This is a large 3 bedroom, 3 bathroom family Home , with separate spacious Drawing and Dining rooms, Cloakroom with WC & WHB, fully fitted Kitchen and a separate Utility room, all ideally located in the West End of the City Centre. Can be arranged for 3 couples with own room and private bath or shower room each, or as 6 single beds in the 3 bedrooms. Extra small single beds can be provided in 2 of the bedrooms at no extra cost, allowing for families/groups of up to 8 in total..

It comprises the ground and lower ground levels of a traditional old Victorian stone-built terraced town-house with its own secluded and private walled garden and patio/terrace with table and seating area at the rear.

It is situated in a quiet single-sided leafy crescent just a few minutes walk from the central Princess and George Street shopping areas as well as the Haymarket Railway Station and Transport hub and surrounding restaurant area, 2 Art Galleries, and the Edinburgh Conference Center. There are 3 late opening supermarkets, and other convenience shops, in the Haymarket and West End areas, as well as a Post Office and Banks with ATM facilities.

The view from the large front bay window is across to private gardens, to which guests have access, and through mature trees towards the Art Galleries. The picturesque Water of Leith Walkway runs at the bottom of this garden, with access only 2 minutes from our front door.

This a family House, our home in fact as we live here ourselves part of the year. It will feel like a home, not a bland hotel or minimally furnished apartment building, and so we would hope you will enjoy it as a Home as much as we do.

About James

Retired and living in this house with my wife Janet for most of the year. But we move to our small house in France from April to September so this Edinburgh home is available for holiday lettings throughout the summer.

We have lived in Edinburgh for over 40 years and love this central location and the open view to gardens and trees opposite the house.

We thoroughly enjoyed our stay here. The owners are warm and accommodating. We felt as if we were staying in a relatives home in Scotland. Loved the home and the city!

Overall a wonderful flat, lots of space.

One improvement could be to put out more than one towel per person and dish towel to clean up.

Wow! What an amazing home!!!!

Six of us went bonkers in Edinburgh this summer for the Edinburgh Fringe!! We are all of an age now where we like our creature comforts and a bit of luxury and James' house has both in abundance!!

It is an imposing accommodation set on a beautiful crescent (think Oliver Twist!!) and is built so solidly that we could not hear anything above our own raucous noise! Many a laugh was had around the dining table or in the lounge with a glass of wine as we recounted our adventures during that day.

Everything that we needed was supplied and it was just a short walk into the City Centre to all of the venues that we had booked!

Although six of us went, there were sufficient beds for eight - so children could easily go too! Edinburgh itself is simply one of the most beautiful cities and well worth a visit in its own right away from the Fringe.

Having said that, we had such a hoot that we intend to rerun on alternative years to the Fringe. Suffice to say that I won't be searching around for any other property....James...you will be stuck with us!!

(Just one slight thing.. the shower in the back double bedroom kept veering from cold to extremely hot with nothing in between. it didn't spoil anything for us as they just used the showered in the other double bedroom but i wanted to let you know in case you were unaware.)

Nice house, great location, but parking is a problem

We visited Edinburgh in August and had a nice stay in this house. The kitchen was refurbished and well appointed and there are plenty of dishes and equipment to cook meals. The house has lots of light and many rooms to sit and visit. It was very comfortable. All of the bedrooms are downstairs with one of the rooms having a nice garden view. The windows are a bit old so it was hard or impossible to open a window for fresh air. The only problem is parking. If you've got a car, the parking on the street is permit only. To find free street parking we had to go over 3/4 mile (about a 20 minute walk). However, once we dropped our luggage off and found a parking spot we didn't need our car again until we left. So, it was not a major problem to us.

Like being at home in Edinburgh

James and Sarah were very accommodating for our family, 3 little children and 6 adults, attending our son's wedding. Centrally located on a quiet street but we still were able to walk to the central district. Cab fare from the airport was $20 US; well worth it considering luggage and children. Grocery store about a 15 min walk. We'd certainly stay there again on a repeat visit to Edinburgh.

Lovely Flat in Edinburgh

We had a wonderful stay here and especially found the flat as described. James was so helpful in promptly answering all of our questions prior to our stay, and Sarah was terrific to meet us and get us settled. They both were very accommodating. We highly recommend this flat. It was perfect for our family trip to see our daughter graduate, and we hope to visit again!
