The single bedroom (but large enough for two with a single/trundle bed that coverts to an additional single) has a very comfy new bed with good length. Both bedrooms are newly equipped with acoustic glazing, so extremely quite from the street noise below. large elegant lounge with two large windows, contemporary furnishings and decor with two comfortable sofas and a marble dining table with chairs for six with matching consul and side tables. There is a large Sony flat screen TV with access to Sky and Apple television.

The property comes with access to the beautiful private gardens on Queen Street (residents only), just two minutes from the front door, which provides the most perfect oasis in the heart of the city. I use it for my limited jogging circuit when I'm in residence, as it's perfectly manicured and also entirely geared up for secure doggie walking. Wonderful in the Summer for festival picnics and reading the papers of a morning.
There is a stunning fireworks closing party every year to mark the end of The Festival at the end of August. Huge display of colour from the ramparts of Edinburgh Castle.The views from the building are the best in town! You need a ticket to hear the SCO playing at the Ross Band Stand in Princes Street Gardens,which accompany the fireworks display, but the majority of spectators tune into local radio to hear the live broadcast and watch the pyrotechnians paint the sky in explosive colour. There's not a better view than from the windows of the master bedroom!! I worked as an actor for many years and as a radio broadcaster on the BBC, presenting arts programmes. I'm also very interested in cultural tourism projects and in 1996 created The Edinburgh Literary Pub Tour, an award winning tour performed by professional actors. I'm interested in all things literary and so when this apartment came on the market in 2001, I was excited by the fact that it sits just across the road from Sir Walter Scot's Edinburgh townhouse and on the other side of the street from the birth place of 'Wind in the Willow's' author, Kenneth Grahame. of course, that's not forgetting that the apartment has unprecedented, stunning views of Edinburgh Castle and is in an excellent, central location for shopping, restaurants and culture - especially during The International Edinburgh Festival!

The end of August is the finale of The Edinburgh International Festival and there is the most spectacular fire works display from the castle ramparts (unprecedented views from the apartment windows) with live orchestral accompaniment by The Scottish Chamber Orchestra. The apartment provides probably the best view in town of this spectacular event and whilst the music can be heard being played live from across the road in Princes Street gardens, I always amp the sound by tuning in live to the local radio station. So it's a great opportunity for a night to remember and for entertaining etc. Here's some of the details from their site:

We loved our stay here. The apartment is large and beautiful and has everything. Amazing views, the best neighborhood, convenient for shopping, busses, all the stores, restaurants, museums, pubs etc. All the amenities including Sky television and free wi-fi made it even better! The owner was very easy to reach and work with. We definitely want to stay here again!
This was my first trip to Edinburgh and I stayed here for 3 nights. The apartment was very comfortable with everything you'd need and more. It was like a home away from home. You could just rock up here and live as if it were your residence. The kitchen is very well equipped but I ate out for every meal and didn't actually use the kitchen all that much. The bathroom has underfloor heating and I now need this in my own bathroom! The shower was very powerful. Moris was very helpful in the lead up to my reservation. I needed to change dates and he did so.
I will be coming back to Edinburgh to do more exploring and visitng more attractions. I wouldn't hesitate in re-booking this same apartment.
We cannot say enough good things about this flat, and the owner. From the very beginning Morris made himself available to us And was quick to respond to any questions we had and to provide information about the area.
The flat itself is large, luxurious and very comfortable. Everything was as described and clean. A kitchen I am envious of was well stocked with the basics and a washer and dryer. The bathroom was a treat with lovely soaps and shampoos and an amazing shower. Master bedroom is very large. We knew the second bedroom was going to be small based on the description and photos, but it wasn't an issue (we have two teenage boys - one being over 6'3). The first night they both slept in that room and the next night one pulled the trundle bed out into the living room and slept very comfortably. We were in Edinburgh in August, and the street below was closed to traffic and being used for Fringe locations and beer tents. There were also fireworks every night over the castle - which we could watch. We were a little concerned about noise at night - not to worry: as soon as the windows were closed you couldn't hear a thing.
As if all that wasn't good enough, this flat is in the PERFECT location. You are two blocks up from Princes St (and of course Princes St. Gardens) One block down is Rose St - full of pubs, cafes and takeaway food. We walked from Waverly Station to the flat with all our luggage and it was quick and easy. While there we walked almost everywhere - Shopping on Princes St, to Carlton Hill for the views, home from the castle, after The Tattoo (in the dark and POURING rain - but that is a different story), to the Royal Mile and many other places. If you don't want to do long walks, the stop for the HOHO bus and public transportation is about 5 minutes.

We originally booked an apartment in Leith which subsequently required maintenance during the time of our booking and we were asked if we wanted to move to another apartment in Edinburgh which we agreed to provided that the second bedroom allowed access to the double bed from both sides. We never got a response to both the emails we sent requesting confirmation of this requirement. When we arrived we were impressed with the apartment until we saw the second bedroom. This is definitely a single room NOT a double. The single bed does have a trundle underneath it, however, if you put this up the bed goes wall to wall and the only way to get into and out of bed is via the foot end which was exactly what we had stated we didn’t want. In addition the apartment had only been made up for 3 people despite the booking having been made for 4 adults so we had to make up the fourth bed ourselves. One of owners other apartments had two large double bedrooms and was free from the next day but we were told that if we wanted to move we would have to pay towards the cleaning ourselves. We ended up having to set up the trundle bed in the lounge as the sofa chair in the lounge is really only suitable for a small child not an adult. This resulted in one couple having to spend their weekend in separate rooms. In our opinion this apartment is misleadingly marketed as a 5 person apartment, it can sleep 5 provided that at least 3 of the people are children. Do not book this apartment for 4 or more adults unless you are prepared to scramble out of the bottom of the double bed in the second bedroom.

As the Scottish weather turns cold, this apartment is not only warm as toast, but has the added benefits of underfloor heating in the bathroom and a wonderful steam/turkish power shower. The street atmosphere in December becomes very festive, with Xmas street decorations and winter fiestas, markets and sometimes organised street parties on a large scale ( the largest 'strip the willow' was put into 'The Guiness Book of Records just outside.
Surrounded by the best shops (Harvey Nichols etc), restaurants and bars, you are located just minutes walk from Edinburgh's beating heart in the stylish Georgian 'New Town'.
