The vast (90sqm), dual aspect open plan living / dining / kitchen space provides views north to the South Downs National Park and South to the sea. A fully glazed and opening facade provides direct access onto a dining terrace and then via an elegant steel staircase directly onto the beach. The largest of the master bedrooms in located on the new 3rd floor and benefits from spectacular views of the Channel and it’s own private balcony as well as a large sea view bathroom.

My name is Sarah. Together with and my husband and 3 children (aged 9,12 and 12) we I have lived in this property for the last 7 years, during an extensive refurbishment of the property. My husband is an architect and I am an interior designer.

Luxury in an amazing location
We needed a holiday that would work for 4 generations and 2 families giving everyone the space and entertainment they wished for. This gorgeous house was fantastic for everyones needs, we had an incredible time. Sarah and Donna couldn't have been more helpful in making our stay wonderful. Would highly recommend.
Stylish yet practical, great for kids and adults alike. A peaceful haven away from the rat race
Our party of 11 made up of adults and children loved this place. It was so well equipped. I could just go there again for the library alone! We spent most evenings on the balcony, glass in hand staring out to sea. So peaceful. It is well situated close to Brighton and the Downs; we had some fab days out. We'll certainly be booking again!!!
Stunning beachside retreat
We had an absolutely incredible break staying at 100 Old Fort Road, which I would argue is even better in the flesh than in the pictures. We were a group of 9-10 girls, and had originally planned on doing a hike on the Saturday of our stay, but loved it so much at the property that we cancelled plans and had a very chilled out day relaxing instead! Everything we needed was provided, and the property itself felt the perfect mix of stunning but also down-to-earth. I was particularly envious of my friend who got to stay on the top floor, which was breathtakingly beautiful, though all the rooms were brilliant so none of us were short-changed.
Huge thanks to Sarah and Donna who made us feel so incredibly welcome.. we all felt really spoilt to have the privilege of getting to stay in such a gorgeous place. It goes without saying that none of us wanted to leave. Really hope we can find a way of going back again..!

Great house, fantastic location
6 of us (3 adults, 3 children) stayed there for a week. the weather was quite varied and on rainy days, it was still wonderful to be indoors and enjoy the beach view from huge full height windows. the house is well equiped and beautifully designed, probably in the best location on Shoreham by Sea with a direct unobstructed sea view. fresh tomatos from the garden were a bonus:)

Beautiful views, spacious, stylish, well equipped
We had a great time staying at this property over half term. There were 11 of us in total including 6 children and it couldn't have been more perfect. With 6 bathrooms there was no quing for the shower! The place was clean and spacious and perfect for our group with a huge trampoline for the kids and it was brilliant for them being right on the beach. The owners were very helpful and accommodating providing a hamper of local and home grown goods on arrival and kindly let our kids have access to their toys. The house itself is stunning with a large cinema room which meant there was something to do on the one day it rained. The huge master suite was a real treat with an incredible view of the sea. Highly recommend.
Shoreham Beach is a located on a small shingle peninsular that can be reached by road or via a stunning new footbridge from the historic town of Shoreham by Sea. It is uniquely situated to enjoy it’s proximity to an ancient and vibrant Norman town whose architecture is reflected in it’s fishing history, the South Down National Park to the north and the beautiful meandering open valley of the River Adur to the west.
Shoreham boasts an award winning monthly farmers market and some wonderful independent cafes, bars and restaurants. The Ropetackle Arts Centre, recently voted best small venue in the Brighton area is located just by the Norfolk bridge, to the west of the town and has a lively and varied programme throughout the year. Shoreham Beach’s close proximity to Brighton; (8miles or 15mins by direct train) and London (less than 60miles / 1hour 15mins by direct train to Victoria or London Bridge) make this a great base for exploring the south east. To the west Worthing / Arundel and Chichester are all within a short driving distance from the house. Gatwick is the closest airport which is 30mins drive or direct train service.
