A spacious and friendly family house, perfect for large groups.

This airy and spacious family house with deck and small garden is the perfect base for a family holiday in the UK. Situated in central Brighton, East Sussex there are regular trains to London and the rest of the UK. Gatwick is only 25 minutes away and Heathrow 90 minutes. There are regular buses into town from a bus stop nearby.

We love our house but are away as we have another residence about half an hour away. This house is very much a family home. It isn't perfect but it is very lovely! It is cheerful, warm and welcoming. We are used to children and like them a lot, they are very welcome (so long as they don't draw on the carpet)!. There will be toys to play with and books to read. We have a travel cot suitable for a baby or toddler.

The house is decorated simply with splashes of colour everywhere and bold artwork on the walls. There are six bedrooms; three doubles and three singles (one of the singles' bed is slightly smaller than usual but any medium sized adult will be comfortable sleeping here) as well as a comfortable double sofa bed in the living room and another in a first floor room that also has a double bed. NB if you are requesting the house to sleep 16 there are two single futons in each of the upstairs rooms and a single mattress under the master bed which you can pull out as well. If you are requesting the house for any guests over 11 then there will be an extra charge of £35 per person per night added to the quote.

There is one bathroom with a deep bath, shower and loo and a separate loo next to this. The master bedroom has an ensuite shower and sink. There is also a small utility room with a washing machine and separate dryer.

The huge kitchen/diner is the heart of the house. The kitchen boasts a large six ring hob with a double oven. There are two fridges, one of which will be empty with a freezer that will have an empty shelf. There is a dishwasher, microwave and griddle as well as a toaster and kettle. The large pine table seats 6 easily (8 at a pinch) and can be linked with a fold down table and another table to accommodate either 4 more or 8 more, making a total of 16. There are chairs all over the house so you'll all have somewhere to sit.

The living room is spacious and elegant and a great place to relax in.

The back garden is small but pretty and is a suntrap in the middle of the day. To the side of the house we have built a deck that is perfect for evening meals or barbecues. We have a large but simple barbecue and tools but you will need to bring your own charcoal.

Our house is in central Brighton. The 5B bus stops just down the road every 10 minutes, it is a 15 minute ride to the sea. The walk into town is lovely through Preston Park and takes 30-35 minutes. This is a residential area but over the road is a small food shop which is open from 8am to 8pm everyday. Down the road there is a pharmacy, florist, pizza take away, off license, fish and chip shop, family run cafe and delicatessen. Just up the road at Fiveways there is another fish & chip shop, a post office, sweet shop, a well stocked fruit and veg shop and a few restaurants. There are several good pubs within easy walking distance and just around the corner on Lowther Road there is a lovely cafe with delicious home made cakes called Lark on Lowther.

Brighton is famous for The Pier - fun rides and excitement day and night, The Pavilion and its amazing architecture and well known across the world for its artistic and free thinking community, buzzing night life, great restaurants, magical winding Lanes and quirky North Laine shops.You will never be bored in Brighton, there is always something to do here, but when you come back to the house you will relish its tranquility!

As this is a residential area we are sorry but we are unable to accept Hen party or Stag weekend bookings... unless you are able to convince us that you will be a sedate, quiet and respectful group!

If you are celebrating why not let us help? Claudia runs a busy party/gift/cake decorating supplies shop called purple-heart in the centre of Brighton. So if you need helium balloons, bunting (although there is lots up in the house and garden anyway), party bag gifts, hats, streamers and more just let us know and we can have these ready and waiting for you!

Need a cake? We can almost certainly organise a gorgeous bespoke one as Claudia is a very keen and experienced baker! Just name your flavour and theme and ask for a quote! If you want to look at cakes Claudia has made just say and we'll point you in the right direction. Fancy a cupcake decorating lesson held in the house? We can set this up for you too, you'll learn loads and have lots of fun too!!! We can also organise a pampering party in the house and recommend other fun group activities, just ask...

Now for the boring but important bit - Parking!

Please bear in mind that parking in Brighton is tight and the council do not encourage cars in the city. Preston Drove and roads South towards the sea became part of Controlled Parking Zone J (CPZ J) at the end of September 2014. In April 2016 the council introduced another CPZ to the roads North and East of Preston Drove (Zone F).

This means there are lots more spaces available with voucher parking than there used to be, please note, the roads North and East of 121 Preston Drove (incl Lowther and Osborne Roads) are now included in CPZ F, but there is still free parking just two roads down (Balfour Road) and further down Preston Drove (past Bavant Road), so you may well be able to find free parking only a short walk away.

If you can’t find a free space or want to park right outside, we can happily offer you a visitors parking voucher which will entitle you to roadside parking outside at a cost of £3 per car per day.

Please Note: These vouchers are for zone ‘J’ only so make sure you check the sign in the bay you are parking in. We will leave the vouchers out for you to use if you need them, so there is no need to book them in advance. You’ll find these in the lobby on top of the shoe cupboard. Please fill them out carefully or you could get a ticket. There is a pen there too, for you to add your Vehicle Registration Number. Just leave any money under the vouchers in the tray.

The controlled hours are between 9am and 8pm every day - outside of this parking is free.

On the other side of the road there is a pay and display bay which almost always has spaces at a rate of 1 hour for £1, 2 hours for £2 and 4 hours for £4.

Do bear in mind parking gets very tight in the evenings, in both the controlled and uncontrolled areas, so you may have to park quite far away from the house.

Parking does sound complicated, but it will seem much simpler once you arrive – promise!

Claudia's house in Brighton was such a find, I almost want to keep it a secret! It had all the comforts of staying in a family home, with the added bonus of beautiful decor that made our stay feel really special.

It is the perfect place to host a family gathering or go away with a bunch of friends. Claudia was extremely helpful - she was happy to accept our food shop delivery when we were stuck in traffic - had thought of everything, and there was great communication leading up to our stay.

The location was brilliant - quiet enough to feel relaxing, but still close to the city centre. And with beautiful Preston Park just over the road, it was a winner. Thanks Claudia!

Lovely weekend reunion with friends

We had a lovely weekend at Claudia's house as a group of twelve university friends who don't see enough of each other these days. The house is spacious and well equipped - we particularly enjoyed sitting down for brunch at the long table in the kitchen diner, and relaxing in the evenings in front of the fire in the living room. The location is good - it's a little way away from the hustle and bustle of Brighton town and seafront, but both are easily accessible by taxi (which worked out cheaper than the bus for us as a large group). We had dinner at the Earth and Stars pub on Saturday night - highly recommended but do book in advance. We also enjoyed a walk up to Ditchling Beacon on the South Downs (to earn our pub trip) - great views. Claudia was very helpful in the run up to our stay and ready to answer any questions, plus providing all the information we could need about the details of the property.

Gorgeous home for a family get away.

From start to finish, the service and communication that Claudia gave us was outstanding, she made us feel truly welcome to stay in her beautiful home.

The house itself is just lovely and easily accommodated our party of 8 adults and 4 children. It's location for Brighton centre was brilliant, a bus just down the road and a not too expensive taxi ride back.

We will be back, and will absolutely recommend this to anyone who wants a large house in Brighton.

60th Birthday celebration

From the welcome by Claudia,the owner,to the speedy return of our damage deposit the only word I can use is fantastic.

The house is beautifully decorated with an eclectic mix of contemporary and retro themes. Very homely and equipped with all mod cons.

6 good sized bedrooms,we were 8 adults and 4 children.

Very clean and warm and a welcoming fridge with orange juice and milk.

Well located,it only took us 15 minutes to get into Brighton on the bus.

Fresh flowers everywhere.

If you are a big family/families,this is the place for you.

Warm, welcoming house for a large party

The house was just right for our large party. It was warm, both literally and figuratively. Nobody felt cramped but nor did we feel we were in a rambling place where we could have lost touch with each other. Equipment and consumables were of good quality and generally worked well. The location suited us well too. We have only two niggles. One is that there wasn't a proper draining board by the sink. The other is that we didn’t feel we could rely on the second oven - the house manual says “The small oven tends to burn things so we rarely use it but the grill is okay”.

Lovely, fun, colourful house

I spent a girl's weekend in Claudia's home and the house is absolutely lovely and was the perfect setting for our weekend. We did a big dinner in the kitchen and games and films in the living room. We really loved the space and all of the light, colours and decorations. Ten of us shared beds and bedrooms and were perfectly comfortable. Bathrooms and kitchen and wifi and TV all worked perfectly. On the basics- the interior matches the photos and everything had been cleaned and prepared for us in advance. Claudia is friendly, very nice and responsive on logistics and payments. The house is a little ways from the center of Brighton so either a longish walk or short drive or taxi ride (we did all three). We would all definitely recommend :)

This area of Brighton is quiet and residential but all the attractions of Brighton are only 10 minutes away by car. Locally there are a couple of lovely pubs, cafes and shops. Preston Park and Blaker's Park are very close, both are very lovely and have children's play areas.
