About the property

Central one-bedroom property with large open plan living space (1-6 guests)

This unique house is a pretty brick-built pavilion in an Arts and Crafts style. The main room is a multipurpose open-plan living/dining/kitchen space with dark wood wall panelling, triple bay window and standard window to the front, large cupola giving overhead light, vaulted ceiling, and polished wood flooring. There's a washing machine and dishwasher, broadband, Sonos music streaming system, and TV.

The sitting area has two sofabeds (one a three-seater, the other a two-seater), which convert into double beds, with sprung mattresses. The bedroom has a standard-size double bed, is carpeted and has a window and door to the garden. There is an en-suite shower room; the shower room is accessible only from the bedroom, not from the main living space. There is a wood-burning stove. This property is not suitable for children under 2-years-old but older children are welcome.

The Pavilion is accessed via a tiled entrance vestibule from the rear garden of the owners' adjacent house. Guests have use of the garden, including a Weber barbeque and garden furniture. (The garden is used by the owners' dogs, both of whom are very sweet and well behaved, and can be shut in if guests prefer not to associate with them.)

Unique & Comfortable Home Away From Home

We recently spent approximately one and a half weeks at this location and could not have been more happy with it. The owners were just lovely, and provided all of the information, as well as amenities we could have wanted. Property is very roomy and very comfortable, and all items such as dishes, linens, etc., were top quality. Plenty of heat and hot water. The place was very clean as well. Our stay was quiet and very relaxing which was the purpose, but it was very easy to get out and about when desired. Our stay could not have been better. We hope to be back.

Friendly family with a beautiful apartment

The owners were very helpfull and warm. The pavilion is a very beautiful apartment with a lot of light and a nice design. The kitchen is completely new and we found everything for breakfast and some other extras too. It was very clean and very well equipped, so we didn't miss anything during our stay. The owners where very kind and helpful the whole time of our stay. It is very close to the center and the connection with the buses is very frequent and close to the house. We surely recommend this place to stay in Edinburgh

Lovely place- secluded yet near the city centre

Full of character with everything you could ever need. Lovely to be provided with tea, coffee, milk, butter and even wine and chocolates. Very helpful owners who could not be faulted. Thank -you. We will certainly be returning.

Well equipped charming garden cottage

We arrived late in the evening and had a very warm welcome by the owners who had arranged what we needed for breakfast the day after. The cottage is very well equipped, even with soap for the dishwasher and the washing machine, so we didn't miss anything during our stay. We where a bit skeptical about the sofabeds, but they where comfortable and with a large living room they where easy to use. Since the cottage is in a closed back garden we felt really safe staying there. The location where great with a lot of restaurants and pubs nearby. Easy access to the city with buses right outside of the main building. We often walked down to the old town (20 min) and Princess Street (30 min). The owners where very kind and helpful the whole time of our stay. Even afterwards the helped us posting a video game that our son had left behind.
