PRIVATE STRUCTURE. Villa Beatrice is an elegant residence dating back to the 1920s and located in an area of ancient villas along a residential street just a short walk from the centre of Grottaferrata. This charming house has three floors: the top two are composed of spacious and comfortable bedrooms while the ground floor is entirely dedicated to the living area, consisting of large, elegant living rooms lit up by numerous French windows that open out onto the veranda and to the large private park surrounding the house. The high ceilings bordered with stucco profiles, sumptuous chandeliers in the living room, some of the finest examples of the late 19th century of Murano, original details and some unique pieces of modern art for the furnishing choices that evoke a '60s atmosphere, and, everywhere, exquisite floors covered with Vietri tiles delineate the aesthetics of this classy villa, surrounded by a green, well-kept garden enhanced by lush vegetation and by the exclusive pool in the centre. Villa Beatrice is ideal for a quiet holiday, steeped in the relaxed atmosphere guaranteed by the numerous set-up areas in the garden yet you just need to go through the entrance gate to find yourself on the road that will take you in just a few steps to the historic town centre of Grottaferrata, defined "the garden city" for the vast expanse of green areas in its territory. From here you can easily explore the extensive area of the Castelli Romani, a vast park crowned by the peaks of the Alban Hills, rich in archaeological evidence and suggestive nature trails, and known for its great gastronomic tradition and for its production of fine white wines. Just half an hour away by car is the Eternal City which can also be reached by train from the nearby station of Frascati. Finally, for sports enthusiasts we would mention the presence, close to the property, of tennis courts, riding stables and the "Country Club Castelgandolfo", the prestigious 18-hole golf course set in the hollow of an old volcanic crater and surrounded by a picturesque setting of olive trees and pines. N.B. The house is bordered on one side by another property from which is separated, ensuring privacy, by fencing and hedges.
The villa has three, internally connected, floors and covers a total area of almost 450 sq m. From the main entrance a short ramp leads to the ground floor with the living area which consists of an elegant living room connected to a more discreet room with library and satellite TV, a well-lit dining room which leads to the kitchen and to a guest bathroom. The rooms have French windows that lead out to the furnished veranda and terrace on the garden side. The marble staircase leads up to the sleeping area on the two upper floors. On the first floor (with cool, airy rooms) we find the first three bedrooms, two double and one twin (with two extra beds, ideal for children) served by two bathrooms with tub. The double room has access through two French windows to a large panoramic terrace overlooking the garden. The top floor consists of a double bedroom and a twin bedroom, served by a bathroom with tub and by a bathroom with shower. This floor is completed by a laundry room and a service bathroom (with shower).
The 5000 sq m park and garden for the exclusive use of the guests are completely enclosed by fencing and hedge screens, ensuring privacy. The garden surrounds the villa with a rich vegetation of shrubs, bushes of herbs, colourful potted plants, palms, pines and olive trees, with a beautiful swimming pool in the centre and is characterized by large areas of manicured lawn, the ideal place for passing the time of day, for playing croquet or just chatting in the set-up outdoor areas. A spacious veranda set up for outdoor dining just outside the French windows of the living room and a terrace set up with table and chairs are the perfect place for you to spend relaxing moments in the open air. The property is reached through an entrance gate (and also a pedestrian one) and a short drive of approximately 50 m leads to the parking area near the main entrance.
In the centre of the green, flowering garden is the exclusive swimming pool, about 20 m from the house and open from the last Saturday in April until the first Saturday in October. The rectangular pool with stone border and mosaic-tiled lining is equipped with ladder and diving board. It measures 6 x 12 m with the depth ranging from 1 to 3 m. The purification plant is chlorine. Surrounding it is the sunbathing area, part stone and part lawn, set up with sunbeds, benches, umbrellas, tables, chairs and a large, shady gazebo.

Villa Beatrice is located in the comune of Grottaferrata, a vibrant town with a strong tourist vocation, situated on the slopes of the Alban Hills, and which has since ancient times been a place of rest and otio for the nobility of ancient Rome. Rome is just a few kilometres away and can be reached by car along the A1 Austostrada del Sole (exit at Roma Nord, coming from the north, and at Roma Sud, coming from the south) and by train directly from the railway station in Frascati, less than three km from the villa. The town of Grottaferrata spreads around the imposing Medioeval fortification within which we find the Greek Abbey of San Nilo, founded in 1004: a Byzantine monastery of great artistic value, which houses centuries of history, works of art, a library with a collection of precious manuscripts, unique in the world, and its original nucleus: the crypt with windows with double iron grating from which the name of Grottaferrata originated. We are in the heart of the Regional Park of the Castelli Romani, a vast protected area consisting of wooded areas, vineyards, olive groves, lake areas, delightful historic town centres and archaeological sites of great importance. The fertile volcanic soil, softened by a mild and temperate climate, favours a solid and sublime culinary tradition, with its many typical products, oil and prestigious white DOC wines, to be tasted in the numerous cellars located throughout the area. Worth visiting in the area of the Castelli Romani are various characteristic little towns: Frascati, with its 16th century Villa Aldobrandini which towers over the town; the little town of Nemi which dominates its legendary volcanic lake and on whose banks stands the Roman Ship Museum (which houses two original examples of Roman ships found at the bottom); Ariccia, artistic treasure of the Castelli Romani thanks to the historical complex of Piazza di Corte, built by Bernini and Carlo Fontana, but also famous for the typical fraschette, characteristic locales where you can enjoy reasonably priced wines, cheeses, olives and other local dishes. Monte Porzio Catone which, thanks to its hillside setting, offers breathtaking views over the city of Rome; here you can also visit the archaeological site of the ancient Latin city of Tusculum and numerous remains of Tusculum villas that once belonged to members of the imperial family; Castel Gandolfo, known for being the summer residence of the Popes, which includes, besides the Papal Palace, buildings of great importance such as the Church of San Tommaso di Villanova, Piazza della Libertà and the splendid fountain by Bernini (but also for the presence of Lake Albano where in summer you can enjoy water sports and nature walks). Furthermore, in the vicinity of Castel Gandolfo golfers can play at the exclusive 18-hole golf course surrounded by nature, the "Castelgandolfo Golf Club", designed by the renowned architect Robert Trent Jones.
