If you can tear yourself away from the view, there's a large dining room for relaxed entertaining, a fully equipped kitchen and two well-presented double bedrooms offering comfortable accommodation for 4 guests.
A large, attractive garden with outside seating provides a glorious spot to watch the sun set over Floors Castle and the hills beyond, while Kelso’s shops, pubs and restaurants are all within a short walk from the property including access to a super network of riverside walks and trails.
Entrance hallway leading to large dining room which seats up to eight comfortably. French doors lead out to a sheltered patio and garden area.
The spacious living room features two generously proportioned sofas and chairs set around a living flame gas fire. There is Smart TV, Blu-ray DVD player and CD/Radio. An extra sofa bed can be used as a cosy snug for children or can accommodation two extra guests if required. There is a charge of £50 for use of the sofa bed.
The kitchen is fully equipped with all modern amenities, including an electric cooker, gas hob, fridge/freezer, full size integrated dishwasher, microwave, toaster and integrated washing machine.
Bedroom one with zip and link beds which can be set up super king double or twins as required. Fitted dressing table with integrated wardrobe and storage.
Bedroom two with 5' king size bed with side tables, fitted dressing table with integrated wardrobe and storage.
Family bathroom with bath and shower over, basin, WC and shaving point.
The property benefits from a large, lawned garden with garden furniture, and benefits from exceptional views over the town and River Tweed. There is a small patio area to the rear of the property which includes a picnic table with bench seating.
There are two outbuildings (one secure) to the rear of the house which can be used for the storage of fishing rods, golf clubs, bikes and other outdoor kit.
A gate from the driveway leads onto the main road into the town.
There is private parking in the driveway directly outside the property for two cars.
BABIES & CHILDREN
A travel cot and highchair with chair fixing are available on request. Guests should note that there is a wall with a drop at the end of the garden area where younger children should be supervised, and a gate from the driveway leads onto the main road into the town. There is a large park just a short stroll from the property which is an ideal space for play and ball games.
Dogs are not permitted.
Bed linen and towels are included. Hairdryers are provided in each bedroom.

There is gas central heating throughout the property and a living flame gas fire in the sitting room.
