The Coach House - sleeps 4 guests in 2 bedrooms

Set in the grounds of a working farm estate and West Sussex vineyard, the Coach House also benefits from looking out on to the famous Bluebell Railway at Kingscote. A lovely barn construction offering comfortable accommodation for four guests in two bedrooms. There is a double bedroom and a twin bedroom for maximum guest flexibility. Downstairs there is one large living room and an offset kitchen. Upstairs there is a family bathroom.

The property sits in beautiful rolling countryside and guests can enjoy the estate with its lakes and footpaths. There is also a fishing lake for keen fishermen. The vineyard is also open for guests to visit.

East Grinstead area

One of the major market towns in Sussex, East Grinstead sits in the Sussex High Weald. It is the northern terminal of the Bluebell Railway, one of the first steam heritage lines to be opened in the UK. The town retains many traditional buildings and local shops. Also nearby is Standen, Weir Wood Resevoir and the Ashdown Forest. To the west you will find Nymans and High Beeches Gardens as well as Wakehurst Place.

great location but limited to no internet access

We were a family of 4 traveling from Canada and chose this location as it was close to friends. The property was perfect for us for our stay. The kitchen was well stocked and the rooms were lovely. We were given an internet 'key' the first night we were there and were told that the data provided should be enough for us over our 5 night stay and that if we required more we would pay extra. After searching around the property we could not find any instructions on how to access the data using the key with our devices. We had to contact the onsite property supervisor who also didn't have any answers. We finally worked it out after about an hour of trying. Clearly a card with instructions would be useful. After finally hooking up our ipad we ended up using the provided data the first night we were there! We had only conducted simple google searches. We were shocked! Being from overseas, access to the internet was essential to us. With limited to no internet access severely impacted on the pleasure of our stay. We highly recommend that you inquire on whether or not this problem has been solved before you book your stay. On the other hand, if your intent is to leave all that behind, this is a lovely location in a great property.

We are delighted to hear that the property was perfect for your stay however, we are sorry that the internet access fell short of your expectations. We do top up the internet with £25 worth of credit for each stay. this has proved sufficient for all but one guest who was downloading movies. We will replace the instructions on how to access the data, these are normally kept in the property but tend to disappear regularly.

The property is well appointed and cosy. Sofas were too low and not easy to negotiate in and out of

We loved the surrounding area and listening to the steam railway passing over the viaduct. Sampling the vineyard wine, the delightful coach house and our family visiting made our Christmas stay something to remember.
