About the property

Comprises Willow Tree Cottage which sleeps 2 and Ivy Cottage which sleeps 4. Set in its own enclosed grounds with large parking area and lawned gardens with a gazebo and small putting green.

Located in an area of outstanding beauty with views of the Campsie Hills and mountain ranges in the Loch Lomond and Trossachs National Park.

The land is rich in wildlife with regular sightings of deer, hare, beautiful pheasants and squirrels. There are many species of wild birds including buzzards which live in Little Carbeth Glen and majestically soar around the estate. Little Carbeth Lochan is home to wild Mallard and an Osprey visits from July until September. The estate is also home to a prize winning fold of Highland Cattle. Definitely a photographers and wildlife enthusiasts dream location.

Ivy Cottage

Mostly on upper floor. Entrance Hall with underfloor heating.

Staircase leading to upper hall. Large lounge kitchen/dining area and balcony with spectacular views.

Separate shower room with wc, underfloor heating and heated towel rail. Next door is bedroom 1. Attractive twin or super king size (please advise your requirements at time of booking) bedroom. Plenty of drawer and wardrobe space.

Also leading off the upper hall is the master bedroom suite with half canopy 5’ bed, lots of drawer /wardrobe space and shelved cupboard for luggage. Large ensuite bathroom with shower over the bath, underfloor heating and heated towel rail. Lovely views of Carbeth Lochan and Campsie Hills.

All electric panel heating, wood effect stove, hob and oven, dishwasher, microwave, fridge and freezer, satellite freeview TV, DVD player & CD player. There is a socket provided for WiFi.

Shared with other cottage:

Separate laundry room with washing machine and tumble dryer. Barbeque, table tennis and rowing machine. Also storage area suitable for cycles, canoes and other sporting equipment.

Willow Tree Cottage

All on ground floor. Entrance Porch with limestone floor and door leading to an attractive open plan sitting room, kitchen/dining area. Cloakroom/luggage store. French windows leading to patio area with wonderful views.

Small hall leading to double bedroom with 5’ bed, ample drawer and wardrobe space.

The large bathroom also has a separate shower area, underfloor heating and heated towel rail.

Little Carbeth is very well situated for touring Scotland, we are 30 minutes by car from Stirling and Glasgow and 1 hour from Edinburgh and Perth.

The village of Killearn is half a mile away. The facilities there include: Chemist, doctors, co-op, spar, bank with ATM, butcher, tea room, gift shops, art gallery, village pub with restaurant and hotel with restaurant.

Balfron is about 2 miles distant and offers a similar selection of facilities.

Things to do in the immediate area:

Walking

From Little Carbeth you can easily walk to the River Endrick. The West Highland Way is also nearby.

Fishing

River Endrick, Lake of Menteith are the local fisheries.

Tennis

Excellent tennis courts within half a mile

Golf

8 courses within 10 miles. Balfron has an 18 hole course with magnificent scenery, day tickets £15. Buchanan Castle Golf Club is 15 minutes away and reduced green fees have been negotiated.

Cycle hire is available nearby. Super mountain bike tracks in nearby Queen Elizabeth Forrest Park.

An ideal location with a stunning view from the balcony.

We enjoyed our stay at this location. The owners were very helpful in accommodating our needs. The unit is spacious and well laid out.. It ranks among the very best of our various vacation homes.. You do need to take provisions because those supplied are somewhat less than you normally find.

Owner's Response: Thank you for your kind words regarding your stay at Ivy cottage. We are disappointed however that you found that you had to bring some provisions to our self catering property. We did supply tea, coffee, sugar, milk, towels, bedding, washing up liquid, dishwasher tablets, soap, toilet rolls, kitchen towels, dish towels, biscuits, bbq fuel, salt, pepper etc. Having checked with other self catering owners we feel that what is supplied is better than average but I have never done self catering in Canada and perhaps more supplies are given over there. I'm not sure what was missing. Thanks for your visit.

Spacious well furnished property, with everything we needed, including a lovely balcony.

Spacious, clean property with good quality fittings and equipment. The owners were very friendly and accommodating. We did not get best use of sitting out on the balcony with spectacular views, due to dull weather.

As our holiday, with our grandson, was primarily to meet family and friends we had not seen for sometime, the weather was less important and the location was ideal.

Home from home in a gem area of Scotland

The property was better than described. Nice touches of sophistication with rustic practicality, set in a beautiful scenic and serene farm neighborhood. The area offers many activities and is fairly central to major attractions. The owners are a super, helpful couple willing to go above and beyond. I would gladly recommend this property.

A little piece of heaven

Ivy cottage is a true home from home , the kitchen is well equipped so we were able to eat in most nights and make the most of the beautiful views and sunsets

The owners have furnished it to a very high standard and the bedrooms and bathrooms felt more like a 5 star hotel than holiday cottage.

Will definitely be returning and have recommended it to several friends who are considering going to Scotland next year.
