasonable request. When we asked the owner about this, on our return to the UK, he simply said ‘sorry, I haven’t updated the conditions in 14 years!’

On the surface, the villa appeared to be very pleasant, however, on closer inspection, we soon found problems.

The area surrounding the pool has many cracks and surface problems. There were no instructions on how to use the Jacuzzi. The barbeque was filthy despite a large sign saying we would be charged if it was left unclean for the next guests. There was a locking mechanism on the outside patio door which was ready to fall off. We had to fasten it with a tie clip (which we removed on our departure) as we were afraid it would break during our stay. Several of the blinds had no way of opening them as they had broken so we had to leave them shut. The freezer ice dispenser was broken. The furniture is very shabby, especially the sofa in the main living area and the kitchen units. I’m not sure where the ‘recently refurbished’ bit is as it all looks original from when the property was built in 1988. There were several stains on bedding which is abhorrent to me! After paying such a high price to stay here I expect the bedding to be spotless. The air conditioning in the master suite was very poor. It sounded like a howling, gale force wind coming through the bathroom yet, in the bedroom, it was extremely hot. The sink unit in the upstairs, shared bathroom was coming off the wall and drained very slowly, indicating a possible blockage. There was only one hairdryer to share – imagine up to 14 guests sharing one hairdryer! We had to buy another one to be able to manage.

Another problem that we encountered was with the calls from realtors wanting to show prospective buyers around the property. Perhaps this is why the property is ‘tired’ – it’s up for sale.

We contacted the owner on our return to the UK and, in a nutshell, his response was – too bad, you should have reported it all while you were there.

The good points – location is great and it’s nice having the nature reserve behind the pool.

Owner's Response: While we try exceptionally hard to give guests a perfect vacation, sometimes though there are issue - when guests contact us they are always rectified quickly. Many of the items listed by the guest are small things that occur during normal wear and tear that could easily have been fixed - had we been informed. In an ideal world these would be picked up when the house is serviced between guests but sometimes things get missed. Neither myself or my managers were contacted by the guest during their stay - had we been all the issue would have been dealt with. Our booking conditions were somewhat misleading in terms of what owners are expected to do upon leaving. We ask that the house is left tidy and that some of the bedding be put in the machines, to assist the cleaners. Clearly we don’t expect everything to be done, had the guest asked about this we would of course been able to put their mind at ease. There was undoubtedly an issue with the bedding being stained, something that should not have happened and for that I sincerely apologies. I have made it abundantly clear to my managers that it is just not acceptable. The house was fully renovated 3 / 4 years ago, which included replacing the sofa in the main living area. The blinds throughout the house were replaced in February this year - the house is well maintained. The house is for sale as a rental property with all future bookings, the guests were contacted by my manager only once to request access for a viewing. The realtor does not have the house number and always arranges viewings through my manager. I replied to all the guests concerns in full when she contacted me post stay, sadly there was little I could do to correct the situation once she was home. Sadly no matter what my response this guest would not have been happy unless she received a substantial refund, something she made very clear in all her post stay communications. As we were no opportunity to assess the validity of or address the guests concerns during their stay this is something we felt unable to do.

Sun,Fun and Relaxation

Situated in a lovely gated area which is quiet yet homely, traffic is minimal to say the least and the estate feels really safe if you enjoy walking, The neighbours were friendly. The villa is spacious, really comfortable and well maintained with a really nice swimming pool and sunbathing area. Our grandchildren would have spent all their time there. Villa backs onto a conservation area so is not overlooked except by a nice mixture of wildlife and butterflies which once again fascinated the children. Evenings around the pool were restful and quiet. The interior of the villa was comfortably furnished, the cooking area was well equipped and the bathrooms, mainly shower rooms were clean and tidy. The location of this villa could not have been better, very close to all amenities and restaurants as well as the Disney theme parks and downtown KIssimmee. The owners very kindly provided short cuts to the parks thus avoiding periods of heavy traffic and saving a great deal of time as well as useful tips on eating out and where to grab a bargain. Given the opportunity It is a place that I would have no hestation in staying again and I would strongly recommend it to friends and family.

Car: necessary

Sunset Lakes is perfectly located close to all the major Florida attractions and is only 4 miles from Walt Disney World. For guests staying at our home we provide details of a shortcut / back way into Disney that avoids Highway 192 which can become very busy at times, and saves guests from wasting time sitting in traffic.


The area is exceptionally well serviced by restaurants with the following being no more than a two or three minute drive from the community.

Carrabba’s Italian Grill

Red Lobster

Longhorn Steak House


Orlando Ale House

Cracker Barrel


Buffalo Wild Wings


Bahama Breeze


Not to mention the fast food chains such as MacDonald’s, Subway, KFC, and Dominoes etc.


For those who love to shop the community is within easy reach of several larges shopping areas such as the Florida Mall, Mall at Millennia, the Festival Bay Mall and the Orlando Premium Outlets.


There is a Target Superstore around three miles away and the nearest Walmart is approximately five miles away, with Winn-Dixie and Publics being a couple of miles from the house.


Central Florida has numerous golf courses all within easy reach of Sunset Lakes, you could almost stay for a month, play a round of golf every day and never play the same course twice.


If you manage to find yourself with any energy after your days at the parks you may want to book one of the evening attractions Orlando has to offer such as.
