Two Rivers is a duplex penthouse apartment occupying an exceptional position in one of the most picturesque towns in the Scottish Borders. Sitting just a two minute walk from the charming town square, this three bedroom property offers a bright contemporary living space with outstanding views over the rooftops to Kelso Abbey, the River Tweed and Floors Castle beyond.
A striking feature of the apartment is the stunning roof window which floods the upper floor living area with light. Set out in a modern studio style, it is an ideal space for relaxation or socialising with friends. It features generous leather sofas, a flat screen TV with DVD/CD and a smart dining area seating up to six guests. The feature window opens-up onto a small balcony seating 2 where you can enjoy a morning coffee soaking up the views, or alternatively a short 100 yard walk will take you onto the riverside for an early wander feeding the ducks or simply a spot of river gazing as salmon fishers cast their lines on the famous Junction pool of the legendary River Tweed.
The lower floor of the property is occupied by three double bedrooms (one en-suite) along with the kitchen and family bathroom. The bedrooms are well presented with high quality bed linen accented by colourful throws and cushions, and the rooms all benefit from generous fitted wardrobe space. The compact kitchen is well equipped with all the essentials required for day-to-day living including integrated modern appliances with fridge/freezer, oven, microwave, small dishwasher, and washing machine.
The apartment is available for short breaks as well as weekly lets, allowing guests to take advantage of the many events taking place across the area such as the regular National Hunt Race meets at Kelso Racecourse, the Floors Castle Horse Trials, the Massed Pipes and Drums, the Open Golf Championships at the Roxburghe, Antique Fairs at the Border Union Showground, or the fantastic Borders Book Festival or Walking Festival.
The property is located just a two minute walk from Kelso’s cobbled town centre, one of the most attractive and scenic towns in the region with its Flemish-style square and rich Georgian and Victorian architecture. You will find excellent local amenities here with a good choice of friendly independent shops, bars, restaurants and coffee shops, including Oscars, a superb wine bar & restaurant where you are guaranteed a warm welcome and a menu serving the finest locally sourced ingredients - the Aberdeen Angus chargrilled steaks come particularly commended! For provisions, the town is served by two excellent butchers’ shops, a fishmonger, a super deli, and a number of bakeries, while two large supermarkets sit nearby for all of your holiday needs.
Activities and Attractions
Floors Castle, the magnificent home of the Duke and Duchess of Roxburghe is just a ten minute walk from the property where visitors can take a tour of the castle led by knowledgeable guides who will introduce you to the history of this exceptional residence and its priceless collection of fine art, tapestries and porcelain. Indulge in an afternoon cream tea at the Terrace Cafe, take a wander through the beautiful grounds of the estate and the pretty walled garden centre, followed perhaps by a visit to the stately homes of Manderston, Mellerstain, Paxton House or Abbotsford which are all within a half hour drive.
For outdoor sports, the town is synonymous with fishing, sitting on the confluence of the rivers Tweed and Teviot, and has several prime beats on the doorstep in addition to some excellent and reasonably priced fishing on the Teviot system. For golf enthusiasts, Kelso Golf Club is an attractive parkland course resting on the edge of the town while the Roxburghe Championship Course sits just 3 miles from the property - recently voted 6th best course in Scotland by readers of the country’s best selling golf title.
The area has endless opportunities for walking and cycling with hundreds of miles of quiet country lanes, way-marked routes and forest trails to explore from short gentle meanders to long distance trails, taking in the outstanding scenery of the Cheviot Hills, the Pennine Way and Dere Street. The Borders Abbeys Way takes in the magnificent monastic ruins of Kelso Abbey, while the Kelso to Roxburgh circular is a scenic 3 hour walking route taking in historic sites of interest and plenty of wildlife spotting opportunities along the way.
For family friendly activities, Shedden Park has a play park, skate park and plenty of green open space for running around, while a swimming pool, fitness studio, gym, and tennis courts all sit just a five minute walk from the property. The town has an ice-rink which is open during the winter months for curling and skating, and a dance studio sits nearby with everything from hip-hop to jazz.
A half-hour will take you to the wonderful heritage coastline with miles of deserted golden sands perfect for rest or play, while the cultural city of Edinburgh is just an hour’s drive where you can take advantage of events such as the vibrant Edinburgh Fringe Festival, exceptional Jazz & Blues Festival, or simply a day-out exploring the exquisite historical architecture of this beautiful city. Regrettably the apartment is not suitable for dogs.
The apartment can be taken on a purely self-catered basis, or part or fully catered options can be arranged including a homemade meals and wine delivery service, or a food hamper for the start of your stay.
The position of this apartment is on the second and third floors with no lift access, therefore the property is unsuitable for mobility restricted guests.

This house was just beautiful. All rooms where of a high standard and very clean. the livingroom/dining room was lovely. as soon as we got there we felt really comfortable.The owner had left us plenty of tea/coffee and there was a lovely box of chocolates for us. The house was very central for everything so did not need to get any taxis. Definately return back to this property in future.
This gem of a duplex is brilliantly located within 2 mins of the square on Kelso. Parking is easy (one space provided) and free nearby which makes it simple for all those visiting. We were staying in the area for a wedding so essential that we had good hot and powerful showers and every comfort to help us prepare for the special day. We especially liked the bright and airy lounge with wonderful views from the small terrace and felt the 'upside down' layout worked very well. Beds very comfortable and quality cotton bedding, generally everything we needed was already in place - even glasses for the celebratory fizz! Local Co-op was also also just a short stroll for fresh bread and essentials in the morning. Would very much recommend for 2,4 or 6 adults getting together to visit the lovely Borders
