LOCATION: This villa is located on the southern side of the St Tropez peninsula on a quiet private domain between Ramatuelle and La Croix Valmer with panoramic sea views. The nearest beach is Gigaro at five minutes away and Pampelonne is ten minutes away with St Tropez just beyond this. Both Gassin and La Croix Valmer are five minutes away and Ramatuelle ten minutes.

PROPERTY DESCRIPTION: This property extends to one hectare with the villa surrounded by an attractive landscaped garden with trees, flowering shrubs and roses, and uninterrupted sea views. Being in a conservation zone the remainder of the garden is woodland. To the front of the house are a series of grassed terraces with a beautiful heated infinity swimming pool (14 x 5m), including a granny ledge for that all important rest with a G&T! The garden is cleverly designed to ensure that privacy is always available even for large parties.

Despite being a new villa, the clever use of reclaimed oak beams with vaulted ceilings ensures an established ambience. Decorated throughout in Farrow and Ball colors the overall effect is one of light and space, enhanced further by the framing of the sea views from the public rooms with retractable sliding doors. All six en-suite bedrooms have a sea view with the master bedroom offering a large private terrace. Of course, being newly built , the features of modern living are well catered for; the living room has a plasma TV with surround sound, DVD and satellite television. Televisions with satellite are also provided in the kitchen and the master bedroom. There is also a multi-zone music system covering the living room, pool, kitchen and out door covered terrace. Telephone and internet are all available. Air conditioning is available throughout the house and the kitchen is fully equipped with an American fridge and large Lacanche range with two full-sized ovens. There are two additional fridges available in the garage.

Large Living room with fire place, plasma TV, DVD player and surround sound. Sea views and opening onto terrace with outdoor sofa and chairs.

Dining Room with fire place and sea views.

Kitchen with American Fridge, Lacanche cooker ,dishwasher, TV and seating. Opens onto a covered terrace with dining table and seating for twelve. Sea views.

Internal stairs to lower ground floor, upper ground floor and first floor.

Lower Ground Floor:

Guest bedroom with one double bed (1m60), seating area (sofa, side tables, coffee table), ensuite bathroom with separate toilet. Doors open on to a lawned garden with sea views.

The bedroom has two large retractable doors which frame the sea view and open onto a large private terrace with splendid panoramic views.

Cleaning (three times four man-hours per week – may be multiple persons for less hours).

Servies: A welcome pack is provided on arrival. All bedlinen, towels and pool towels are included and changed weekly. During mid and high season pool getting is included. Cleaning is provided three times per week and additional hours are available on request,
