Kips Cottage is a rustic former bothy, with very few mod cons, other than amazing views and copious hot water. If you love going back in time and feeling like you are living on the edge of the world, it will be perfect for you. If you are looking for something even vaguely modern, Kips Cottage may not suit.

The cottage is situated in a stunning location just off the North Coast 500 in Sutherland. The cottage looks over the North Atlantic and is surrounded by hillside with fantastic views of the changing coastal scenery.

There is a spacious living area with a sofa and 2 armchairs, and a pine dining table and a wood-burning stove at one end. A charming double bedroom is accessed from the other end of the living space. Also on the ground floor is a basic kitchen, slightly like being on a boat, with a kitchen table and French doors out onto the decked area outside. The kitchen has an electric oven and a butler’s sink. Situated off the kitchen is a charmingly ramshackle bathroom with bath and basin and lavatory.

Up some steep stairs by the kitchen is a long attic area with twin beds at one end. The attic has limited headroom and is perfect for children.

There is plenty of parking and a garden to explore.

Let Saturday to Saturday, but other changeover days considered in low season.

We were there in October last year and have seen the recent review made by someone around the same time(ish) and all I can say is; we loved it and want to return despite going to the same cottage more than once is very rare for us. Kips is beautifully located, full of 'character' and is everything anyone would want if you're looking for a quiet Scottish retreat and can happily accept cosy, modern, rustic chiq. Having already been, I would happily return and never leave.

Lovely, old fashioned, quirky cottage on the beautiful North Coast of Scotland

The first morning we heard a cuckoo. We saw it fly out from the thicket of trees just outside the cottage and watched it later on that day.

We went walking along the coast and up some of the valleys, we had a lovely week.

The cottage is basic, but warm and comfortable and has a charm of its own. I loved our holiday and would recommend for anyone who loves walking, nature, history, or just peace and quiet.

Charming and quirky cottage

A lovely little cottage in an amazing setting. The views are gorgeous and I wish I could have stayed longer. The cottage has everything you could need although we couldn't get the wifi to work this didn't spoil our stay. A great base to visit some truly awesome places, would love to visit again.

Second time around, a rare event; was it as good, or was it as bad? It's location was still amazing!

It is VERY rare for us to go to the same cottage twice, but we did this with Kip's; booking for 2017 as soon as we got home after 2016. After our week last year, the next 'guests' wrote a very negative review yet I had the same holiday but possibly with a different perspective. As such, I was curious to see how I found things this year. Straight away noticed a new table and chairs, new kettle, new cooker, new heaters, new cups, and a few bits more...great. Okay, the teapot was still the same small one and had no cosy so a second cup was looking doubtful, but you know what; I brought a bigger pot and a cosy from home so the tea supply for the week was perfect. The light in the kitchen stopped working and a new bulb didn't resolve the issue, but there was enough light from the dining area so NO PROBLEM. A glass of orange juice was almost ruined on Sunday morning as a chip was found in the rim, but we discovered it was possible to use a different glass and the week was saved again as possible disaster was averted. The bathroom still only has a bath, so I took a hose attachment as this was already clear from the booking information, but then decided to forget it and just had baths anyway and washed hair with the jug; a shower would be great but not a problem; we didn't have a shower for years when we first got married; there's plenty of hot water and nice big towels, better than most other cottages. This year the lawn hadn't been cut for some time and was a potential problem for me and the dog; that was until me and Lexie decided to play on it for half an hour and ended up flattening it and having a great time in the process. That made it easy to manage for the rest of the week. A bulb went out in the longue towards the end of the week, so we used the other lights instead. Mouse droppings did worry the wife a little but a regular clean of that area before breakfast and we lived to tell the tale; anyway, as I repeatedly tell my wife, we have chosen to live in a VERY rural area and therefore will naturally share our very old building with the local wildlife and, having mice is a sign of not having rats, so look on the bright side. Dog escape route down the side of the house but temporary relocation of the wheelie bin easily resolved that. I think what I'm saying is, nowhere is perfect but the right attitude can make it far better. I had a wonderful holiday and would happily buy this cottage if I could so it can't be all that bad; I highly recommend it.

Lovely cottage in great location

Had a wonderful week in Kipp's . Lots to see if you're willing to travel a bit. The beaches are fabulous. The cottage could do with a bit of tlc but still very cozy. Probably would have enjoyed it more if the weather had been better but hey it's Scotland after all !!!
