Set in a quiet cul-de-sac in attractive wooded grounds, number 73 Upper Barn is a spacious reverse-level property - one of the largest on the Maenporth Estate - giving all the room you and your family need for a comfortable, relaxing break. It's in a great position - close to the leisure centre, a few minutes' walk from the beach and a ten-minute drive to the bustling seaside town of Falmouth. It's decorated throughout in neutral shades which provides a perfect canvas for the rich fabric throws, curtains and artwork.

Step through the front door, from the designated parking space, and into a large hallway which is a perfect space for storing your buggy or beach toys. From here, the hall leads to the three bedrooms, family bathroom and the laundry cupboard which houses a washer-drier. There is the master bedroom with an en-suite shower room and toilet, a second double room, and the third bedroom is a twin. Each have patio doors that open onto the gardens, and plenty of storage space in the form of wardrobes, drawer units and bedside tables. The owners have added bed throws, curtains and cushions in ethnic fabrics and this really adds personality to the rooms.The family bathroom is on this level. It's a modern suite with both a bath and overhead shower, and is beautifully tiled in earthy shades of brown. As an added extra, we are now supplying each guest with one bath and one hand towel, at no added cost.

Upstairs now to the huge living and dining area. You'll find two comfy, cream sofas and a matching armchair, all covered in soft scatter cushions. You'll love snuggling down in one of these after a busy day sightseeing. There's also another settee, set back from the centre of the room, This is perfect if you fancy a quiet hour with your book or a glossy magazine, away from the flurry of activity from the rest of the family. And with a bookcase full of books to choose from, how could you resist!

If you'd prefer to relax in front of the television, there's a home theatre system and FreeSat TV. You'll find a selection of DVDs here too, and if you need to do some Internet shopping, you'll love the hi-speed WiFi.

The dining table easily seats six. It's tucked away around the corner, again it's ideal if a couple of you want to play cards away from the others. There's even a writing desk for catching up with your postcards. The room feels spacious and relaxed; it really is a fantastic holiday home for mum and dad to take the children and their parents away for a week as you'll never feel as if you're on top of each other.

Into the newly refurbished kitchen now with its modern, cream shaker-style units with fully integrated appliances including a dishwasher, fridge-freezer and double oven.Outside there is a patio table and chairs for some alfresco dining in the sunshine.

The owner of this property supplies a travel cot, high chair and fitted stair gate for you to use while you're here, and for bookings of one week or more, we'll have a welcome pack ready for your arrival - a bottle of locally made Helford River Creek fruit juice, Cornish filter coffee, Smugglers tea, Cornish biscuits, a few sugar sachets and a pint of milk..

You'll have full use of the leisure facilities, free of charge. Please note: the pool, spa and sauna will be closed from Monday 8th January - 28th February 2018, for annual maintenance. We apologise for any inconvenience caused. Guests during the half-term week, however, will have use of the swimming pool at the Budock Vean hotel, in nearby Mawnan Smith. Please collect a free voucher from the Leisure Centre.

There is a refundable £100 deposit against damages on this property.

You have 29 acres of established gardens to explore, plus full use of the leisure facilities, including two all-weather tennis courts, children's play area, and attractive barbecue area.

Excellent experience and would definitely recommend to others

We needed a house with a large living space as we were away with a family group of 14 spread across various Maenporth properties. This one absolutely fitted the bill. Very homely with loads of space for everyone to come together and to sit in groups to play team games (we're a competitive lot!). We cooked most evenings and found the kitchen to be extremely well equipped. Huge fridge - accommodated lots of beer and wine. Oven was great, the hob could do with a bit of an update as rather slow to perform but ok once you learn to work with it.

The property is in a really quiet location, very close to but not overlooking the leisure centre. Wi-fi worked well. The key safe is a great idea for when couples are independently out an about.

All in all, I would have no hesitation in recommending this property.

Lovely spacious living/dining room. Nice separate sitting area.

Unfortunately there were crisps under the single beds and a lot of dust around lamp plugs in the bedrooms.

Owner's Response: Hello Mr Farmer, Sorry for not replying straightaway to your email; we were gathering facts. We're obviously disappointed with your ratings for a property that has always received excellent, written feedback from previous guests. To clarify, for the benefit of future potential guests, the email you referred to only commented negatively on 2 items namely intermittent problems with the DVD player and a fault with the washer-dryer. To be clear you made no adverse comments, or commented at all, on the comfort, cleanliness or location of the property so we're at a loss to understand why you have assigned the 3-ratings you have. If there was something about the property that merited these ratings we would have preferred to know about it at the beginning of your stay so that we could have taken any remedial action that might have been required. Specifically, I believe you thought the DVD player annoyingly 'intermittent'. Thank you for adding that to the guest feedback at the end of the week - as a result, we were able to buy a new one for the next guests. Secondly, the washer dryer stopped working shortly after your arrival. We called in a repairman who diagnosed the problem, ordered, and came to fit the part, all within your week's stay. Unfortunately, the new part didn't solve the problem and we were forced to order a new machine. We understand the frustration of not having a washing machine or being able to dry towels. That's why we offered to do any laundry you might have over at our Helford site. I'm so sorry you didn't feel able to take us up on this offer. If we can possibly help out in any way, we are always happy to do so. With all good wishes, Sara

The Maenporth Estate is just two miles from Falmouth and overlooks the beautiful Maenporth Beach. It's a private complex with a coded entrance gate, making it safe and secure for all guests.

Set in 29 acres of natural woodland, with stunning views of the cove, it's a perfect base for family holidays. You'll find two all-weather tennis courts, a children's play area, and, of course, the Leisure Centre where we have our indoor, heated pool, sauna and Jacuzzi. There are pool and table tennis tables - all free of charge.

The famous award-winning Cove Restaurant is on site, or if you'd prefer something simple, try the Life's a Beach Cafe - you guessed it, on Maenporth beach, for fresh crab sandwiches or a Cornish clotted cream ice-cream. Two miles along the coast and you'll come across Helford Passage and the wonderful Ferryboat Inn which specialises in serving local seafood dishes. From here you can catch the foot ferry across to Helford Village, or hire a rowing boat or paddle board for the afternoon.

Maenporth's a sheltered cove with shallow waters, making it perfect for all kinds of family beach activities: the little ones will love paddling, splashing daddy, and clambering through rock pools. There's plenty of sand and piles of pebbles for sand castle building, and beautiful clear water for swimming.

Arvor Sea Kayaking offer guided kayaking trips throughout the year, and Cornwall Divers will take you on a scuba diving course from the beach! And, at low tide, you may spot the famous Scottish trawler, Ben Asdale, that was wrecked off the Maenporth coast on 30th December 1978.

The nearest town is Falmouth - the third largest natural harbour in the world - take a boat trip along the Carrick Waters to a smuggler's cottage, or hop on the ferry to St Mawes. Visit the Maritime Museum, great for children with its hands-on approach. Catch some Grand Medieval Jousting at Pendennis Castle. Or simply sit with a cold glass of white wine and watch the boats glide by.

Whatever you choose to do, you'll be sure to unwind from the stresses of life, and simply relax...
