Villa Cabris is a fabulous, contemporary villa located amongst ancient olive groves on a quiet road on the hillside in front of the town of Cabris, looking over the valley towards the Mediterranean with Cannes and Antibes in the distance. There are two very nice villages within 15 - 20 minutes walking distance (steep hilly walking) called Cabris and Speracedes. Cabris is a pretty hill top town where there are several restaurants ranging from a pizzeria to high level dining, small shops including a boucherie, boulangerie, epicerie and a Tourist Information office. Speracedes is smaller and has a small epicerie, bar/restaurant and tennis courts. There is also a golf course 4km away. Good Intermarche supermarket 3.5km / 2 miles, everything you would want is available here, good fresh vegetables / fruit and a good fish counter.
*There is air conditioning in the lounge and bedroom 2. All other bedrooms have room fans.
The entire villa and all facilities are for your exclusive use during your stay.

Double bedroom 1 Upper floor (main living floor)
Double bed (160cm x 200cm). Dual aspect windows with wonderful views over the valley and ocean in the distance. Next to a wc and shared bathroom with bath / shower, wash basin, vanity unit and heated towel rail.
Double bedroom 2 (main living floor)
Double bed (160cm x 200cm) . Window with views over terrace and pool. Air conditioning. Next to a wc. Opposite a separate shared bathroom with bath / shower, wash basin, vanity unit and heated towel rail.
Double bedroom 3 (lower floor)
Double bed (160cm x 200cm) . French doors opening to the pool terrace and window with views over the valley and ocean in the distance . En-suite shower room with rainfall shower, in-shower lighting and radio, heated towel rail, wash basin and wc.
Twin room 4 (lower floor)
Twin beds (90cm x 200cm each). Window with view of the valley and ocean in the distance. Next to a shower room with shower, wash basin, wc and electric heater.
There are 3 shower rooms in total, one of which has a bath with shower over, 3 wc in total.
Kitchen (main living floor)
The modern fitted kitchen has facilities including a dishwasher, built-in electric oven with grill, halogen hob with 4 rings, microwave, fridge/freezer, Nespresso coffee machine with milk boiler. A door leads onto the wonderful sunny dining terrace which has a spectacular vista over the valley and to the ocean in the distance, the perfect spot for every meal of the day!

Living room( main living floor)
The comfortable and contemporary lounge looks over the dining terrace though a large opening door with views over the valley and Cannes in the distance. Set around a working fireplace with large sofa, dining table and chairs for 4 people and has a Bluetooth speaker system.
Dining Terrace (main living floor)
This is a truly spectacular spot to enjoy any meal of the day, the large dining table comfortably seats 8 people and has a gas BBQ and sun blind. Whether it's breakfast or evening cocktails this is definitely the heart of the villa.
Bed linen, bath towels and pool towels are included in the price.
Pool and terraces
The pool measures 3m x 7m and has a constant depth of 1.6m. There are ladder steps into the pool at one end and it has an alarm. It is surrounded by a terrace with sun loungers and a shower, all with great views.
There is another terrace area above the pool with a rattan style sofa, arm chairs and coffee table - a great place for an aperitif!
There are many beaches from Cannes to Théoule sur Mer, Cannes harbour / sea front is 23km / 15 miles., Théoule is 30km / 19 miles. Antibes is 32km / 20 miles. Nice beach is 37km / 23 miles.
Local shops and restaurants
In addition to the facilities at Cabris and Speracedes there is an excellent Intermache Supermarket close to Peymeinade, approximately 5 minutes by car.
Grasse is about 15 minutes by car and is famous for it's perfume. Perfume factories offer tours and demonstrations for the region's visitors. In addition to the perfumeries, Grasse's other main attraction is the 11th century Cathedral. Inside there are works byRubens and one by Jean-Honoré Fragonard, a French painter native of the town
There is an annual Fête du Jasmin or La Jasminade, at the beginning of August. Decorated floats drive through the town and the people on-board throw flowers into the crowd. Garlands of jasmine decorate the town centre. There are also fireworks, free parties, folk music groups and street performers. There is also an annual international exhibition of roses ("Expo Rose") held in May each year

We love it here, so close to restaurants and bars but far enough to be in a peaceful environment with stunning views, this is our occasional little retreat.
The super market is just 4 km away and the beach isn't to far away 23km.
Very nice house, great view to the cost side, house is well equipped with a modern kitchen, gas barbecue, nice pool with cleaning robot and, important escpecially in Mediterranean domicils: the beds are broad enough and equipped with 2 separate mattresses. Overall we recommand this holiday domicil. Back-payment of the security bond (600 pounds) worked fine - money came back automatically after 2 weeks
As "negative" points we found that the foot walk upwards the hill to Cabris - is pretty steep (need > 20 minutes), but this a naturally given thing due to the extraordinary position of the house. The drive way from the small public street to the property is in bad state and for central Europeans difficult to drive. We touched the ground with our normal cars (BMW 320, Ford Focus).
Booking, arrival and departure: David and Tracy were very helpful and responsive during the booking process. We received all of the instructions prior to arrival and we had no problem getting into the house on our first day. Payment was easy via paypal and we received our deposit back in the time stated.
House: the house was clean and pleasant. The owners definitely put thought into furnishing and stocking the house and it had everything we could possibly need on our vacation. The pool was great and the property is beautiful.
Problems: first I'll say that the owner was super responsive in handling any question and problem that we had and we were appreciative of his help. The main issue during our stay was the drain in the showers. All three were a bit slow and one got fully clogged at some point so we stopped using it. Second, and this is something we knew coming in, there are only two AC units in the house. The main one is pretty powerful and keeps the house nice a cool. Unfortunately for us we stayed during a very hot week so the bedrooms were a little warm to sleep in.
Overall we enjoyed our stay in the house and the area is beautiful. Driving was quite scary on these narrow roads, make sure you have a car that can handle steep inclines.
