It is wonderfully finished with a balcony off the living area affording countryside views and conveniently set back from the A28. There is a private orchard to enjoy. There are many country walks directly from the property, several fine pubs are within a 5 - 15 minute drive and beaches are around a 20 minute drive away.

About Janet and Grant
We are Grant and Janet and have lived in the area for over 30 years. We fell in love with our property and moved here 10 years ago. Little Brook is in the beautiful grounds that Janet has spent 10 years cultivating and is opposite our main house. We have been renting Little Brook to holiday guests for over 8 years.

Why Janet and Grant chose Brede
We decided to let Little Brook so holiday guests could enjoy the location as much as we do. It is centrally placed for Rye, Hastings, Battle and Tenterden. There is so much to do and see in the area, even we haven't managed to see everything!
What makes this Cottage unique
There are lovely countryside views from Little Brook and many walks directly from the property. The property is conveniently located on the A28 and is only a 20 minutes drive from the historic citadel town of Rye with its cobbled streets and ancient buildings. There are fine pubs all within a 10 - 20 minute drive and beaches including the world famous Camber Sands are within a 20 - 30 minute drive. Historic 1066 country waits to be explored including Battle, Hastings and the ancient Cinque Port town of Rye with its plethora of cobbled streets. Also visit Bodiam, Sissinghurst Gardens, Great Dixter and Batemans. Take a trip on the Kent and East Sussex Railway, or why not fly to Le Touquet in France for the day from Lydd Airport. Shop, pub and restaurant 1 miles.

A bit disappointing after reading other reviews
We booked this property for a weekend away after reading the reviews it all seemed to be good. We were a little disappointed with our stay. The previous reviews stated how welcoming Janet and Grant were, they did not meet us at all or acknowledge us during our stay even though they were there the whole time and the cottage shares the same drive and we had to walk right past their property to get to ours. The cottage itself was quite dirty on our arrival, thick dust on every surface and very thick cobwebs around all windows and ceilings, when we went to cook the oven was disgusting as were all the cooking trays so we had to wash them first before use, given the amount of signs around the cottage and in the book about having to Hoover and leave the property ready for the next guests and stripping the beds I'm guessing they do not clean and hope the previous people clean throughly through!!! We went to sit out on the balcony as the weather was lovely but given there are signs saying "please do not lean on the balistrade awaiting carpenter" that have clearly been there for a long while and the rest of the wood is in the same condition it really didn't seem safe. There is a sign by the front door (which whilst I appreciate its old the gaps in it make it extremly draughty and cold) telling guests to ensure they turn the outside light off being retiring I presume guests don't as they have now took the bulb out which when you return in the dark you cannot see anything at all and given that the top step is very "fragile" it's concerning. The first night of our stay we were woke up by them and quite a few returning from a night out shouting and slamming car doors! . There were lots of little things that were not up to what we expected with previous reviews, having to supply our own toilet tissue, tv being unwatchable most of the time due to signal. It could do with a good deep clean, we did Hoover as instructed but even that was totally full up so didn't Hoover well. It was a shame as the surrounding area is stunning and if the cottage was given a little bit of attention it would be a lovely place.

We are rather surprised at several of them and would have appreciated being alerted to your concerns during your stay when we would have addressed any issues immediately, rather than 2 weeks after departure.
We aim to be available but not intrusive and most of our guests tell us they appreciate this approach.
We are also surprised that you found the cottage to be dirty as the inside has been completely decorated very recently (in January) for 2019 so all the furniture had been moved and everything deep cleaned.
The cottage is thoroughly cleaned between guests.
It is an old property and our previous guests have appreciated the character and quirks that this brings. Although warm and cosy as stated in many previous reviews, it is not the same as staying in a bland, modern hermetically sealed property.
The TV (which is a new Blaupunkt flat screen LED unit) is always checked between guests and there is no problem with the signal. It is unfortunate if you had operational issues with it. If you were having trouble operating it, we would have been more than willing to help, as with any other issues, had you alerted us at the time.
Lovely place to stay!
Me and my other half stayed at little brook for a weekend and had such a lovely time. Homely and cute. Close to a variety of places from the beach to high streets. Would 100% recommend.
