Rosebank House is offered as an exclusive let, including breakfast and staff

Rosebank House is the perfect base for you to fish, play golf, walk, or explore the mountains, wildlife and historic buildings of Perthshire and Scotland. With six ensuite bedrooms, Rosebank is a bed and breakfast, now available as an exclusive whole house let. The Georgian home comes with resident owners Jim and Aoife, who will not only provide your party with breakfast during your stay, but also tidy up around you, so no cleaning, no cooking, no washing up - you just enjoy yourselves.

Rosebank has a large garden and ample car park. We can sleep thirteen with ease, with capability for more if required. We have a twin room, two spacious king size rooms, a small double, a triple room with double and single beds and one double which is not ensuite but has private access to a bathroom. We also have a room with bunk beds, which is between the king size rooms and has proved useful for smaller children.

About Jim Duff and Aoife Sheridan

Jim Duff is a former journalist originally from Edinburgh; his partner Aoife Sheridan, from County Clare in Ireland, still toils as a theatre nurse. We moved to Blairgowrie in May 2014 and have set about trying to restore and update Rosebank House. Day to day we run the house as a six bedroom bed and breakfast.

Why Jim Duff and Aoife Sheridan chose Scotland

We were looking for an established bed and breakfast, but one we could develop and improve. Rosebank was the ideal location and we fell in love with its traditional features and potential.

What makes this house unique

Rosebank is within and easy ten minute walk of Blairgowrie town centre, so you can go out to pubs and restaurants without having to take the car. And the owners, Jim and Aoife, come with the property making your stay that bit more comfortable since you don't have to cook breakfast, (included in the process) and we will also clean up after you.

The house is full of traditional features and we also have an eclectic art collection on the walls which always provides a talking point.

Absolutely perfect! Hen weekend of skiing and a zombie themed night oit

Delicious home bakes, breakfasts, endless tea coffee and mulled wine. Fantastic breakfast, clean comfy, helpful! So accommodating and Jim even fixed a puncture! We couldn't have asked for more and cannot recommend rosebank highly enough!!

Impressive house and equally impressive owners.

We were having a surprise family gathering for my Mums birthday. We were warmly greeted by the owners. The house was perfect for our all our needs. Living room was warm and cosy (log fire) and dinning area was great for seating 15 of us. Rooms were very very clean, beds very comfortable and bedding good quality. homemade biscuits were a lovely touch. Outside space for children to explore was a bonus with swing ball and football goals. I can honestly say I have never met two such lovely owners. They were extremely friendly and could not have done enough for us. The whole family really appreciated their attention to detail and the warm atmosphere they created. The breakfast was super. Cooked breakfast was delicious and homemade jams and marmalades were yummy. Real coffee was a nice touch. I would recommend this to all my family and friends.
