We have lived in this beautiful rural location for many years, enjoying Suffolk and all it has to offer from Aldeburgh, Orford, Snape, Southwold, Walberswick and our heritage coast. Our farmhouse is steeped in character from the 16th Century with the barn being recently renovated. We have a beautiful garden and private parking. Downstairs is open planned with a piano and separate dinning room and laundry room. With wonderful french windows looking out over the garden. Upstairs has two large bedrooms one with option to have a super king bed OR two single beds and the other room has a king size bed, and a family bathroom. There is a children,'s playground in the village, a new pub and a great village shop. The station is five minutes walk from the barn, which goes to London, Cambridge and Nowrich Ipswich and more. There are many wonderful walks, we are also close to Rendlesham Forest where they have wonderful bike rides (and a bike hire place) a great kids area and a pick-nick area. We are twenty minutes from Minsmere which is wonderful for bird watching as well.

About Amanda Hall
My parents moved to this property 35 years ago. We used to live in London having the train in the village is a great bonus. I am a specialist painter and have a workshop show room five minutes away at Bentwaters Business Park, which is very convenient for traveling to and fro.
Amanda Hall purchased this Barn in 1980
Why Amanda Hall chose Woodbridge
Church Farm House is a very beautiful thatched cottage located in this quiet village of Campsea Ash. The garden backs on to the beautiful church yard. This property is also very central for commuting to Woodbridge, Aldeburgh, Orford, Southwold,Walberswick and Snape.
What makes this Barn unique
We live in the main part of this house which is a very pretty 16th century thatched cottage. We have a beautiful garden which our guests staying in the Barn can stroll around. There is a fenced in bit of the garden for the guests so they can be more private, which has a gravel terrace and a lawn.

Home from Home
This is one of the best cottages we have stayed in for years. we would recommend this cottage to anyone. The surrounding countryside is magnificent dotted with lovely villages and towns and having Amanda next door was fantastic.
Exactly what we were looking for!
The place was ideal for us and two of our grandchildren and the host, Amanda, could not have been more welcoming.
It was lovely to have a complimentary basket of essentials on arrival.
The property was extremely comfortable and the drawing room nice and spacious.
Would definitely recommend the place to friends.
'Does more than what it says on the tin'
Perfect host, ideal location, marvelous property. There are not enough words to detail how good our stay was. Even though we really only used the property as a base, leaving to explore the endless countryside and various towns and attractions for the entire day, and then returning after our evening meal,(soo many great pubs and food!) it was perfect and you couldn't really ask for any more in or off the property. More than well equipped for all situations and occasions.
So pleased we found this 'little gem'. Take note and visit the host's recommendations, they are well worth it. Can't recommend the area, the property or the attractions enough.
Thanks, Amanda, for the 'special' touches too!

Perfect place to enjoy and unwind
We stayed with our 10 year old grandson, it was perfect for all our needs. The space in the house was well laid out, seating area for enjoying the view of the garden or tv and an area for reading and making use of the desk space for colouring etc.
The upstairs rooms were ample lovely sized bedrooms.
Amanda the owner was on hand, but not in your space, she was very helpful and informative, would definitely return.
Spacious, comfortable and well-equipped with a lovely peaceful garden
The photographs really don't do full justice to this lovely cottage. The downstairs area is large and very nicely furnished with French windows leading out to the garden. The kitchen is well -equipped. The 2 bedrooms are large and comfortable. There is only one bathroom but, as there is also a downstairs loo. we didn't think this detracted from our stay at all. The owner lives next door and was there to welcome us when we arrived. The cottage is attached to the owner's house but is not over-looked at all. It has a great deal of privacy and we never felt "semi-detached! The village is peaceful and within easy reach of interesting towns and lovely beaches. The weather was glorious when we were there so there really was nothing to complain about during our stay. We would definitely recommend this cottage.
Wonderful cottage in a great location!
A lovely, relaxing weekend mini-break at this wonderful cottage in rural surroundings. Plenty of room for us (two couples) and great views from the French windows into the mature rear gardens, with a suntrap to enjoy a leisurely morning coffee.
Amanda made us feel so welcome, and we really appreciated the very useful 'welcome pack' on arrival.
The only problem was our visit was too short! We would definitely like to come back!
We are very close to Aldeburgh, which has great shop, pubs and resturants, a wonderful beach and even better Fish and Chips. Orford is also about a 10 min drive where there are great pubs, wonderful walks, Orford Castle, Pump Street Bakery, Pinnys smoke house and a wonderful motor cruise you can hire for meals or have a trip down the Alde on! Southwold is about half an hour away, where again wonderful pubs and resturants, where the famous Adnams beer comes from and great Crabbing. Wonderful beaches and a fantastic pier.We are ten minutes from the famous Snape Maltings where they have Snape Maltings concert hall also they have a wonderful pub, lots of shops and a resturant. About fort five minutes up the road is a wildlife park called the Africa Live. There is a wonderful Farm Park in the next village called Easton Farm Park , great for children up to about nine years old. Woodbridge is ten minutes by car, or train (from our village) which has great shops, resturants, a lovely park, a cinema . We are forty five minutes from Colchester, an hour from Cambridge by car, an hour to London by train (two and half hours by car)
