This airy and spacious family house with deck and small garden is the perfect base for a family holiday in the UK. Situated in central Brighton, East Sussex there are regular trains to London and the rest of the UK. Gatwick is only 25 minutes away and Heathrow 90 minutes. There are regular buses into town from a bus stop nearby.
We love our house but are away as we have another residence about half an hour away. This house is very much a family home. It isn't perfect but it is very lovely! It is cheerful, warm and welcoming. We are used to children and like them a lot, they are very welcome (so long as they don't draw on the carpet)!. There will be toys to play with and books to read. We have a travel cot suitable for a baby or toddler.
The house is decorated simply with splashes of colour everywhere and bold artwork on the walls. There are six bedrooms; three doubles and three singles as well as a comfortable double sofa bed in the living room and another in a first floor room that also has a double bed. NB if you are requesting the house to sleep 16 there are two single futons in one of the double rooms and a single mattress under the master bed which you can pull out as well, we also have guest beds in two of the singles so these can become twins. If you are requesting the house for any guests over 11 then there will be an extra charge of £40 per person per night added to the quote.
There is one bathroom with a deep bath, shower and loo and a separate loo next to this. The master bedroom has an ensuite shower and sink. There is also a small utility room with a washing machine and separate dryer.
The huge kitchen/diner is the heart of the house. The kitchen boasts a large six ring hob with a double oven. There are two fridges, one of which will be empty with a freezer that will have an empty shelf. There is a dishwasher, microwave and griddle as well as a toaster and kettle. The large pine table seats 6 easily (8 at a pinch) and can be linked with a fold down table and another table to accommodate either 4 more or 8 more, making a total of 16. There are chairs all over the house so you'll all have somewhere to sit.
The living room is spacious and elegant and a great place to relax in.
The back garden is small but pretty and is a suntrap in the middle of the day. To the side of the house we have built a deck that is perfect for evening meals or barbecues. We have a large but simple barbecue and tools but you will need to bring your own charcoal.
Our house is in central Brighton. The 5B bus stops just down the road every 10 minutes, it is a 15 minute ride to the sea. The walk into town is lovely through Preston Park and takes 30-35 minutes. This is a residential area but over the road is a small food shop which is open from 8am to 8pm everyday. Down the road there is a pharmacy, florist, pizza take away, off license, fish and chip shop, family run cafe and delicatessen. Just up the road at Fiveways there is another fish & chip shop, a post office, sweet shop, a well stocked fruit and veg shop and a few restaurants. There are several good pubs within easy walking distance and just around the corner on Lowther Road there is a lovely cafe with delicious home made cakes called Lark on Lowther.
Brighton is famous for The Pier - fun rides and excitement day and night, The Pavilion and its amazing architecture and well known across the world for its artistic and free thinking community, buzzing night life, great restaurants, magical winding Lanes and quirky North Laine shops.You will never be bored in Brighton, there is always something to do here, but when you come back to the house you will relish its tranquility!
As this is a residential area we are sorry but we are unable to accept Hen party or Stag weekend bookings... unless you are able to convince us that you will be a sedate, quiet and respectful group!

Now for the boring but important bit - Parking!
Please bear in mind that parking in Brighton is tight and the council do not encourage cars in the city. It is best to come by public transport but if you do drive then we suggest that you park your car up in a free zone and walk, bus or taxi in and out of town. Preston Drove and roads South towards the sea became part of Controlled Parking Zone J (CPZ J) at the end of September 2014. In April 2016 the council introduced another CPZ to the roads North and East of Preston Drove (Zone F) and in October 2017 the Council have extended Zone F to include Balfour Road and all roads going West of it.
This means there are lots more spaces available with voucher parking than there used to be, please note, the roads North and East of 121 Preston Drove (incl Lowther and Osborne Roads) are now included in CPZ F, and now Balfour Road and roads going West to Surrenden Road (including Bates and Gordon Roads) but there is still free parking down the hill on Preston Drove (past Harrington Villas), on Surrenden Road and on roads going West from there, so you may well be able to find free parking only a short walk away.
If you can’t find a free space or want to park right outside, we can offer you a visitors parking voucher which will entitle you to on road parking outside at a cost of £3 per car per day but please help us keep the use of these to a minimum because as a household we’re only allocated 100 per year. Thank you! Please Note: These vouchers are for zone ‘J’ only so make sure you check the sign in the bay you are parking in. We will leave the vouchers out for you to use if you need them, so there is no need to book them in advance. You’ll find these in the lobby on top of the shoe cupboard. Please fill them out carefully or you could get a ticket. There is a pen there too, for you to add your Vehicle Registration Number. Just leave any money under the vouchers in the tray.
The controlled hours are between 9am and 8pm every day - outside of this parking is free.
On the other side of the road there is a pay and display bay which almost always has spaces at a rate of 1 hour for £1, 2 hours for £2 and 4 hours for £4.
Do bear in mind parking gets very tight in the evenings, in both the controlled and uncontrolled areas, so you may have to park quite far away from the house.
Parking does sound complicated, but it will seem much simpler once you arrive – promise!
