Many 2016 improvements on an already beautiful property:

Now, more about the property.....

• One unique feature is the two living rooms, each on a different floor. This lends itself to privacy when multiple couples are vacationing together. Also allowing for a large and separate area for the children to gather. Thus, allowing them their 'space' and giving the adults 'their space'

After a couple of days of R&R you will want to explore the local area. Once again...no worries...we've got you covered. Close to golf, adventure, historical attractions, casual & fine dining, antiquing, cultural experiences, night life, major ski areas and premier Vermont attractions.

Spring & Summer Activities:

Walk through the front door and immediately absorb the Vermont atmosphere. You experience a casual, comfortable environment which just encourages relaxation. The very next thing you will notice is the incredible view and the vast expanse of Lake Champlain through the huge picture window and French doors. Your eye will then lead you to the stunning majesty of the Adirondacks.

Best of all......our expansive decks! 1300+ Sq. Feet of staggered and tiered decking leading down to Lake Champlain. Pergola, Awning, Lawn Furniture, insanely huge grill and we even have our own private dock and beach for your enjoyment. Boat launch and craft access on our road.

This Lake Champlain Vacation Home has hosted the following:

• Couple(s) Vacations and Retreats

• Family Reunions

• Graduations

• Small Weddings

• Family & Student Vacations

• Corporate Retreats

After absorbing all of this you will then be curious to explore the remainder of the house where you will then find the large & spacious master bedroom. Complete with a King Size Bed well suited for comfort and sleeping late. This is encouraged by the ability to open the Master Bedroom French Doors and feel the breeze off the lake and watch the waves roll in. A pergola was added over the doors to add additional privacy on the deck. The bedroom also offers a full complement of dressers, large closets and a full, private master bath.

A very well equipped kitchen with modern appliances will provide modern conveniences and help to keep you well fed and fully satisfied. We provide several cooking gadgets such as waffle makers, quesadilla makers and other cool little things for you to utilize.

Don't feel like being in a kitchen? No worries! Simply walk out to the Upper Deck off the living room and perch under the awning and throw a few steaks on the grill. Enjoy the sights and sounds of the Vermont Experience. You can watch the kids/family/friends jump off the dock, play on the seasonal private beach or just jump on your boat and Explore Lake Champlain.

Don't feel like going out or it happens to rain that day. Once again....No Worries! We've got that covered too.......

Board games, books, DVD's, internet access and plenty of space so that everyone can have their privacy or simply mingle if they so choose.

The additional bedrooms are located upstairs along with another full bath. All are in keeping with the theme of the property and very comfortable. Full laundry and a half bath are located on the main floor just off the kitchen. Thus, allowing quick and easy access for all as well.

About Marty

My wife and I just love to travel and vacation all over the world. However, we were blessed with a son and needed to settle down. We figured if our travel was limited with the little one we should get a home that has the most vacation fun possible....so we did! This was originally our home and we developed it with TLC we hope that you will find it as warm and comfortable as we did. Oh...the home is very 'child friendly' as well.

Marty purchased this house in 2003

Why Marty chose Lake Champlain Valley

My wife and I Love life in Vermont. We are huge fans if hiking, boating, skiing and snowmobiling. This house placed us directly in the middle of all of this.

Additionally;Burlington,Middlebury and Vergennes provide a nice mix of culture and entertainment. Fort Ticonderoga is rich in history and just across the bridge to NY. We are centrally located just minutes from cultural & entertainment cities so you may enjoy various activities with your friends and family.

What makes this house unique

This property is unique in so many ways. We can accomodate either small or large parties in total comfort. The layout of the house is conducive to allowing several different groups to gather together while each maintaining their privacy.

We have hosted a few family reunions and our guests always compliment us on the fact that no one feels crowded. With two living rooms, office area, 1600 sq feet of outside decks and a dock different age groups tend to gather at various locations throughout the property. The kids have their own living room, adults their area, BBQing on the deck and others on the dock and in the water all at the same time.

Sunsets are incredible over the Adirondacks are breathtaking. Sunrises over the Green mountains are equally as inviting.

Lake access for boats, cross country skiers, ice fisherman, snowmobilers.

Guestbook comments from the owner

Beyond Expectations

  • 5 of 5

Marty's property is exactly as advertised, if not even better! It's located in a very quiet small community and sits directly on the lake, with incredible sunset views over the Adirondacks. Our group of 10 people was perfectly comfortable for a long weekend and the house was stocked with everything we needed aside from groceries. We took advantage of the grill for a BBQ dinner one night, which was nice and big and made cooking easy. The location is great too- slightly secluded but still convenient for day trips to Burlington and everything else the area has to offer.

Perhaps my highlight though, was the stargazing we got to experience. I expected it would be good due to the lack of light pollution, but I was honestly blown away. Laying out on the dock, staring up at the sky, listening to the waves gently lap the shore- that's something I'll never forget. We hope to return someday!

Relaxation!

  • 5 of 5

This home is a gem! Many houses state they are located waterfront but this house is right on the water. At night you can hear the waves on the shore. The house is very well maintained and super comfortable. You need for nothing it is all there. Some of us wanted to hang in and enjoy the amazing view of the Adirondack Mountains while others wanted to explore the area.

Everyone was happy and had the ability to watch the Stanley Cup Finals on a big screen. My Senior Mother was comfortable because the master bedroom was on the main floor and the deck was right off the living room. Needless to say my Therapy Dog thought she died and went to heaven.

Marty was very easy to work with , a generous soul. My only regret was that the dock was not in so I couldn't stick my toes in the water. Next time!!!

Comfortable and quiet

  • 5 of 5

The view from the deck is really beautiful! The house was clean and well maintained, the furnishings were very comfortable, and Marty was helpful when we had questions. Our expectations for our stay were met, and we can sincerely recommend the house to others. It was an easy drive to see sights in Shelburne and Burlington - and to enjoy some of the many good restaurants in the area. We want to come back to Vermont!

Great quiet location

  • 4 of 5

the house is situated directly on Lake Champlain in a small tucked away community of about 10 homes..it was extraordinarily peaceful, especially at night for stargazing as there was little to no ambient light..this section of the Lake is sparsely populated; even across the lake we barely made out 3 or 4 homes.

The area nearby was about "peak" for leaf peeping, many hikes/walks/bike rides..we went into Burlington and Shelburne a few times, with Burlington being a neat, slightly offbeat college town with a variety of activities.

The house itself is very nicely outfitted, with the exception that I would recommend updated seating in the living area and possibly on the upper deck area. We ate dinner at the house all but one of our 7 nights..although there are good eating options in nearby Vergennes and Middlebury if you dont like cooking.

All in all, the place was fine ; the owner was cordial and responsive to our needs, One slight negative (certainly not the owners fault) was the number of flies we had to contend with in the house...hey, its on a lake and it was warm, so I guess that shouldnt be a surprise..but it was annoying.

Owner's Response: Hi Pete- So glad you enjoyed your stay with us and it was a pleasure to meet you while you were here. Fly problem was most likely attributed to the screen door repair as the door was open for quite some time. We look forward to seeing you back again. Best
