Number 33 Lower Stables is a homely property, just a few minutes away from Maenporth Beach. It's decorated throughout in neutral shades and has a simple, traditional style, making this a perfect no-nonsense choice of holiday home.

Park directly outside the front door, and once inside you'll find the large living and dining area. There are two squashy, terracotta sofas and a matching armchair for ultimate relaxation at the end of the day, plus, tucked around the corner is a leather sofa. Directly underneath the Velux window and next to a reading lamp and bookshelves, it's the perfect space for hiding for an hour with a glossy magazine and a hot coffee. The dining area is close to the kitchen and consists of a pine table and chairs - plenty of room for a lazy evening supper or a family game of Trivial Pursuit.The kitchen is fully equipped, and kitted out with pine units, making the space feel warm and cosy.

There's a downstairs shower room with a toilet, so this helps avoid a queue in the morning.

Upstairs, and you'll find the master bedroom with stunning views of the sea, and plenty of storage space in traditional bedroom furniture. There's a twin room and one single to the rear of the apartment and these have views of the estate garden. The family bathroom is tiled throughout in sage green which matches the suite. It has a bath and overhead, electric shower, plus a heated towel rail to keep your swimming towels warm and dry. As an added extra, we now supply one each guest with one bath and one hand towel, free of charge.

Downstairs again, and out through the French doors in the living room, and you'll see the private balcony. Sit and bask in the view over a lazy breakfast of warm, buttery croissants and a teapot full of hot Cornish tea, before heading down to the beach for the day.

And for bookings of one week or more, we'll have a welcome pack ready for your arrival - a bottle of locally made Helford River Creek fruit juice, Cornish filter coffee, Smugglers tea, Cornish biscuits, a few sugar sachets and a pint of milk..

You'll have full use of the leisure facilities, free of charge. Please note: the pool, spa and sauna will be closed from Monday 8th January - 28th February 2018, for annual maintenance. We apologise for any inconvenience caused. Guests during the half-term week, however, will have use of the swimming pool at the Budock Vean hotel, in nearby Mawnan Smith. Please collect a free voucher from the Leisure Centre.

There is a refundable deposit of £100 required on 33 Lower Stables.

Please note: this property doesn't have WiFi but you should be able to access the Internet from the leisure centre.

A superb location and a lovely relaxing holiday.

We had been to this venue before , and we really liked it, so we decided to come again. This time we booked a different apartment, one with a better view and an extra bedroom as our children are now older. The property was very good, with beautiful views over the sea, and close to the main facilities building for the swimming pool and tennis courts etc. Our only issue was not having any wi-fi on the property itself, which was a slight inconvenience for us and a bigger one for our teenage children!

Apartment was very dated, nothing done since built, hot water a joke, runs out and takes hours to warm up without any instructions for operation, table on balcony to small to eat on and only 4 chairs for 5 pers apartment, windows that dirty you can't see the view, no wifi ! Tv not even big enough for a kids bedroom, no working DVD etc. No potato peeler or tongs !

Amazing views!

This is a lovely apartment, only 10 minutes' walk to the gorgeous Maenporth beach. The kitchen / dining / sitting area is a great size and leads onto the east-facing balcony with fabulous sea views. There are chairs and a coffee table on the balcony - not quite suitable for breakfast, but a lovely place to sit with a cup of coffee. The beds were very comfortable (although the pillows weren't particularly) and the main bedroom faces the sea. There was plenty of space to put clothes but not really anywhere to hang towels other than very small towel rails in the bathroom and shower room. (The towels provided were fab and absolutely enormous!)

The kitchen is well-equipped, but a little dated now. There was washing up liquid and a couple of dishwasher tablets as well as tea towels and a dishcloth. The dishwasher did not work on our arrival but was fixed after a couple of days. The oven was also rather old and surprisingly difficult to use. There is a washing machine / dryer (old, but it works). We had to put the immersion heater on every afternoon as there was not enough hot water in the evenings.

The well-maintained all-weather tennis courts on the estate are excellent. There is no booking system, but we were always able to get a court. We didn't use the indoor pool but it looked lovely and was never particularly busy. There is an adult-only swim first thing in the morning.

The only real problem was that there is no wifi in the property, although there is wifi in the main leisure centre which is open from about 8.30am until 7.30pm. We would definitely return to the apartment if wifi was installed.

The service we received from Holiday Cornwall in response to our queries was outstanding and the welcome pack was great!

The Maenporth Estate is just two miles from Falmouth and overlooks the beautiful Maenporth Beach. It's a private complex with a coded entrance gate, making it safe and secure for all guests.

Set in 29 acres of natural woodland, with stunning views of the cove, it's a perfect base for family holidays. You'll find two all-weather tennis courts, a children's play area, and, of course, the Leisure Centre where we have our indoor, heated pool, sauna and Jacuzzi. There are pool and table tennis tables - all free of charge.

The famous award-winning Cove Restaurant is on site, or if you'd prefer something simple, try the Life's a Beach Cafe - you guessed it, on Maenporth beach, for fresh crab sandwiches or a Cornish clotted cream ice-cream. Two miles along the coast and you'll come across Helford Passage and the wonderful Ferryboat Inn which specialises in serving local seafood dishes. From here you can catch the foot ferry across to Helford Village, or hire a rowing boat or paddle board for the afternoon.

Maenporth's a sheltered cove with shallow waters, making it perfect for all kinds of family beach activities: the little ones will love paddling, splashing daddy, and clambering through rock pools. There's plenty of sand and piles of pebbles for sand castle building, and beautiful clear water for swimming.

Arvor Sea Kayaking offer guided kayaking trips throughout the year, and Cornwall Divers will take you on a scuba diving course from the beach! And, at low tide, you may spot the famous Scottish trawler, Ben Asdale, that was wrecked off the Maenporth coast on 30th December 1978.

The nearest town is Falmouth - the third largest natural harbour in the world - take a boat trip along the Carrick Waters to a smuggler's cottage, or hop on the ferry to St Mawes. Visit the Maritime Museum, great for children with its hands-on approach. Catch some the Grand Medieval Jousting at Pendennis Castle. Or simply sit with a cold glass of white wine and watch the boats glide by.

Whatever you choose to do, you'll be sure to unwind from the stresses of life, and simply relax...
