A large vintage villa, with 210-sq.m living space in a sought-after district and a walled garden. Wooded, it is 400 m from the fine sandy beach in the Royan / Pontaillac and from the walkable ledges. The garden boasts tables and chairs, a relaxation area, a parasol, and a barbecue.

The large 40-sq.m living room is very comfortable and features a lounge with a leather armchair, an attractive fireplace, a 119-cm LED TV, a DVD-Blu Ray player, and two south-facing bay windows.
The four bedrooms have new bedding, top-of-the-line elements like thick mattresses, and two have walk-in wardrobes and a desk. In one there is a 160 x 200-cm bed, 90 x 190-cm twin beds in another, and a third bedroom in a 25-sq.m studio on the garden level with a sofa bed (comfortable memory foam mattress measuring 150 x 200 with a kitchenette and taps). The fourth bedroom has a 140 x 200-cm bed. All the bedrooms give on to the garden. We provide a cot on request.
There is a bathroom, a shower room, a powder room, and two WC.
The 20-sq.m cellar and the garage are great for storing bulky items (pushchairs, windsurfing gear, bikes, etc.)
The separate kitchen has oak furniture. There are many household appliances from top brands with guarantee: an induction hob and hot water supply from a thermodynamic hot water tank. You can find two large fridges and a full size freezer, a microwave, and enough crockery and cookware.
Holiday with ease: sheets and bathroom linen are provided. Dish soap, washing machine powder, household cleaning products, and materials supplied. Tea towels are available. My husband and I also stay in this villa only for short periods during the year. We have both worked in the vineyard for many a year. As such we are used to receiving guests among the vines, since acquiring this villa, running this seasonal rental has come naturally to us.

The villa is located in Pontaillac, in the chic, peaceful, and wooded Royan district.
This is a lively, commercial area on the beachfront with ten restaurants, as many bars, and a casino 400 metres away. The shops include a pharmacy, a newspaper stand, a tobacconist, a bakery, a butcher shop, a fishmonger with seafood, a minimarket, fashion outlets, etc.
This is a great area for bicycles. Royan town centre is a 15-minute walk away, along with the port, the seafront, and the market. There are bicycle paths along the seashore starting from Pontaillac as well as many walking trails along the ledge.
The lake, 200 metres away, offers children's games, a boardwalk, and a picnic / relaxation area under the poplars.
During the summer period, the Royan town council organises is daytime, evening, and open-air entertainment. There are clubs for children and teenagers on the beaches.
We are at walking distance from an emergency medical centre that is open every day.
