This silent spacious apartment in Mitte- Moabit, is situated 6 min. by bus from the central station. Furnished with design furniture in real oak, vintage lamps and decorated with luxurious Italian tiles, such as Bisazza glass mosaic, and chandeliers. Free parking, wifi-internet, international tv channels. Equipped for babies. (baby cot and baby chair available upon request). Sheets, towels, blankets etc are provided and included in the price.

Rooms, beds and sleeping arrangements:

In the apartment you have three bedrooms and a large kitchen/living-room. In each of these 4 rooms you have either a real 160cmx200cm bed in massive oak, or a sofa-bed, same size. About the sofa-beds: being pretty expensive sofas of the German brand Bali, they offer - believe it or not - the same comfort of the real beds. I have one in the apartment where I live (the red sofa in the announce "luxury apartment...) , and it's incredible how comfortable it is. My mom's back 's pain magically disappears when she sleeps in this sofa bed! :-) The best thing of these sofas is that you can convert them back in a sofa with one hand, and that they allow you to leave sheets and blankets inside. So opening and closing them is just a matter of 2-3 seconds.

The second sofa-bed, for the 7th and 8th person, is in the kitchen/living room, same model (yellow in the pictures).

Each room, kitchen/living-room included is completely independent: from each of them you can Access The bathrooms and The street without Having to disturb Those who sleep in the other rooms.


Due to bad experiences in the past, we won't accept bookings of groups of friends below 30 anymore. The apartment is suitable for families and groups of senior guests only. This is a strict rule: If you are a group of people below 30 years old, please do not use the instant booking as we'll have to start cancellation procedure immediately after. Thank you


Bus station (number M27 and 123) just around the corner. The bus 123 takes you in 6 minutes to and from HBH central station (Departure times: three times per hour, at minutes: 13, 33 and 55). M27 takes you in two station to the Ringbahn (Circle lines S41 and S42, station "Wedding") in 5 minutes. Alternatively, the Ringbahn can be reached by foot, too, in 10 minutes: Station "Westhafen". The apartment is very central, therefore we suggest renting a bike during the good season..

U-bahn (Subway) U9, Station "Birkenstrasse", 7 min by foot.

Information for visitors on Berlin’s hotel occupancy tax

What is being taxed?

As of 1 January 2014, the federal state of Berlin will collect a hotel occupancy tax on

all overnight stays in hotels in Berlin. A “hotel” includes any type of short-term, paid

accommodation, and the tax is due whether or not the hotel guest actually spends

the night in the room.

If a room is reserved, but the guest cancels the reservation before arrival, the

occupancy tax is not charged.

If the guest is in Berlin on business, the occupancy tax is not charged.

In this case, the guest must give the hotel satisfactory proof that his or her stay is for

business reasons. This proof must be provided at the latest by the time the guest

leaves the hotel.

If the bill is made out to the guest’s employer or is paid directly by the employer, or if

the reservation was made by the employer, no further proof is required.

Written confirmation from the employer, including the name and address of the

employer and the duration of the stay, or written confirmation from the guest

(including the same information) can also serve as proof.

People who are self-employed or are owners or co-owners of a company can provide

comparable proof. This could also be a written statement that includes the guest’s

income tax identification number.

Providing information to a hotel to prove that a stay is business-related is voluntary.

If the guest does not want to provide proof to the hotel, he or she can pay the tax and

then apply to the relevant tax office to have the tax reimbursed. Proof that the stay

was business-related must then be provided to the tax office.

If more than one person is staying in the room, the hotel must ask for proof from each

one of them.

Who is liable for the tax?

The hotel is responsible for collecting the tax and passing it on to the federal state of


How much is the tax?

The occupancy tax is 5% of the price of the hotel room (without extras, such as

meals, items from the minibar, the use of hotel services and facilities not included in

the room price, etc.)

How can you prove later that your stay was business-related?

Guests who cannot or do not want to provide proof that their stay was business related

by the time they leave the hotel can apply for reimbursement of the

occupancy tax they paid.

This application must be submitted to the relevant tax office no later than four months

after the stay. Written confirmation that the stay was business-related and the hotel

bill or confirmation from the hotel showing how much occupancy tax was paid must

be submitted with the application.

If more than one person stayed in the room, the occupancy tax can only be

reimbursed to those who can show proof that their own stay was business-related.

The price of the hotel room will be divided by the number of people staying in the

room in order to determine what percentage of the occupancy tax will be reimbursed.

Fantastic Berlin apartment

Beautiful, clean and spacious apartment in a quiet area towards the North West of Berlin. Fully furnished with everything you need for a weekend stay. Super comfy beds and powerful showers. Very close to Tegel airport and about 40 minutes walk to Haufbanof Station. Supermarket and coffee shops round the corner. Instructions from Michael were clear and he communicated quickly with us. A great base in a fantastic city.

My son booked this apartment for a family get-together to celebrate my 70th birthday. We had a wonderful time. The apartment was spacious, clean and comfortable. It was handy for transport and eateries. We especially like Gianni's across the road. The photos do not do the apartment justice it is much more spacious than illustrated.Situated in a quiet tree-lined street.Highly recommended.

A perfect apartment for us

My son booked this for a few days family get-together to celebrate my 70th birthday. We had a wonderful time. The apartment was ideal. Served well by bus and u-bahn. Restaurants in the area. The apartment was spacious, clean and very well equipped. Gianni's restaurant across the road was very handy and there were others within walking distance. Highly recommended. A lovely tree-lined street.

Awesome Home Away From Home

This three bedroom, two bath apartment is awesome. Highly recommend this great space. It is exceptionally clean, bright, fully equipped kitchen, washing machine and offers high speed internet that works perfectly. Very comfortable and quiet apartment. The bedrooms are all good size and the sleep sofa is super comfortable. The doors within the apartment are exceptionally quiet so you hear no one moving about and can sleep in or nap without distraction. The apartment is in walking distance to all public transportation. Very close to great restaurants, super markets, coffee shop, bakery and drug store.

The guest notes emailed to us before our stay were most helpful in making us right at home in our neighborhood.

A plus there is a Best Western Hotel at the end of the street and the people at the front desk are most helpful and they sell the the 5 day travel passes that also give discounts to many places you want to visit.

Our biggest challenge was figuring out how to use the appliances, stove, microwave and dishwasher . Michele, our, host, was right there the next evening to give us lessons and drop off a larger coffee pot we had asked for. Great apartment and great two weeks in Berlin.

Michele is a great host. Super friendly and available to help all have a great stay in Berlin.

awesome and uncomplicated stay in Berlin

The communication with the host was very uncomplicated from the beginning. We had a few extrawishes and he always answered very quickly and made everything possible. The Apartment was very modern and clean, just as described. It is easy to reach with the bus and the metro. I can recommend a stay to a 100% and want to stay there again if I am in Berlin the next time.

Car: not necessary

The location: the "Stephan Kiez", one of Berlin's and Mitte's best kept secrets, just 6 minutes by bus away from the central station. The street where the apartment is located, the Stephan strasse, shows some of the best preserved facades of turn-of-the-century buildings in the whole city. From here every thing is at reach: The west center, Zoologischer garten, can be reached with three subway station. Tiergarten and its Siegesäule: 10 minutes by bike. The trendy neighbourhoods of the East, such as Prenzlauer Berg: 15 min by public transportation. And for those who come by car the good news:parking is FREE in this area. ###### This is a baby friendly apartment: baby cot and high chair are provided. ##### Differently of many other properties on the market, this holiday rental is totally legal and doesn't infringe the new law (Zwecksentfremdungsverbot) against short-term rentals, introduced in Berlin on January 2014.
