Higher Muddiford Farmhouse is a beautiful five bedroom traditional Devon long-house located in the quiet countryside village of Muddiford. The south facing farmhouse has recently been fully renovated to create a character property packed full of charm and essential features. The large rooms have wonderful high ceilings and are lovely and light. The elegant living room with wood floor, wood burner and original windows is a great place to sit back and relax, whilst the separate cosy snug is an handy alternative for the young and young at heart to take advantage of the WiFi or play one of the many games, including Nintendo Wii. The traditional country kitchen has a large dining table, where guests can celebrate a special occasion or enjoy a family meal. A separate pantry and utility room are handy additional rooms. Upstairs at the farmhouse are five beautifully decorated bedrooms, including two doubles, two twins and a flexible double/twin bedroom, which benefits from zip and link beds. There are also two family bathrooms and an en-suite, so there is no need to worry about long queues for the bathroom in the morning. The farmhouse is surrounded by a wonderful garden that is ideal for playing games or sunbathing. The paved terrace area is also perfect for enjoying alfresco dinners or a summer BBQ. Higher Muddiford Farmhouse is in a stunning position with the best of both the coastline and Exmoor within easy reach. Woolacombe and its award winning beach is only a 15 minute drive away, whilst Barnstaple is a couple of miles. There are plenty of attractions in the local area, as well as a good range of shops and places to eat, including the Muddiford Inn, which is only a short walk from the farmhouse. Other notable attractions close by, include Broomhill Sculpture Gardens, Marwood Gardens and Arlington Court.
A beautiful farmhouse, lots of room & all the amenities needed for a self catering holiday. Comfortable beds & beautiful bed linen & spotless everywhere! The only downside was the garden which is on a slope, the children could only play out the front of the property, then only if accompanied by an adult as there is no gate to the driveway. I would recommend this property to people with older children

A few niggles - no shelves in the family bathroom, no hooks in the small double bedroom and we thought the bunk beds in the small room were too cramped. The kitchen is well equipped.
What a welcome we had from Gill, Adrian and their granddaughter, a lovely card, fresh flowers and a welcome pack not only including a very tasty home made cake which was delightful but tea, coffee, milk and chocolate for the children oh and we mustn't forget the North Devon Journal.
Adrian and Gill your home is truly spectacular, wonderfully cleans with everything you could possibly want and more having been included to make our stay really memorable. FANTASTIC. so wonderful to be able to bring our dogs too and for them to be so welcome too. The teenagers love the snug and games, we loved the solitude, plethora of bird life and the wonderful beds so comfy. Marwood Gardens, is as other residents have said, well worth a visit as are their teas. If you fancy a change please do visit Tarka Pottery at Little Torrington, Jax will welcome you to paint your own pottery or even throw a pot at the wheel a fun afternoon with beautiful results in great company. North Devon Surf School at Westwood Ho is the place to go for all surfing lessons.
Exmoor, Westwood Ho are close by and Arlington Court all great dog walking areas. We can highly recommend The Crown at West Down 01271 862790(north about 15 mins) which has a very tasty fayre and wide choice - book early it gets busy.
We have had a marvellous week and are really sorry not to be able to stay longer but we will be back.
We arrived to be warmly, welcomed by the owner and shown around this characterful , quirky property. The welcome extended to a delicious, homemade cake and bottle of perry and we were given contact details in case we had any queries or problems. The property exceeded our expectations from the description and photos given and matched our needs perfectly and comfortably. The rooms were clean, light, airy and spacious, if a little dated in parts. The Muddiford Inn, serving excellent food and beer, and a short walk down the lane, was an added bonus.
Higher Muddiford Farmhouse was a perfect venue for our family get together. The rooms were comfortable and well equipped and the garden was pleasant for outdoor meals, drinks and for playing in. The description was accurate and the owners did everything to ensure our stay went well. The property is well situated for the coast and for walking on Exmoor as well as being situated in attractive countryside.
The house was lovely, great for a large group, had everything we needed. Perfect location to get away from it all but close enough to Barnstaple and the coast for days out!
Woolacombe, Croyde and Saunton beaches are only a 15 minute drive from Higher Muddiford Farmhouse and are some of the most beautiful in the country with miles of golden sands to enjoy. These beaches are renowned for their water sports and offer lessons during the summer season. Smaller more secluded beaches can also be found around the coastline and can provide excellent alternatives to the large more popular beaches.
The local bus and railway station can be found in Barnstaple, just a few miles away. There is a regular bus service that runs through Muddiford to Barnstaple and Ilfracombe seven days a week. Local taxis are also available.
The nearest airport is Exeter around a 60 minute drive from the farmhouse.

There is a local pub serving excellent food in the village just a short walk from the farmhouse. A wider range of bars and restaurants can be found in Barnstaple just a 5 minute drive away. The town also has a good selection of shops, supermarkets and banks, as well as a theatre, multi-screen cinema, leisure complex and tennis centre. Further shops and places to eat can be found in Ilfracombe, along with an aquarium, theatre and cinema. The harbour at Ilfracombe also offers boat trips around the coastline and to Lundy Island. Other local attractions include The Big Sheep, Combe Martin Wildlife Park, Watermouth Castle, The Milky Way and Exmoor Zoo.
Just a short drive from the Farmhouse are two of North Devon's most beautiful gardens, Marwood and Broomhill, both are well worth a visit.
