If the condo is part of a neighborhood, do we need passes to the beach, to use the beach chairs, pool, tennis courts, parking?

Because of past infringement on the privacy of the community, a parking pass is necessary if you choose to drive and park by the entrance to the beach. Place the pass in your windshield to avoid towing.

Is the beach itself very nice ... to put it crudely, is it just a strip of sand or is it a place where we can spend the entire day if we wanted?

It is bigger than a strip of sand, but, it's not a massive area. It is private to our community only. It is lovely and quiet, and you could spend the whole day there.

A lot of people say to stay at Ocean's Edge ... do you have any basis to compare the 2 places?

Ocean's Edge is a resort. With LOTS of people. This is private and secluded with far fewer people milling around. It depends on what kind of experience you are looking for. We love it because we like quiet.

What sort of a deposit do you need to secure the place?

1/2 upon booking and the other 1/2 one month before your visit.

Is the area kid friendly & are you OK w/ the ages of our 2 kids ... 3 yrs. old & 4 months old?

We love kids and have five of our own. It is family like I said, it is secluded. Do you prefer lots of crowds or privacy? If your goal is to build family time, I think you will love the place and make it your cherished spot for vacations every year!

I am a chef; the kitchen is well equipped...(not that you'd spend too much time cooking on your vacation!) There is a little area outside the sliding screen doors with a grill and table and a screened in porch.

It is very spacious and clean. You must secure linen rentals for sheets and towels or bring your own. (There are blankets, pillows, quilts and mattress covers on each bed)

The neighborhood is VERY in the summer. There is a private pool and 2 tennis courts a few hundred yards from the unit. VERY Family Friendly!

We are one of the closest homes to the Bay. A VERY short walk to the Bay and private are also quiet and exclusive. There is a 'deck' overlooking the bay where we often go for sunset down there with a 'picnic' is gorgeous. Cape Cod Bay is one of the MOST scenic places on the East Coast.

In high tide, it is phenomenal low can walk out about 1-2 miles. It really is a sight to weirdest thing I have EVER seen when the tide goes plan our day around the tides so we get out there to see it!

To get to the beach, there is a stairway down. Once down there, the association provides beach chairs which are in the little beach 'shack' on the beach...Every time I have been is like 10 pple total on our beach!

It is in Brewster, so, of course, that side of the Cape is more settled and less 'touristy'...The Brewster General Store, Excellent Farm Stand, Fish Market, Gift Shops, Thrift Shops, Health Food Store, places of worship and Ice Cream are all within a mile or 2. One of the BEST restaurants on the Cape is right there as well...'Brewster Fish House' don't take there by 4:45 if you don't want to wait! the other great place to eat up there is the Waquiosset Inn in Chatham...Hip outdoor bars and upscale

I am so darn picky and particular about where I sleep and dwell....I would say the ONLY draw back to this place is the stairway down to the association re-built the stairway in 2009. It is much less steep and has seats to rest on along the way. The steps are no big deal if you are in shape or want to get in stay in shape! It's my excuse for not going to the gym while I'm here!

Jon's family is from the Boston area. When his Dad retired in 1987, he set his sights on a fantastic opportunity to live by the Sea. Having always chosen his real estate with the 'location' rule in mind, Jon's Dad found this amazing piece of paradise in Brewster, MA. When Jon's father passed away, he left his favorite place on earth for us to enjoy and we decided to share it with others. We hope you will feel like it is your home away from home. We 'let go' of the world when we arrive here. It is a place to truly take a break from your day to day activities and focus on the in the fresh breezes from the bay.

What makes this condo unique

Sears Point is a quiet community built above the bay and surrounded by acres and acres of Wildlife Preserve. We have our own private beach, two tennis courts and a swimming pool with spa. Our 'turnover day' is SUNDAY.

Hi Betsy,

We got home this morning from our week at your Cape House and I wanted to let you know how much we enjoyed our stay. Your home there is absolutely beautiful and the proximity to the beach and tranquility is unmatched. My husband and I have been renting places down the Cape for years and years and this past week at your place has been by far our favorite. Our kids are 6 and almost 3 and the fact that we could walk to the beach was fabulous. We had the beach to ourselves Monday-Friday and on Saturday and Sunday there were only a handful of people there. Amazing!

I also wanted to thank you for fixing the AC. It worked great all week once the AC repairman came. And please tell Jon thank you for the help connecting to the Internet. His trick with the router worked.

We would be interested in booking again next year if you are still planning on renting out. Please let me know when the calendar/booking would be available. Thank you again for sharing your beach home with us :)

Cape Cod Fun

For the second year our family stayed at the same location. Love eating breakfast on the back patio and coming back from a day at the beach or the bay and taking a dip in the pool. Close enough to our favorite ice cream spot that we have to walk to earn the trear . Look forward to returning in the future

Great property!

We enjoyed our visit to Brewster, Massachusetts and were very comfortable staying at this property. The house is very nice and well appointed. The only drawback is the master bed is quite hard. The pool, tennis courts and beach are all lovely too. We would stay at this property again!

Great Place For A Cape Vacation!

We could not have been happier with this great condo at Sears Point. A really nice small community complete with its own beach rights on Cape Cod Bay which is a great place to swim in the warmer water away from the seal/shark situation on the ocean side. We have been coming to the Cape for 35 years, so know the area well. Spotlessly clean; comfortable, nice flat screen TVs, wifi, full modern kitchen; a roomy master bath with both a tub and walk in shower, along with another full bath for the other first floor bedroom (and a smaller one upstairs). Nice patio with Webber grill. While it is part of a condo community, the layout is great. Once you leave the cluster oriented parking/garage area, the units are configured to views that look out to the landscaping/woods. Nice roomy "great room" living/dining combo. I have a couple of problematic knees, and the steps to the beach were no big deal; a couple of sloped series of stairs. It's truly nice to be able to go to the beach without having to deal with packing the car, worrying about when you can get into beach parking, and lugging stuff. We didn't feel like we were on the usual "beach clock". A real plus. Really nice owners to deal with; friendly and communicative. The neighbors we ran into were all friendly and helpful as well. Highly recommend, and we most definitely shall return!

Perfect Cape Cod Getaway

This condo is the ideal rental for a Cape Cod family vacation. The condo is located in a private community of Sears Point which has several culdesacs consisting of clusters of 3-4 twin attached, but the layout makes it feel like a stand-alone cottage. The condo has 3 bedrooms, one of which is a walkup loft setting ideal for kid's escape, and nice open concept combined family and dining room. The backyard boasts a nice patio with great table for dining outside and cocktails with the added bonus of a huge gas grill for casual dinners.

The condo and it is perfectly situated about 100 yards from the pool and hot tub as well as 2 tennis courts, while also a very short walk (~300 yards) to a private beach. Since its private beach is on the bay side (best side of Cape Cod), the tide goes out for miles allowing kids to play in tidal pools and on the rock jetties or endless miles of beachwalking during the day, but has the bonus of watching the sunset into the ocean every night from the beach or up on the bluff. Whether you are at the beach or the pool, you can often find yourselves as the only family for large stretches of time making it feel even more private.

Outside the condo development, you are only 1 mile walk, bike, or drive to the Brewster General Store and Brewster Ladies Library and fairly close to Nickerson State Park for boating and paddle boarding rental and access to the endless Cape Code bike trail. Brewster is the perfect quiet town for rest and relaxation while the condo's location offers easy access to Rt 124 to get across the Cape to Harwich on the more commercial ocean side Cape for the go-carts, tampolines and minigolf, etc...

Our favorite summer vacation spot!

This was our 4th year staying at this unit in Sears Point. The private beach is simply beautiful and the pool is a hit with our 3 young children. This was the first summer that we could take advantage of the tennis courts with the kids and that was super fun as well.

The unit is perfect for our family of 5 and the cleaning service hired by the Betsy and Jon are great (and I am quite picky when it comes to cleanliness)! Betsy and Jon are very customer service oriented and the unit reflects that.

Thank you for having us again!!! We'll be back next year!

Cape Tradition
