Redferns, is perfectly situated to explore the many attractions of East Anglia

This detached, single storey Annexe has been modernized and furnished to a high standard. The property is set in the 2-½ acre grounds of our home in an attractive, semi rural setting in Suffolk, within easy reach of main roads, shops & restaurants. Access to the property is via electric gates & long driveway, providing ample parking for 2-3 cars and an external, coin operated charging point for electric cars. It has its own south-facing garden, with outside table & chairs & BBQ for you to enjoy the delightful surroundings.

There is a fully equipped modern kitchen with dishwasher fridge/freezer, washing machine & under floor heating. The utility area has ample space for coats & shoes and extra cupboards providing washing & ironing facilities, as well as a coin operated tumble dryer. The open plan living/dining area has comfortable seating with Free-Sat TV, DVD player & free Wi-Fi connection, an oak table with four chairs and French doors leading to the garden. There are two bedrooms, 1 double & 1 twin, with comfortable beds, blackout blinds & plenty of wardrobe hanging space. The bathroom has a toilet, sink and shower over the bath.

If you are planning to attend, or even take part at one of the many events organized at Trinity park, such as the Suffolk Show, Robin Hood Game Fair or maybe a family wedding, we are within a couple of minutes of the main show ground entrance, or within walking distance for the Suffolk Show or Polo entrances.

Redferns is ideally situated to explore the many attractions of East Anglia, yet also perfect as somewhere to relax in peaceful surroundings.

If you are working away from home and are looking for accommodation near Adastral Park, Ipswich hospital, Felixstowe Docks or even Sizewell Power Station, Redferns is the perfect spot in which to unwind & relax at the end of a busy day.

About Amanda Woolf

Since buying Redferns, my husband & I have spent most of our time completely renovating our main family home and detached Annexe. We love living in this peaceful semi-rural location & originally planned for our family & friends to enjoy staying in the annexe, but we soon realised that it would make a superb holiday cottage.

Our guests can feel free to relax & enjoy the peaceful surroundings of the annexe garden, or venture out to some of the many attractions of East Anglia. We welcome you to this lovely area & are on hand if you need us, but we'll leave you to enjoy your much-deserved holiday!

We've tried to remember the little things , so you don't have to. The following items are provided: Dishwasher tablets, washing up liquid, kitchen roll, 2 toilet rolls, hand wash, dish cloth, tea towel, kitchen towel & bin bags. There will also be a cake & enough tea, coffee, milk & sugar, so you can have a relaxing drink as you settle in.

Absolutely fabulous accommodation

Quite simply this has got to be the best accommodation available in the area. Everything is in totally immaculate condition and the attention to detail is superb. Amanda was very welcoming which made us feel relaxed and at home. We so looked forward to returning each evening and felt so comfortable. Even the setting is excellent - close to Ipswich / Woodbridge / Felixstowe yet extremely quiet and rural. Definitely recommended - you will not be disappointed.

Perfect place to stay!

Redferns is a beautiful property. It is just as fresh and clean as the pictures suggest. And equally comfortable. My family of 4 (me, my husband, and 2 kids ages 11 and 9) felt quite at home and appreciated all the modern conveniences. We enjoyed the tv and wifi as well as the old-school games and puzzles that had us sharing time as a family without the internet! The location was great, close to family we were visiting, and an easy drive to all the places we wanted to see. Amanda is warm and welcoming and quick to respond to questions. We couldn't have asked for more! Definitely recommend to anyone looking for a place to stay in this area!

Another great stay!

This was our 3rd stay in this property and it did not disappoint. Everything here is clean and proper and indeed it is one of the few properties that I have stayed in that I do not feel the need to wash the crockery and cutlery before use!

A very modern, clean and comfortable detached annexe.

The Annexe provides a very high standard of accommodation. It's in a lovely setting which is very quiet and peaceful but it also has very easy access to lots of nice places to visit. Everything was provided for a very comfortable stay and Amanda the host is very friendly, welcoming and helpful.

Wonderful home away from home

This was one of the best, most well equipped properties that we have stayed in. It is almost as if it was created to be a proper home not a holiday home. It has everything we needed-peaceful surroundings, anple space for us and our little one, lots of light, very clean, great kitchen, outdoor private space to relax in, comfortable bedrooms, great living area, fully equipped kitchen and fast wifi . Thank you to our host, would highly recommend. We had the feeling of being in a very private secluded exclusive location. Every little detail was thought of. Thank you again.

With easy access to the A12 & A14, Redferns is ideally situated to explore Suffolk, Essex & Norfolk, but if you want to venture further, Ipswich train station is just 6 miles away with direct trains to London in just over 1 hour.

If you enjoy a round of golf, then Ipswich golf course is just a 5-minute drive away, with other excellent golf courses, such as Waldringfield, Woodbridge, Ufford or Aldeburgh only a short distance away

Why not attend a concert at the world famous Snape maltings, or book to see one of the many great shows at the Ipswich Regent or Wolsey theatres.

For family fun that keeps the children entertained, spend a day at Jimmy’s Farm, Colchester or Banham Zoo, Africa Alive or visit one of the many historic towns and castles in the area,

Whilst relaxing at one of the wonderful coastline beaches, why not try the infamous fish & chips in Aldeburgh, go crabbing in Walberswick, or visit the pier at Southwold after taking a tour of the Adnams Brewery.

For those who like speed, make your heart race at Foxhall Speedway & Banger racing, try indoor Go Kart racing, or test your skills at Suffolk Leisure Park where you can learn to ski, or race down the slopes on Toboggans or Ringos. A little further a field are the thrilling rides at Pleasure wood Hills.

If you like to take life at a slower pace, this is an excellent area for walking and cycling, bird watching at RSPB Minsmere, or sailing from Levington marina which is only a few minutes away.

Refundable Damage Deposit £50

We ask for a deposit of 25% to be paid at the time of booking. The balance plus a refundable breakages deposit of £50 is payable 6 weeks prior to your check-in date. If the booking is made within 6 weeks of your visit, then we ask that the full amount, plus the £50 breakage deposit be paid.

* We have a no pet policy except for assistance dogs.
* Please note, smoking is not allowed in the property.
* Guests are welcome to arrive from 4:00pm. and must vacate the property by 10:00am on the day they leave.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
