The property lies in southern Umbria in a quiet area around 2 km from the small town of Sambucetole and 7 km from the medieval town of Amelia. Rome is 60 minutes away by car and Florence about 2 hours; you can reach Spoleto, Todi, Marmore waterfalls and Terni in 30 minutes and Perugia, Assisi and Orvieto in one hour. There is a beautiful 7 x 14 meter swimming pool with diving board. The whole property is for private use of the tenant. There are 2 buildings on the property. The main villa (up to 9 sleeps) and a small cottage with 2 additional sleeps. The property, surrounded by woods and fields changing colour depending on the season, offers many places to relax: outdoor areas with tables, chairs, sunny lounges, as well as a beautiful winter garden on the ground floor. It's possible to eat outdoor under the large porch with barbecue and stone oven. The lawn between the main villa and the pool is equipped with table and chairs to eat outdoor (under the shadow of the trees) and enjoy the panoramic sights on the surrounding landscape. The ground floor is to be reached through a veranda with table and chairs, from where you enter a large living room with fireplace, sofas, plasma TV and Dolby stereo surround. Next the dining area and a fully equipped kitchen. At the same floor there are also a bathroom and a room with billiard. On the first floor there is a living room with fireplace and access to a terrace where you can enjoy a wonderful panorama. There is also a bedroom with double bed, en-suite bathroom and acces to a small veranda. The floor is completed by another bedroom with double bed (it is possible to add an extra an extra bed), a bedroom with 2 single bed and bathroom. On the 2nd floor there is a bedroom with 2 single beds and en-suite bathroom. The small cottage at 20 meters from the villa has one large room with double bed, kitchen and a bathroom. Recommended restaurants: La Gabelletta (outside Amelia on the road in direction of Foce), La Locanda del conte Nitto (in the old town of Amelia), Il ristoro del Falco (restaurant/pizzeria).

First time visiting Italy and found this property online located in Umbria within easy reach of Rome and Florence. Property itself is nothing less than stunning. Views to die for , great pool and plenty of room. There were 9 of us staying. Location wise we found it to be perfect. Amelia is the nearest town with plenty of restaurents and the town itself is lovely. We visited lots of places in Umbria with Assisi being the stand out place for us. Getting into Rome is easy we drove to local train station and got train in. Florence is a bit more difficult as train from Rome so actually quicker to drive which is about 3 hours. Overall we had the best time in a fabulous property in a great part of Italy.
In Umbria, a region that has gained a name for being the green heart of Italy, tourism is growing because of the unfamiliar harmony between nature, antiquities, historic centres and culture. The quiet of the countryside, good provisions and an inimitable cuisine are the great draw. This region is less touristy than Tuscany and this is especially appreciated by many tourists.
Southern/centre Umbria forms an ideal starting point for enjoying the peace of the surrounding hilly and mountainous landscape and on the other hand making trips to beautifull towns like Todi, Orvieto, Narni, Spoleto, Perugia, Gubbio, Assisi. There are also numerous charming little villages – many of medieval origin - as Amelia, Labro, Spello, Norcia, Bevagna, Montefalco to visit. In many towns and villages you can taste local dishes or buy local wines and olive oil (generally of excellent quality). You can also easily visit – in day trips - famous towns and charming villages in the southern part of Tuscany such as Siena, Arezzo, San Giminiano, Pienza, Cortona, Sinalunga, etc. Many tourists visit also Rome from here (without staying in the city which is very hot in summer) once or more times. It is possible to go by car (journey of 1h-1h30) or by train from the stations of: Terni, Narni-Amelia, Orte & Orvieto.
We must not forget the mountains with some splendid woods, e.g. Terminillo (up to 2000 metres by car). In around 1 hour it is possible to reach the shimmering lakes of Bracciano, Vico, Piediluco, Bolsena and Trasimeno. The Mediterranean Sea (mostly sand beaches) situated between Tarquinia and Chiarone are 90-120 Kms away (around 1h20-1h40 driving). Near the city of Terni you can also visit the Marmore falls (165 meters, one of the highest of Europe), there is nearby also a rafting/canoeing/hydrospeed center.
