Nice property unfortunately at the weekend the bar next door was noisy until 2am with karaoke which kept us awake 😩� good location for everything else otherwise. Property was smaller than looked on photos and wouldn’t recommend more than 6 people as bathroom very small and downstairs shower/ toilet smaller still. Expensive property would have expected to have been more spacious.

Very Comfortable cottage, Ideal location plenty to do and see , the only down side was being overlooked as your not on the main river but up a dead end with cottages both sides, but overall was a very nice and relaxing holiday.

Quiet convenient location right on the water and a 5 min walk to Wroxham. Modern house with comfy beds and a well stocked kitchen. Lovely welcome pack provided with all essentials - much appreciated by us as we arrived as 2 parties a few hours apart. Easy and comprehensive access details provided by owners Andrea & Shaun. Everything you want for a relaxing break away.
Considering we had 6 adults, and 2 teenagers, the accommodation was very spacious for us all.
The accommodation was very clean and tidy, and the owners very accomodating.
We arrived to a bag of goodies with all your essentials, including a bottle of wine, what more could you ask for.
Located in its own private mouring area, it is conviently located to all your amenities and eateries.
In all an excellent stay.
We had an awesome holiday. Worth repeating.
Great cottage in a fantastic location
Good size cottage for us 5, parents with adult children aged 19,18 and15. Comfy beds, well equipped and clean property directly on the broads. Cooking facilities ample for self catering. Watched a Heron and Swans each day from the living room. Veranda from French doors with direct access to water, I personally wouldn't bring small children to this cottage because of this. Lovely welcome pack. Warm house which was just as well as weather cold for April. Could walk to everything you need such as supermarket, takeways, restaurants and of course day boats and day trips. The front of the house can be busy at times when people are cleaning the boats or on changeover days, but this didn't disturb us. Enough to do in the local area such as visit to Norwich and Sheringham. You can get the train easily but we found car and parking more cost effective.
Has two bathrooms but both small, and one is ground floor, and in the end we didn't really use the small shower downstairs because it was compact. Also there is a data cap on the Wi-Fi so download things such as film and music before you arrive, or go to McDonald's in town to get some more WiFi. This wasn't an issue for me but with 3 Young adults, some trying to study, this was a problem towards end of the holiday. However in such a rural and beautiful location it is not surprising and shouldn't put you off. Would highly recommend this cottage, and would return in the future. Relaxing and comfortable break.
BeWilderwood - a huge forest of family fun and outdoor adventure for kids of all ages 1 - 81. Treehouse, Zip-wires, jungle bridges, crocklebogs, boat trips, marsh walks and great organic food.
CanoeMan - Canoe and Cycle hire.
Bure Valley railway - Norfolk's longest fifteen inch gauge line runs between the ancient market town of Aylsham and Wroxham, with country stations serving the villages of Brampton, Buxton and Coltishall. The 18 mile round trip runs through the picturesque Bure valley countryside following the meandering river through meadowland and ancient pasture stopping occasionally at small country villages.
Wroxham Barns - Just a mile or so outside of Wroxham is Wroxham Barns providing a large variety of craft shops and demonstrations together with a lovely tea room and even a small funfair to keep the children amused.
Roys of Wroxham - Perhaps most famous for the largest village store in the world, Roys of Wroxham, now occupies several sites in the town and boasts a supermarket, department store, toy store, DIY and garden centre.
There is plenty to do in Wroxham including Broad Tours if you want somebody else to navigate or smaller day boat hire for you to skipper. A gentle run to Wroxham or Salhouse Broad and back is easily possible within an hour's hire or for the more adventurous continuing on past the village of Horning with its riverside pubs to St Benet's Abbey, Ranworth (Malthouse Broad) or South Walsham Broad can make a great day out. Our guests can obtain discount vouchers for various local day boat hire providers from PHC reception. For those who dip their rods in the water there are exclusive fishing rights from rivers edge (except closed season Mar 15 - June 16) A Broads fishing licence is required.
The City of Norwich is only a short drive (8 miles) or use the Ride and Drive facility or Rail into the city centre.
Gt. Yarmouth, Cromer, Sheringham - You are ideally placed to explore the Norfolk Coast and countryside - Sandy beaches, wildlife parks, craft centres and stately homes not to mention golf and horse riding.
