About this property

Country home that overlooks Rappahannock River

Our place is located in Rappahannock County, perfect place for family and friends to make special memories. We have 2 lots by the river you will have use of the one we call Bud's Hangout, that has tables, grill, lighted fire pit area and volleyball net, basketball goal, cornhole or go to one of the 2 nearby lakes to swim and use our flat bottom boat to fish or get great exercise with the paddle boat great places to walk. Both lakes are in walking distance and you also can drive to them and parking is available. You can spend a day or more touring our 7 wineries and numerous others in our area. There are great days trips into DC, Thomas Jefferson home, civil war battlefields, caverns, Historical Harpers ferry, antique in nearby towns, art galleries, gourmet restaurants, 20 minutes to the Blue Ridge Parkway for hiking ,After a busy day of taking in the sites, come back to our country home to relax on the deck or patio which happens to overlook the Rappahannock river where you . The kids can have fun walking the zig zag path down the hill to the river where they can cool off There are nature trails to walk along
Our 2300 square foot has all the comforts of Grandma's House


Our three level home has central heat and central air conditioning a master bedroom suite has a king size bed daybed with trundle and bath which are on the top level. The middle level has an antique great room with a dining area sitting area with piano. Between the middle level and lower area there is a full window door which you can close, that way you can relax while the kids watch TV and keep an watchful eye out. The primary level has a family room, kitchen, dining area, 2 bedrooms with 1 queen bed, bathroom with walk in shower with bench, grabs by the toilet is helpful for elderly, 2nd bedroom has full size bed next to a bath There is a full size sofa bed in the family room and the other sofa can sleep one , and we have . wide sidewalk to the patio walk out on the deck to enjoy the view of the river or listen to the night sounds of the whip or will and frogs while enjoying starry nights Also enjoy the beautiful fall foliage. the winter is a wonderland when it snows with ice on the river below and a warm woodstove to snuggle by.
Our play area by the river has a large firepit, tables, extra chairs that you can sit in the river, volleyball net, basketball goal, cornhole game lights for nighttime fun.
In walking distance, enjoy fishing on Lake Mosby, relax in the Rappahannock River. For local outings, visit numerous nearby award winning vineyards, antique shops, art galleries and gourmet restaurants. Take a short drive to Skyline Drive, hike famous Old Rag Mountain, enjoy Horseback Steeple Chases, canoe the Rappahannock River, and ride horseback through the countryside. Come visit our small quaint town, nestled in the foothills of the Blue Ridge Mountains and surrounded by beautiful farmland.
We are 45 minutes from Dulles Airport and 58 miles to Washington DC 40 miles to Metro

Great place and great hosts
Amazing location and, for those looking for a retreat from any hustle and bustle, perfect! Need to be aware that communications will be a challenge (cell signal and internet are pretty much non-existent!) but that's a bnus in my eyes )and also I think the internet is going to be upgraded soon, so if that's a concern, it shouldn't be from now on!).

A lovely, peaceful and comfortable house with lots of character and charm.
This was a lovely break for us. Merilee and Randy met us at the property. They were very kind and helpful finding us a map of Virginia and advising us about local trips. We spent 2 days in the Shenandoah National Park on trails which was delightful. We also visited Fredericksburg and Mount Vernon. We regretted not having more time as we would have wished to go to Gettysburg also. There are walks around the immediate area of the property, down by the Rappahannock River and the lakes. Lots of local bird and wild life.

Fabulous weekend
We had a fabulous weekend at Miss Kitty’s Place. Plenty of room inside and out for everyone to enjoy. We enjoyed fishing, boating and playing down by the river. My Grandkids so enjoyed the boat/paddle boat. Merilee gave us so many wonderful places to visit in the area.

Omg. If beautiful mornings on a mountain river is your dream this is your place. Upgraded to starlink internet. We brought a travel router/repeater to get service to the sitting room tv. So kids could use xbox during rain delays. Wonderful sun room. Lower river edge balcony and play area. Great creek fishing for little ones. Aluminum john boat for the private lake access. Great fishing there. Beware of shore fishing and snapping turtles. Swimming pond with waterfalls down to creek area. Rope swing. For outdoor centric families. Inside had everything you need. Multiple families could fit even though we were only 4. Main living room has plenty of room for airbeds. Lower sitting room has pullout bed couch. Older house but loved and maintained. Cabin in the woods feel. Great wineries and new irish pub nearby. We chose Shenandoah National park as our daily hikes. 20-30 minutes depending on where you hike. Marys Rock has wonderful views. The hosts are the nicest people you could ever meet. Prompt. Organized. Communication was easy. Fire pits at backyard patio and lower river play area. Just a dream summer home. Will be coming back. Area is safe and quiet.

This was our summer home when I was growing up, in the late 80's my Mother remolded, and added on to the exiting cabin.
She then sold her home in Arlington, Va and stayed there the rest of her days. I love sharing this place with people for I have lots of fond memories.

Why they chose this property

This house was handed down to me. My siblings and I learned to swim in Lake Wilson and fish in Lake Mosby. We had lots of good times down on the river, We have had a wedding, and numerous pig roasts and of course tons of picnics.
