About the property

5 bedroom 4 bathroom villa with garden private sea access and breathtaking views

Tranquillity, security and privacy are one of the main features of holidays at Villa Pecadillo.

Perched above the wildly romantic and rugged Monte Argentario coastline, with wonderful sunsets and spectacular views towards the islands of Giglio and Giannutri, Villa Pecadillo is the quintessential Tuscan country home. Designed by a celebrated local architect, also responsible for the renowned Hotel Il Pellicano in Porto Ercole, and reached via the "Strada Panoramica", famous for its spectacular views, the villa is the ultimate bolt-hole in which to relax and escape the world. The 210 m2 house is at the centre of a private estate of almost 3.5 acres of Mediterranean maquis, with the garden divided into different areas in which to relax, shaded by pine and olive trees.

The heart of the main house is the large double-height living room with an open fire, dining area for 12 and a mezzanine study area with a four-poster Indonesian bed, suitable for the occasional extra guest. The huge windows open onto the garden and the use of the same Tuscan terracotta tiles inside and out give a sense of continuity between the house and the garden. There is very comfortable outdoor seating with plenty of tables and sun beds for eating and relaxing outside. The typically rustic Tuscan kitchen has dining tables inside and out and is well-equipped with an eclectic mixture of kitchenware to allow you to entertain guests in perfect Italian style. Outside there is a covered area with barbecue and wood-fired pizza oven. Two double bedrooms, one twin and one small room with bunk beds, sleep eight in total and, together with three bathrooms, complete the main house. A fifth twin room with a small bathroom is located in an adjoining annex and is perfect for both adults and older children.

Through a private cliff-top path and steps you descend to the sea to a large, naturally-formed rock pond, only reachable from the property or by boat. You can swim in the shallow pond or jump off the surrounding rocks into the turquoise waters of the Mediterranean. From there you can also swim to other local beaches or snorkel in the immediate vicinity of the villa. There are various sunbathing areas which offer complete privacy.

About Olga Caputi

I am a passionate traveller, and this house offers a constant reminder of my travels as well as being my romantic retreat near my home city of Rome. It is the perfect place to be in contact with nature at any time of year. I often say that Il Pecadillo is my ship: when lying on the Indian bed under the shady trees, with views of the coastline it feels like sailing over the Mediterranean (with the benefit of a calm sea!)

Olga Caputi purchased this villa in 1975

Why Olga Caputi chose Monte Argentario

The Coast of Monte Argentario is a paradise just two hours from Rome. This part in particular has very few villas and all have breathtaking views over the islands of Giglio and Giannutri and enjoy beautiful sunsets over nearby Red Island, whose name comes from its red-coloured rock that is beautifully enhanced at sunset. Villa Pecadillo is unique for its private descent to the sea with its secluded natural ponds, which allows you to bath even when the sea is rough. The cove in which the villa is located is called “Purgatory”, and therefore I thought that the perfect name for my house would be Pecadillo, meaning “little sin” in Spanish. As traveling keeps me away from the house for long periods, it seems a little sinful to keep it closed up and therefore I decided to rent it and share it with others.

What makes this villa unique

Starting in 1975, the villa was built on the site of two small stone houses, adding different sections over the course of the years, resulting in changes in floor level between areas but an overall unified style. Working together with a local Tuscan architect, the project developed over the years. The aim was to create a rustic, Tuscan-style house with beamed ceilings, using local materials such as the simple terracotta floors, found both inside and out, and steps made from peperino, a local stone. At first glance the interior of the house is characterized by the large, open-plan, double-height living and dining room overlooking the extensive Mediterranean garden. The living room leads to a charming sunken sitting area with an open fire, cosy even on the coldest days. From here, steps lead upstairs to an open mezzanine/study area, perfect for reading or writing, taking inspiration from the views of the sea and skyline. The kitchen is also very distinctive, with a huge fireplace hood inspired by old Tuscan kitchens, and inside and outside dining areas. All the bathrooms are painted in bright colours and partially covered with tiles brought directly from Tunisia.

Perhaps the most pleasant area, especially in summer, is the Mediterranean garden with seating and eating places among the trees, hammocks and double and single sun beds. There are five dining tables of different sizes, in both shade and sunshine, for breakfast, lunch and dinner looking over the sea. Views from Pecadillo are very special: just below the house there is one of the most beautiful coastlines in the area, with fantastic rock formations that hide a natural seawater “pool” that allows swimming even when the sea is rough. The coast is reached via a rustic garden pathway and some steps leading down to private areas in which to sunbathe and read. On the way to and from the sea there is a changing area and external hosepipe shower.

Beautiful Tuscan villa in idyllic setting

  • 5 of 5

We had the most marvellous time at Il Pecadillo! Irene left us a welcome parcel of delicious food and drink, Gina the cleaner was diligent and kept the house clean. Antonia the gardener was a dear and watered all the beautiful hibiscus and bougainvillea, plants and herbs. We felt very well looked after...

The villa was a delight and echoed so many of Olga's travels. I wish she had been there to tell us the stories behind all the eclectic objects and pictures!

The standard of the villa was just top notch. We loved just chilling out and reading or chatting or having a coffee or a glass of wine and always a delicious meal. As my friend said “this is a cook’s kitchen!” We loved cooking in it!

There were so many spaces in which to have a quiet moment – a chat with a daughter, a gossip with a friend, time to read a book or just to have a contemplative moment of reflection alone. We swam in crystal clear water 2 or 3 times every day. Apart from 2 trips to local markets to buy fresh fish, meat, fruit and vegetables we never wanted to leave the house. It is just perfect! It should be called Il Paradiso!

Holiday like a true Tuscan!

  • 5 of 5

We had an all too-short break in this wonderful house overlooking the wildly beautiful Monte Argentario coast in June 2016 and would recommend it to anyone wanting privacy, relaxation and an authentic Italian holiday. Filled with lovely objects collected by the cosmopolitan owner, the villa offers a chance to escape the world and holiday like a true Tuscan. It is possible to spend all day outside, from breakfast on the terrace, via lunch on a shaded sunbed, to dinner eaten under olive trees while watching a spectacular sunset, but there are also numerous comfortable areas in the house where you can read, write and relax. For the active there is a path down the cliffs to a sea-fed shallow pool and the chance to jump off rocks into the clear waters of the Mediterranean or to snorkel and watch the fascinating undersea life around you. For those for whom a holiday means relaxation the complete privacy and spaciousness of both the house and grounds mean that you can get away and relax even if you have come away with a large group. If you are looking for a comfortable house with lots of room inside and out and the sense of being in touch with nature, the villa is a wonderful place to take a break from the world.

Living the Italian "Il dolce far niente"

  • 5 of 5

We have passed 2 wonderful weeks at „the little sin“!

It’s a magic place where we relaxed immediately from the beginning. We used the huge terrace with several seating-accommodations (super day-bed our kids loved it!) under olive trees for eating, reading and lounging, the kids played cards or listened to music, and the shaded sunplace at the private natural pool was perfect after a swim in the sea.

The owner Olga Caputi and her daughters were lovely and very caring, whenever we needed something they were available! The good spirits of the house were Antonio who took care of everything around the house and Federica who did all the housekeeping. She is also a fantastic cook for typical Italian dishes, so we used the chance to order her several times for cooking.

Thank you all for having the chance of living the Italian way „il dolce far niente“!!

Absolute paradise

  • 5 of 5

Resting under secular olive trees, with a wonderful seaview. Just 1 minute to get down to the sea, where a lovely tent shades a nice sunbathing area (perfect for a lazy couple like us!). Our 5-year-old daughter swam in the natural pool while we were sleeping because the spot is so safe.

The gardener brought fresh bread and milk everyday...we were so spoiled!

The best time? The pizza dinner freshly cooked in the oven...

Will come back soon...

This is paradise

  • 5 of 5

We stayed for a week at Villa pecadillo and it was paradise! The location is amazing, in the middle of the mediterranean maquis a few minutes walk from the sea. Olga is a lovely host, she welcomed us in her beautiful villa and gave us many advices about all the interesting places to visit in the area.

The villa is very elegant, comfortable and clean. It has great inside and outdor spaces, the walk to the sea is beautiful and it takes just 5 min. The natural swimming pool was great for our small children, as they could swim safely, they also had a great time looking for crabs and other shellfish.

The sea was beautiful as was the view of the islands. We enjoyed so much the place that we stayed at home almost all the time, we enjoied wonderful sunsets and spent the evenings dining under the stars.

It was perfect, thank you Olga! We hope we will come back next year for longer!

Monte Argentario is a peninsula stretching towards the Tyrrhenian Sea in correspondence of the two southernmost islands of the Tuscan Archipelago, Giglio and Giannutri. Located about 150 kilometres south of Florence and about 35 kilometres south of Grosseto the peninsula was an island in the past, but the sea currents and the Albegna river joined it with the mainland through two so-called tomboli (stretches of beach with pine wood forests), the Tombolo of Giannella and the Tombolo of the Feniglia Creating a lagoon that is now devided in two by the dam of Orbetello that is now one of the the main roads to the peninsula.

The highest peak of Monte Argentario is the Punta Telegrafo at 635 metres (2,083 ft) above sea level. The landscape and the coast are mainly rocky, with numerous harbors.

The main settlements in the area are: Porto Santo Stefano, where ferries leave for the islands of Giglio and Giannutri and from which the “Strada panoramica”, a steeply winding coastal road typical of the area with, as its name suggests, breathtaking views of the Monte Argentario coastline, starts from and Porto Ercole, where the painter Michelangelo Merisi, known as Caravaggio, supposedly died of a fever in 1610 and the historical town of Orbetello.

The peninsula, probably already inhabited by the Etruscans, was a personal property of the Domitii Ahenobarbi family, who obtained it in return for the money they lent to the Roman Republic in the Punic Wars. The current name probably finds its origin here, since Argentarii was the name of money lenders in ancient Rome.

Later an imperial possession, it was ceded to the church by Constantine the Great in the 4th century AD. In the Middle Ages, due to the reduced traffic passing on the nearby Via Aurelia, the area was sparsely settled. Following the history of Orbetello, the peninsula was a possession of the Aldobrandeschi, the Orsini, King Ladislaus of Naples and Siena, until Spain acquired it in the late 16th century. The Spaniards heavily fortified the two ports, as the main stronghold of the State of Presidi. In 1815, after Napoleon's defeat, the Argentario was handed over to the Grand Duchy of Tuscany, to which it belonged until 1860, when it became part of the newly united Kingdom of Italy.

During World War II, the settlements of Argentario were heavily bombed, with numerous losses. The port of Santo Stefano was destroyed, and was rebuilt only in the 1950s.

Around the area there are plenty of activities that can be done and places to visit starting from the weekly local markets, of which Orbetello's on Saturdays is the best, or cycling in the pine wood forest of Feniglia, playing Golf and Polo up to renting small boats in the ports or big ones in the Marina of Cala Galera.

Hidden in the Mediterranean vegetation very special private villas can be glimpsed, many of which owned by the rich and the famous like Susanna Agnelli (former mayor of Monte Argentario) and Juliana of the Netherlands (former Queen of the Netherlands).

Le Cannelle, where Villa Pecadillo is located, is one of the most exclusive compounds and pristine areas of Monte Argentario with its Private Club and foot accessible beach for Villas residents that do not have a private beach descent. The Compound has controlled access, limited to vehicles of residents going to the villas, and in summer there is a private security guard during the day.

The crystal clear water has green and turquoise hues and annually ranks among the cleanest coasts of Italy. The area is under the protection of the National Park of the Tuscan Archipelago.

Next to the villa you will find a small wooden church, nestled among olive trees and brooms where in summer, the priest of Santo Stefano celebrates the Holy Mass for the faithful, among the scents of the sea and wild rosemary.

The property is also adjacent to a Saracen tower of 1400, which overlooks the bay.
