About the property

2 bedroom traditional cottage in great location

Situated in the centre of Rosemarkie, Holmes Cottage is an extended traditional 1860s cottage, very comfortable and well equipped, with off- road parking and a long sheltered garden towards the sea.

Just a few minutes walk away is the lovely beach, which extends south west towards Chanonry Point - a great place for watching dolphins.

Golfers can take the challenge of the Fortrose and Rosemarkie links course nearby and many other courses, whilst bird watchers will enjoy the wildlife at Udale Bay. There are pleasant walks to the Fairy Glen waterfall, along the beaches and across the Black Isle. Pony trekking and mountain biking are also possible in the locality.

In Rosemarkie itself, only 100yards away, there is a Spar shop with newspapers and local pub and along the sea-front is a pleasant bistro.

A wider range of shops can be found in Fortrose, only a mile away. Inverness is about 14 miles away for shopping centres, theatres and large supermarkets.

Holmes Cottage is an ideal base for a relaxing holiday, wandering and exploring the Black Isle or driving further afield to other parts of the Highlands.

The property is unsuitable for children under 12 years of age and therefore the owner is unable to accommodate bookings with children under 12.

Outside: At the front of the cottage is off-road parking for one or two cars depending on size (additional free parking nearby) At the rear is a long sheltered lawned garden with a view of the sea over the hedge. There is also a decking area where table and 4 chairs will be available in the summer months. The cottage has electric heating throughout. Features • Perfect for a comfortable, relaxing holiday • Very central for local amenities and beach • Great location for watching dolphins • Ideal base for golfers, birdwatchers and walkers • Local information available • WiFi All bed linen and towels are included in the price, as is electricity. The holiday home is stocked with a starter supply of washing up liquid, dishwasher tablets, toilet rolls and other kitchen and bathroom supplies. A deposit of 25% of the total tariff is requested in advance. The balance is payable 6 weeks prior to the commencement of your holiday (or by arrangement for short notice bookings). There is parking space outside the house and also additional free parking at the end of the High street (approx 20 metres). Sorry no pets. No smoking is permitted within the holiday cottage. A refundable security deposit of £50 will be required as part of your final balance payment. The cottage is not suitable for children under 12 years of age and therefore the owners are unable to accommodate bookings with children under 12.

We stayed for 5 weeks we liked it so much!

We absolutely loved staying in Rosemarkie and Holmes cottage was perfect for our needs. It has EVERYTHING you need for a short or a prolonged stay and is situated in a great location - right by the pub, shop and the beach! The cottage is spacious (there was only two of us but a family or group of 4 would fit perfectly) and really tastefully done. It felt like a real home from home and we would love to stay again!

Cottage is typical for its age with odd corners, roof lines and a bit short on natural light. generally well equipped and with a very comfortable beds. location close to beach with a good beach cafe etc.

Very homely

We had a lovely week in Rosemarkie. Enjoyed the house which was very comfortable it was obviously a home not just a holiday house. There was plenty to see and do. We were very lucky to see dolphins. Loved the beach and beach cafe.

Car: recommended

By Car : From the South (A9) approaching Inverness, continue past , still on the A9, following signposts for Thurso and Wick.

Cross the Kessock Bridge and continue for 2-3 miles. Then take the right turn (B9161) signposted Cromarty, Munlochy and Black Isle.

Follow this road through Munlochy and up to the T junction, where you turn right. Continue on this road, (A832 to Cromarty) passing through the villages of Avoch and Fortrose until you arrive in Rosemarkie.

Follow the road, which becomes the High Street, and Holmes Cottage is on the right, immediately after the Groam House Museum.
