2 bedroom, 2 bathroom with share garden

This recently renovated two-bedroom property occupies the ground floor of a listed New Town Conservation Area Georgian townhouse.

“This is a generously proportioned apartment with high ceilings, large windows and ornate cornice work throughout. Lovingly restored, it now benefits from luxury fitted bathrooms, modern appliances and furnishings. Ideally suited to two couples, or a family of four; with the option of an additional sofa bed to sleep five, it is a wonderful base from which to explore the city.

The apartment consists of a good-sized open plan lounge/dining and kitchen area overlooking the private crescent gardens (guest accessible with key). There are two bedrooms; the master bedroom has a king size bed and adjoining en-suite bathroom with luxury shower, WC and sink. The second bedroom can either be set up as a double or twin room depending on your requirements. The second bedroom is adjacent to the bathroom, which boasts a large bathtub with overhead shower. Both bedrooms are at the rear of the property and have views towards Inverleith and Fife as the flat has an elevated position on top of a hill.

The apartment provides High Definition TV, DVD player and free WIFI. The very modern fully fitted kitchen comes with fridge freezer, a modern oven, Induction hob cooker, plate warming drawer, dishwasher and microwave oven. The Bosch washing machine is extremely quiet so won't interrupt the mood. An iron and ironing board is provided as well as plenty of equipment for home baking should you feel the need. The dining table seats six people comfortably.

Located in the quiet residential street of Claremont Crescent it’s within a 15-minute stroll of Princess Street and close to the delights of bohemian Broughton Street. The local area offers a varied range of retail & specialist shops, delicatessens, galleries, cafes, bars and independent restaurants. Nearby, you can enjoy walks along the Water of Leith waterway and not much further afield are the highly acclaimed Royal Botanic Gardens. Edinburgh’s rich choice of theatres, cinema complexes, museums, galleries and libraries are all close by on foot, with public transport links available should you prefer to take the bus or tram.

There are three options for parking.

1) You can park outside the flat which is pay by metered and it cost £1.20 per hour. It starts from 8:30 - 17:30 from Monday - Friday. It is free outside those restricted hours and free for Saturday and Sunday too.

2) There is a free parking nearby which is 0.5 mile away where you can park there during the day time and the map is in the guide book.

3) You can park at the Claremont Hotel next door for £5 per day. If you want to use the hotel parking please let me know ahead because I need to let the hotel owner know.

Please Note: Entry to the apartment is from 2PM onwards. Incase of late arrival after 6:00 pm. We'll leave the keys in a safe box with a combination lock for access. Do not worry we won't charge you for late check in if this is the case. Earlier entry can be arranged but this depends on availability. If you are arriving earlier than 2PM on your day of arrival, it is always worth contacting us, as we will always endeavor to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 10 AM, however, a guaranteed later departure (up to 8PM) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day.

A refundable security deposit of £200.00 is payable prior to arrival, incase of any breakages or damages.

This is a no smoking property and not suitable for pets.

A baby highchair and a cot can be provided on request.

** Extra person after 4 guests charged at £20 per night. However if the guest is 12 years of age or under they are free of charge.

We expect you to enjoy yourselves but equally treat the place with respect. No smoking inside and please leave your pets at home..

*** Please note that to keep costs down I do not charge a cleaning fee.

For this reason, I would appreciate if you leave the flat clean and tidy including washing any dishes you may have used. Thank you

Great stay in this beautiful flat

Beautiful flat in a really good position. A quiet crescent but only a 10 minute walk to Broughton street where there are a choice of pubs, cafes and restaurants. Then another 5-10 minutes to Princess Street. Great position if you don't mind a little walk. Very clean and well equipped. We had a lovely stay

Perfect Edinburgh Rental

We recently stayed for four days the beginning of August, the last two when the Edinburgh Festival opened. We were traveling with our teenage daughter, who loved the privacy of her own bedroom and bathroom. When we arrived, the flat was immaculately clean and very thoughtfully, there was even enough breakfast food for the first morning (bread, milk, cereal, juice and butter). The pictures accurately depict the flat, which is light filled and very comfortable. The kitchen is especially well-equipped. Wifi worked great. It is an easy 15 minute walk into the town center; with all the crowds and energy of the Festival, we enjoyed the quiet neighborhood. We had our own car and while we parked across from the flat one night, we took advantage (for a small charge) of the next door hotel's parking the other three nights: the lot is actually behind the flat on Broughton Street, about a 5-10 minute walk. Conveniently there is also a Tesco Superstore a 5 minute drive from the flat (also on Broughton) or easily a 10-15 minute walk. Yui was very responsive and prompt to all our inquiries, and most helpful. From the flat's location, it was easy to access roads to Glasgow and Fife, and there are several good restaurants nearby; look for restaurants near the Playhouse and it won't be a far walk. I would most definitely recommend this property. Thanks, Yui for a great stay!
