Charming, Authentic 19th century Chateau in the Languedoc, sleeps 14-18 people

Now available for holiday rentals, this grand 19th Century Château "St Marthe" in the Languedoc is charming, providing a huge amount of inside and outside space to stretch one's holiday wings, plus beautiful views over the surrounding countryside.

The vacation accommodation has a full sized tennis court, a very large 12m x 6m swimming pool, a park boasting tall, mature Mediterranean pines, ensuring total peace and tranquility. It is close to the local town of Roujan which has a few restaurants, local shops and a supermarket. South of France Beaches are only 35 minutes away.

The Château has in the past seen better and more affluent times, but original features like oak doors and parquet floors, marble fireplaces and some interesting pieces of furniture are still in place. The Chateau has a sympathetic feel - one could describe it as 'shabby chic', although the interior and exterior are continually undergoing renovation bit by bit, with an eye to maintaining the spirit of the house.

All the spaces are so massive and the ceilings so high that if an occasional cobweb or stained wall paper bothers you, this is not for you! However, if you like the idea of staying in an historical Château with lots of space, vast halls, very large bedrooms, Private swimming pool, Tennis court and amazing views - this house has aged gracefully and has "autumnal glamour" in spades!

Extensive refurbishment of the kitchen has been carried out, so it is now completely modern with a Mediterranean feel in warm hues, modern cooking surfaces and a large cooker. The dining room and the living room with parquet floors are very 'belle epoque' and they both give on to the outside terrace via tall elegant French doors. The downstairs hallway as well as the impressive stairs have had a lick of paint and the floor tiles are stunning. The sheer volume of the place make up for any cosmetic inadequacy.

The upstairs bedrooms are large and luminous and three have ensuite or adjoining bathrooms. This place is ideal for two or three families who like to be together, but enjoy not stepping on each other's toes.

The parkland setting provides plenty of opportunity to stroll (may be even jog! be careful and keep an eye on toddlers because it comprises about 3 acres), sit out or play ball games on the 'rough' lawn next to the pool.

The full size tennis court and table tennis give even more opportunity for games and entertainment.

This Chateau is perfect for exloring the Languedoc region of the South of France.

Traditional French Chateau to rent in the South of France

This 3 storey château is a very large property with such a good feeling and "vibe" and offers plenty of room to "breathe" and relax.

Ground Floor:

Seven steps from the outside lead to a large newly refurbished kitchen 30m2. It has a double oven, 4 induction rings and an electric interior BBQ grill, a medium size and a large fridge, a dishwasher, a washing machine, an espresso maker. Lovely old terracotta tiles echo the warm hues of the kitchen walls.

Large doors from the kitchen lead into the spacious, attractive dining room (30m2) with parquet floor and windows overlooking the picturesque vineyards and countryside beyond. The dining room has period furniture, an old chandelier, a large table easily seating 12 people and old-style wallpaper.

The dining room leads to an enormous hallway measuring 80m2! Period tiled floors and some comfortable slumber furniture comprising a large sofa for 4 and 5 chairs make it an ideal 'pavillion' to escape from the summer's heat. The hallway has large French doors leading out on to the outside terrace (6 steps down) with a large outside table and chairs for alfresco dining and to the tranquil park.

A door from the hallway goes into the living room which also has parquet floors, bookcases with old books, a big antique mirror over the marble fireplace, 2 new sofas seating 3 guests each and 5 armchairs. It also has a TV with Canal + satellite and a DVD. The walls are covered in the old-style 'material' château wallpaper which looks quite fragile and stained near the ceiling. The feel of the living room is very comfortable and relaxing.

There is a small office off the large hall with a livebox and Wi-Fi internet access.

There is a downstairs cloakroom with wc and basin next to the office.

A grand winding staircase leads to the first floor - there are 24 steps in all separated by 2 'landings', a metal banister and shallow, wide steps and very high ceilings.

First Floor of this holiday Chateau - 4 bedrooms:

To the left of the hallway there are doors to a 30m2 vestibule with a desk and bookshelves. Two doors lead off this area to 2 very large bedrooms with bathrooms and a further smaller corridor leads to 2 more bedrooms - all with electric fans:

1st bedroom with double bed. This bedroom measures about 30m2 with windows giving out on to the park. There is a standard double bed, a desk, a chest of drawers, a cupboard and a marble fireplace. There is an ensuite bathroom - large but simple; a washbasin, a wc, and a bath with a shower attachment.

Off the vestibule is the 2nd bedroom, or the Pink Room with a standard sized double bed with 2 windows on to the park. The wallpaper is very 'chateauesque' and goes well with a marble fireplace, an elegant desk. A small dressing room. The very big bathroom is almost 'en suite' but one has to come out of the bedroom door to access it. There is a washbasin, a wc, a bidet, a bath with a shower attachment - shared with bedroom 3.

3rd Bedroom - or the Blue Room has a Romeo and Juliet balcony and also looks out onto the park. It has a standard double bed, a marble fireplace, a wall cupboard with hanging space, tiled floors.

4th Bedroom - or the Pale Green Room is accessed via a quirky little door off the stair (quite low ceilings) and is almost a separate 'apartment'. Again it is a very big room overlooking the park with it's own corridor with fitted wall cupboards. A standard double bed. Across the corridor with fitted cupboards there is a large bathroom which comprising a wash basin, a bath with shower attachment, a separate shower and a separate wc. The décor is again quite basic.

It must be noted that the large windows in all the bedrooms have shutters, but do not have wrought iron railings so young children must be supervised.

Large staircase continues to the Second Floor:

A long corridor has many bedrooms, of which only 5 are in use.

5th Bedroom - blue room with 2 single beds

6th Bedroom - yellow room with 2 single beds

7th Bedroom - blue/pale green room has standard double bed

8th Bedroom - double bed

9th Bedroom - double bed

There are two bathrooms at the end of the corridor for guests' use, one with a bath and one with a shower, wash basins and wc's - they are rustic and basic but serviceable. (one repainted May 2016)

Again please note that the windows have no railings, although they do have shutters.

2 cots and 2 high chairs are also available.

Outside Details

The Park is about 3 acres in size and has mature pines and other large trees to provide natural shade in the summer months. There is an impressive oleander lined drive leading to the château. Several paths with high hedges cross the park taking you either to the pool or the tennis court.

A large gravel terrace just outside the dining room/hallway with garden furniture and a large table for alfresco dining. There is a steep grassy slope going down at the edge of the terrace.

A steep gravel path leads from the house down towards the full size tennis court. It is surrounded by large mature pines so may provide some shade at some point in the day.

On the 'driveway' side of the Château a long path (about 30m) goes through a rough grass 'meadow' towards the pool which measures 12m x 6m and has an alarm. There is a pool ladder at the deep end for getting into the water, however, the shallow end only measures 50 centimetres so even young children can get into the pool by lowering themselves into the shallow end.

The pool terrace has 6/8 sun loungers and 4 easy chairs, a parasol and is surrounded by vegetation of oleanders, palm trees, olive trees and Mediterranean pines making it a pleasant and relaxing garden to sit in.

There is a medium size built-in BBQ at the side of the Château 7 steps down from the kitchen.

Nearby Attractions & Activities

The house is just 1.5 km from the centre of Roujan, an attractive old wine village: excellent bakery, village shops, family restaurant and supermarket.

The villages of Pouzolles and Margon are apprx 2km away, Margon has a most beautiful Chateau, a restaurant and a Pizzeria. Pouzolles has a baker, newsagent, grocers shop and a cafe/restaurant.

10km apprx away is Pezenas a picturesque market town with a beautiful medieval and Renaissance centre with narrow winding streets, and many galleries and working craft shops like glass blowers and jewellers. A wide choice of good restaurants. Colourful market on Saturday mornings. All services, large supermarket.

Golf St Thomas (18 holes): apprx 25km near Beziers

Mediterranean beaches about 35 mins drive at apprx 30km.

Agde appx 30km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.

Cap d'Agde appx 35km. 'Aqualand' (huge water-slides, etc.) 27-hole golf course.

Beziers apprx 22km Large market town, renowned for its colourful 'Feria' in August (street music, carnival, bull-fights).

Lac Salagou apprx 20km to the north. Lake surrounded by spectacular red volcanic hills. Watersports. Nearby is Cirque de Molureze, an extraordinary 'chaos' of dolomitic towers and ravines.

St Guilhem-le-Desert apprx 37km. Beautiful medieval village and abbey in dramatic gorge landscape.

Parc Naturel du Haut Languedoc apprx 40km North West of Pezenas are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb.

Narbonne apprx 50km. Once the capital of Roman Gaul. Famous cathedral.

Montpellier apprx 47km or 55 mins drive. Attractive university town.

Nimes appx 100km. Roman temple and arena.

Carcassonne apprx 125km. Largest fortified medieval town.

Arrival & Departure

Changeover day is Saturdays. Arrival at 5pm. Depart at 10am. Late arrival (6 - 9pm) possible only by prior arrangement. Please ensure that when you buy your aeroplane ticket, the flight time will allow for arrival before 9pm at the very latest.

Breakages

€500 cash on arrival, returned less deductions for any breakages on morning of departure.

Telephone

Telephone is restricted to incoming and local calls only. Wi-Fi via Livebox. Neither the Owner nor the Agent can be held responsible for interrupted internet service. When applicable to the property.

Electric

Up to 100 kwhrs per week is included in the rent. Thereafter chargeable at €0.15/kwhr. Winter supplement for electric radiators of €300 euro per week.

Bed sheets and towels (and pool towels for 2016) are included in the price.

Cleaning

End-of-Stay cleaning charge included. Extra Maid service may be available during your stay at an extra cost please ask for details. As this is such a large residence you are expected to leave kitchen appliances (i.e. oven and fridge), crockery, kitchen utensils, and bathroom appliances clean, and not to leave litter in the garden. Please leave the house as you have found it. If the house is left in an unacceptable state, monies may be retained from the breakages deposit.

The owner is entitled to ask you to leave the property without any refund if the number of occupants exceeds 18.

Fire: This is a region which has a high fire risk. It is forbidden to start fires anywhere in the property grounds. Only light BBQs in the area designated for this purpose. Swimming pool Safety: The owner is not responsible for any bodily injury next to or in the swimming pool. Children must be surveyed at all times. It should be noted that the condition of the pool is subject to variations in the weather and therefore no guarantee can be given to the status of the pool on any particular day. Possibility of airport transfers via local taxi firm.
