Ancient village house extensively enlarged, preserving old-world charm whilst incorporating modern amenities and comfort. Good-sized pool and patio with barbecues set in beautiful secluded child-friendly private garden. Spacious lounge and large well-equipped kitchen are a feature. There is central heating and air-conditioning. Private parking. Well-furnished with TV, Audio, DVD, library, washing-machine, and many extras. Fire-extinguishers and smoke alarms included.
Our location in the centre of the island means that such activities as are not available on site are within easy reach, either a stroll, a short drive or bus-journey away. A main cross-island road, with bus-stops, passes only 100 m from the villa.
Paul, Lula and Lionel, who manage the villa, live nearby, on call 24 hours every day, but we do not intrude upon our guests' privacy, wait to be approached.
Just as close is a taverna serving inexpensive delicious meals.
Corfu Town: This fascinating town is a product of centuries of influence by various cultures, Ancient Greek, Roman, Angevin, Byzantine, Venetian, French, British &, last but not least, modern Greek. Our villa is six miles from this cornucopia of history. Walk amongst faded Venetian edifices, haggle in the Jewish quarter, climb the massive fortifications, stroll along the French elegance of the Liston whilst watching a cricket match on the green, a heritage of the British. Barge through the crowded modern market or admire one of the many beautiful ornate churches. At night the ethnic disco strip is a must for party-goers and the shimmering lights of a hundred restaurants draw you in. Corfiots are justifiably proud of their catering. Food is prepared and cooked on the premises using only organic produce; no G-M junk here! There is virtually no crime on the island; the very old and very young wander around in safety at any hour of day or night.
Beaches and Countryside: Despite Corfu being a well-known and popular destination, there are still many quiet and unspoilt beaches awaiting the discerning visitor. Some of these are accessible more easily by boat, a splendid way to build up an enormous appetite before disembarking for a private picnic or lunch at family-run tavernas serving excellent Greek fare, including wine, at reasonable prices. For the adventurous there are caves to explore.
Beaches are extremely varied, some offering water-sports including windsurfing, hang-gliding, scuba diving, fishing, water skiing, banana boats, jet-skis etc., others safe bathing for little ones, yet others fiercer elements.
Hire a car; we can arrange that. Stop in a mountain village to admire the spectacular scenery whilst sampling the delicacies of the local taverna including their vintage.
Our villa is right in the centre of the island. All facilities are within easy walking distance or only a short drive or bus-journey away.
Guest Book: We welcome you to write what you will in our guest-book. These comments remain unedited for all to read. We think they provide the best testimony for you to add yourself to our list of friends. Excerpts from this book are available on request. One of the things most pleasing is the large percentage of guests who return, in some cases annually. Nobody has ever left us with a scowling face. We have even needed upon occasion to 'burgle' our own property in order to extricate a child who has locked himself/herself in, trying to avoid going home at the end of their holiday!
First-time guests arrive as strangers, depart as friends. Lula, Paul and Lionel live nearby and are on call 24 hours of the day, but we respect your privacy and wait to be approached. The village was the destination of the first back-packers who 'discovered' Corfu thirty years ago. It has extended a hearty welcome to visitors ever since, often greeting 'veterans' from those early days.
We are a family business. Over the past 16 years we have been welcoming guests from all around Europe at our villas, and in some occasions, even from North America and Oceania.

We stayed at Villa Theodora on our honeymoon after our first villa choice fell through, but what a wonderful thing to happen. Paul & Lula (not forgetting Lionel and everyone else in Agios Ioannis) are fantastic hosts, there when you need them, not when you don't.
Agios Ioannis is superbly located for exploring the island.
The Villa commands fantastic views across the Corfiot hills, has everything and more you need for a relaxing Greek holiday (are there are other sort?).
Dining on the plateau is a must, but don't be surprised if you see green spots after drinking Kosta's red wine!!!!
We have returned on several occasions, and plan to do so many times more!!!
We first holidayed at Villa Theodora in September 2000, shortly after its conversion from a traditional farmhouse, and we were smitten with the villa and its setting in Agios Ioannis as soon as we saw it. It wasn't just the villa that made this a perfect holiday for us, it was the whole thing. The owner and his wife, Paul and Lula, are charm personified and made us feel welcome and at home immediately. The village is very quiet, and has a timeless air, so that going to the square is like stepping back 60 or 70 years. Relaxing in the evening at the Taverna, where traditional greek dishes are served, and enjoying a jug or two of the local wine, is an experience not to be missed.
Agios Ioannis is located centrally on the island, so with a hire car you can comfortably explore the whole of Corfu. There are great beaches to be discovered, with lovely scenery, and Corfu Town is just a short drive away. The villa itself is spacious, with a great pool, secluded, and totally private.
All in all, we loved the place from day one, and nothing has changed our opinion since then. We have been back to Villa Theodora several times (I've lost count exactly how many) since 2000, latterly with our children and their partners, and grandchild, and we all feel so at home there. We will be back!!
Back again for another holiday in Villa Theodora. You just can't keep us away!
Yet again all of us, Mum, Dad, both kids and boyfriend enjoyed every minute of our holiday. The villa as usual was in great condition and the village was as full of action as usual. We were even lucky enough to be there during a village festival. Good night had by all and great to meet old friends, both local and other visitors.
Our holiday ended on a high as well as Andy, Paul and Lula's lovely springer spaniel turned up on our last day after many months missing!
Looking forward to our next visit, hopefully next summer.

My wife and I booked Villa Theodora not knowing what to expect. As soon as we arrived we could not help but smile, the pictures do not do it justice. We were met by Lula & Paul the caretaker/ owners who gave us a very warm greeting and were so knowledgeable of the village and the local area.
What a pleasant surprise, we had a whole 3 bedroom villa to ourselves; we like to book larger sized villas to give ourselves the more relaxing space that is offered by 2 – 3 bedroom villas.
You step in to a large entrance hall and the decor is light and airy.
There is a large very well equipped kitchen and fair size kitchen table which we hardly used as we had breakfast and most our meals outside in the warm Corfu sunshine.
We made good use of the good sized swimming pool (which was lovely & clear) with loungers and likewise the BBQ just outside the kitchen area.
The bedrooms are all a good size with air conditioning so we were spolit for choice, toilet and bathrooms on both floors.
There is a fair sized lounge area stretching across the back of the villa with a TV set up, which we hardly used.
Well stocked, lush, lower level garden with quite pleasant views and we spent many a long hour relaxing in the tranquillity of our surroundings.
Just a 2 minute stroll away is the little village tavern run by Anna & Nikos where we spent many a long hour dining & chatting with visitors and locals, would highly recommend.
If you want to go out and about, the villa is centrally located, just 10 to 12 Minuit’s away from either coast.
We loved our stay so much; we have booked to come back in 2014 with our children and grandchildren.
Where do I start? This villa provided us with the most perfect break from our frenetic, busy lives.Don't believe the photos- they do not do justice to the villa. Also you cannot photograph the feeling of warmth and comfort as you walk through the enormous wooden front door.Yes,we fell in love with villa Theodora! I'm trying very hard to think of something to find fault with but I can,t.Oh wait--perhaps the sunbeds need to have a few more cushions (sometimes one has to be picky!).
We didn't hire a car but if you want to explore then I would advise you do although the bus stop is not too far.
There is only one shop within walking distance but it stocks everyhing and there is also a fantastic bakery which I highly recommend! The piece de resistance of the village is Kostas Taverna.Wonderful food and the people make everyone feel so special.
We went in late May and had one day of rain but otherwise the weather was really warm.
I would have no hesitation in recommending this villa to my friends but I would make sure that I had booked my holiday there first!
An old-world village set amongst the timeless olive groves, yet centrally located on the island within easy reach of town, airport, and beaches on east and west coasts. Aqualand, a large water park, with numerous rides to en-squeal your youngsters, and other facilities is a mile away. There are restaurants of a very good standard, tavernas and bars, mini-market, bakery, etc all within a short walk. The village square [platea] is the location for local festivities, where you can eat al fresco at the ancient taverna at sensible prices, whilst your children are frolicking in safety. This is a 'real' village, not a resort, so you will not be disturbed by noisy discos. However, if you want those, they may be found within For a holiday where you can absolutely relax, yet enjoy more boisterous pursuits if you wish, this IS the place for you. Walk amongst the groves, idle pool-side soaking up the sun. Forget your routines.
Other Activities: model aircraft, eating and drinking
Golf: The villas are only 5 km from Corfu Golf Club, reckoned by many to be one of the finest around the Mediterranean.
