Welcome to my info site.

Please note. I have some new photos of improvements that I'd be happy to send to you. They don't fit the site's pixel size requirements here, so I was not able to download them.

The season.

The condo' management has a security deposit of $50.00 cash which is fully refundable. It is left at reception upon arrival and returned at check out.

Now I live in the Philippines, after spending 3 years of my first years of retirement in Cancun, and here I'm 13 hours ahead of Cancun's time. I respond as quickly as possible.

The Salvia condo building is Located at 9.0 Km Kukulcan Blvd in the Prime area of the Hotel Zone in Cancun Mexico. Check out the maps.

We are not really a hotel so I make the reservations.

There's a 24/7 reception that I send your reservation to, and they check you in and give you the keys.

The penthouse condo faces the Caribbean ocean, so you get the spectacular views ocean sounds. There is just one condo in the building that has a roof top deck, a unique feature of my PH3A.

I have made some improvements recently.

These include new tile on the kitchen bar and changing the stove top there to a new glass type. No burners. For climate control, there are a new lower level AC and a ceiling fan. New drapes were placed in both lower and upper levels. A new glass enclosure for the lower bathroom shower/tub. New balcony and roof top deck outside furniture. A new sofa sleeper and new headboards and comforters for the 3 queen beds. A new tv stand in the lower level.

There is a complete bedroom upstairs, and a sleeping area in the lower level.

There are two separate floors with 2 queen beds in the upstairs bedroom, next to the roof top deck, along with chairs, as seen in the photos, and a full bathroom with shower. Downstairs there is a full bathroom with shower/tub, a full kitchen with bar top and bar stools, a queen bed, and a sofa bed , a 40" flat screen TV with additional seating, and outside seating on the lower balcony.

There is a bathroom on each floor.

Please note I list this condo as a 2 bedroom as there are two separate sleeping areas, with privacy by closing the dooor at the top of the stairs. There are other one bedroom sites but they can only sleep 4, and this unit can have 6. I didn't think it sounded quite right to be a one bedroom for 6.

Beautiful views from the balconies with seating.

The condo is allowed up to 6 people. The rates vary per time of year, and by number of guests. I book year round. Email me about rates at any time. I live in the Philippines now, about 13 hours ahead of Cancun.

This full penthouse condo faces the beach of the Caribbean. It does not face the lagoon.

It is not a hotel room or studio. It is a full size condo with a full kitchen, living room area, and balconies facing the ocean.

We are ideally located in the center of the hotel zone at the point, called Punta Cancun, where you have restaurants, entertainment, the center of the Hotel Fun Zone. Walk to many interesting clubs and night spots. Get tours to all the fascinating locations throughout the Mayan Yucatan Peninsula.

The condo faces East. From the terrace you can look directly at the Caribbean, watch the sun rise over the water, and view directly the ocean's allure.

In PH3A, there is one completely separate bedroom upstairs, 2 balconies overlooking the ocean, one for each floor, a kitchen with bar and tv area with another queen bed.

The Beach is within a few steps.: The water is inviting and pleasant, warm year round. The sand is powdery and soft. The point has snorkeling along the protective rocks. Mexico has only public beaches here so cruise the coastline without restriction and establish a new beach head every day. Wake up early or stay up till dawn and watch the sun rise out of the ocean from the balcony or from the water edge camera in hand.

Within a very short walking distance are a Hard Rock cafe, Hooters, Carlos and Charlies, Chilis, Argentinian steak house, Señor Frogs, lobster restaurant on the beach, Mexican restaurants, even a McDonald's, etc.,

Nearby there are Shopping centers like Caracol and the full Market, Chedraui's , The Forum, the Coral Beach Flea market. Restaurants like Señor Frogs, Mexican restaurants, convenience stores, shops and mini markets, and ATM machines for $ or pesos. A short distance by bus are other shopping areas and other beaches, with boat trips to Isla Mujeres, a nearby island with snorkeling, zip lines, golf cart rentals for sight seeing trips around the island.

Excursions can be booked at the hotel, taxis and buses are available outside the entrance, with trips to the Mayan ruins in Tulum and Chichen Itza, golf at Pok de Pok, and the Hilton, with other golf in the area, snorkeling at Xcaret, Xel-ha , with a ferry at Playa del Carmen to Cozamel. A boat trip to Isla Mujeres to see the sleeping sharks!

Want to go shopping?: Stroll down the Boulevard Kukulcan to various shops for gifts and remembrances, jewelery, and souvenirs. Take a moment to walk to the Caracol shopping area, stopping for a beverage or bite to eat at the outside restaurants. This multi-level shopping center has many shops with clothes and jewelry and souvenirs of Cancun to remember your visit. There are ATMs and banking facilities here.

Would you like some pampering?: Book an appointment at the spa with Rosie at Salvia for a wonderful massage, have a facial, or get your toenails refreshed. If you forgot to get you hair trimmed you can do that too.

Relax by the pool with a tall cool one and regain some energy for the coming evening festivities. Work out in our new gym with tread mill, stationary bicycle, ab machine, and weights.

This location in Cancun is a Great location for the beach and easy access to night clubs, restaurants, snorkeling, water sports, excursions, etc.

There are lots of things to do inside and just outside of the property, steps to the sand and water.

What makes this condo unique

You can step out of the lobby on to the beach!

All beaches are public access.

Just out front is Main Street, Kukulcan Blvd, near the point of Cancun.

Use the exclusive roof deck for private sun bathing.

My cancellation policy is as follows.

1).  All time reserved that gets re rented is refunded in the amount of rental within these guidelines.

       A) Cancelling within 24 hours a full refund is given.  

       B)  If a refund is requested after 24 hours, within one month (30 days) of booking, then all re rented time a full refund is given of all time re rented.

       C) If a refund is requested after one month (30 days) has past  any re rented time is refunded at 80% and there's a $25.00 handling fee. 

2). Last minute cancellations, with no rebooking,  in most cases credit is given for a later stay, for 80% of the amount paid, less a $25 fee, against the going rate for the new time, credit is good for within one year of the cancellation date. Subject to availability.

3) A credit can be substituted for the refund for the cancellation using the above parameters instead of a refund of re rented dates. Subject to availability and applying to the rates of the new time. 

4). I suggest trip insurance in case of possible unavoidable trip cancellation.   

5). A weather warning that causes flights to Cancun to be cancelled a credit is given for a future stay.  Example. 7 nights at $125.00. $950.00 is credit for a new stay. Any more expensive dates the balance will be added.  

6). Mandatory evacuation of Cancun credit is given for the nights missed, of equal value.  Example.  3 dates missed at $150.00 per night a credit of $450.00 is given.

We stayed here again and all I wrote in the previous review is still very much true. We absolutely love this place and the owner is very nice and helpful. The beach was fantastic. We walked quite a way down the beach and by far the area in front of the Salvia was the best that we saw. The staff was just as wonderful as ever. We highly recommend the Salvia, and this unit in particular (PH3A with the rooftop terrace). A friend came with us for his first trip to Cancun and is already trying to figure out how soon he can get back there! Sunrises over the ocean, sunsets over the lagoon, warm water, soft breeze, great massages from a very, very nice woman on sight. We're already having withdrawals! Enjoy!

Do you need a place for yourself, you and a friend, your family, the condo can accommodate any number of people from one person to six people in the Salvia Condominiums, at Blvd. Kukulcan 9 Km, right on the beach, overlooking the water, steps to many restaurants such as the Hard Rock Cafe, Senor Frogs, Rain Forest, Carlos and Charlies, the Argentinian Steak House. If you like to bargain the Coral Negra Flea Market is across the street where you can haggle over prices, or you the have The Forum By The Sea Shopping center right out the property next door for the Hard Rock Cafe. There are many quaint places to get some real Mexican style food. There are some fast food places too. A larger shopping area with several floors, The Caracol shopping center, is just a few minute walk along the Lagoon. There you can find a large super market for grocery shopping.

The building is so close to the water, you can be in the water in a minute, with the beach just a few short steps off our patio. We have a beautiful pool just to the front of the building as there is not room on the beach side for our pool. The condo has a kitchen so a short distance, a few minute walk, takes you to a large modern Walmart like super market. Chedrauis

We are in the center of the action with clubs, bistros, music, restaurants and clubs all within short walks in the hotel entertainment zone, you don't need a car or even a cab!

The whole of the Cancun vacation area is within short walking distance, and excursion arrangements can be made from the condo complex. Snorkel or go diving, take in the jungle zip lines, the Mayan ruins in Tulum, or take the ferry boat to Cozumel, and visit another world of underwater fascinations.

Notes:
There is the upper roof top terrace of PH3A. There is a massage and spa located at the patio for various massage and spa amenities. There is a tour information and booking service located at the entrance to help with tours and excursions. There is a snack bar next to the pool for breakfast lunch and afternoon beverages and food. You can get internet in the lobby and outside on the beach patio and by the pool and snack bar and in the room for a small service fee.

A Great Place... + n - s

Thank you Ron for allowing us the pleasure of staying at your place.

PROS - This is certainly a great place for anyone looking to be where the action is. The beach, the view, the restaurants are located right outside the condominium. An incredible place. The Beach is 10 feet away from the back door of the condominium. Towels are provided at the front desk and you return them upon finishing your day at the beach. The complex is secured, and you must wear a wrist band for the entire visit. This way, security knows you are staying at the condominium. I would certainly bring my family here again. The front desk staff were very pleasant and always available. The online description of the place, is very accurate.

Please

Consider these improvements - After guests leave, the place is cleaned, and if guests leaves condiments, those could be left for future guests.

- It would be nice to have at least salt and pepper available.

- Paper towel in the kitchen or paper napkins would be nice to have available as well.

- Power outlets are scarce, and the place could use few more extensions.

- A luggage rack (1 down and 1 upstairs), or someplace to place luggage, would go a long way. Although, we used the extra chairs available, if the apartment has more people, it would be challenging not having luggage racks.

- Previous guests mentioned "ants in the apartment." It was explained that food must not be left out overnight. We placed everything in the refrigerator, and we did not have any problems. But having a bin with a cover, to place dry food would be helpful.

- While ice is readily available to buy, few blocks away, at the supermarket, having an extra ice tray would be nice as well.

- The place has a safe (which is great - considering the front door lock is not that great and could be fixed), BUT inform your guests there is $1.00 charge per day to use the safe.

- Inform future guests that each person must get a password for the free internet at the front desk (they required each one of us to go down to get the individual password). While we did not use, and i think it is not necessary, if a guest wants 2 hv a better internet, there is also a $5.00 charge per day. Having those things disclosed online, would go a long way.

- Only 1 key is provided for all parties. We left at front desk in case others returned early.

Overall, it is a great place and i would certainly like to go back. Thank you Ron, for allowing us the pleasure to staying @ your place.

Owner's Response: Thank you for staying with us. Yes there are great things about the condo. Thank you for mentioning them. I do send out a pretty long information email with the confirmation. For some clarification....The keys are old style house keys and there's a dead lock in addition, and only one is given on purpose. It's on a necklace to be worn and a space is provided at reception in a secure box that has a person there 24/7, when there's a group that wants access at various times. This system has worked very well for many years. Not every one finds it convenient. But a key is always available if left in reception. The extra for the fiber optic wifi is explained in the email. Pass codes are changed regularly to help keep the use contained. I change the pass word here in Manila for my laundromat as more use makes slower use. That you for your suggestions! Regards Ron

Amazing view and beautiful rooftop deck!

We had a great time and loved the place. It had the most amazing views of the ocean. The building is a little run down but for the price and location, it was great.

Not to be defensive but as far as being run down the building was built in 1978 and has under gone plenty of tropical storm weather including surviving hurricane Wilma that blew out all the glass of Caribbean facing hotels and condos and flooded our building to the 4th floor, and caused the tearing down of one hotel. The painting of the building is being done in this year's low season. It's a constant battle to stay on top of upkeep, but our management does a great job. Thank you for staying with us and I appreciate any comments that I can pass on to our staff. Regards Ron

Location, location, location

Condos were a bit noisy, no insulation between units. Condo has everything you need for comfort. There is not two bedrooms, one main is in the main living space and the other two are in a bedroom upstairs. The views are magnificence, you are right on the beach. The pool was cold, but well kept. You are right next to the Plaza with all the clubs, no need for taxis you are within walking distance to everything. I would stay again, but not during Spring Break.

Great place, great location!

Thanks to Ron for helping making a long weekend in Cancun terrific. The property was clean and well setup, the staff was wonderful. No problems getting anything we needed no matter the time of day. With the on-site 24hr security safety was not an issue. We appreciated Ron quickly answering all our questions. You could not ask for a better location or view. We're hoping to return to soon.

Excellent for 4-6 people!

While the room doesn't have the latest and greatest technology, it does have two balconies that give you a breathtaking view of the Caribbean Sea. All the major clubs are walking distance and so is the beach which isn't as busy as the other beaches. For the price this place can't be beat. It's clean, has everything you need, and the staff is very friendly and accommodating. Perfect for families with kids because the parents have their own room AND bathroom. The kitchen is fully stocked so you can easily cook anything you want. There's even a blender to make margaritas! We traveled with another couple and we felt like we had our own suites. If you are looking for a bargain that is in the heart of the clubs, this is the place! We all loved it and we were sad to leave.
