The cottage is set in a wonderfully tranquil area where you can unwind and soak up the fresh country air and spot the abundant wildlife on the wider estate. The accommodation sits on two floors with a light open plan living area which is just perfect for relaxed socialising in front of the wood burning stove after a busy day exploring the stunning Borders countryside.
Beautifully presented, the property has been carefully designed to ensure maximum guest comfort sleeping up to six guests in three bedrooms which all benefit from outstanding views across open countryside.
With sumptuous beds and crisp fresh linens, the cottage benefits from a large ground floor bedroom with en suite bathroom and two first floor bedrooms with a luxurious shared ‘Jack and Jill’ bathroom suite.
Open-plan living/dining/kitchen area. The living space features a large double sofa and and three generous armchairs set around a cosy wood burning stove (initial supply of logs supplied). There is a TV with Freeview and DVD player.
The kitchen is well-equipped and includes an electric oven and hob, microwave, toaster, fridge, freezer, dishwasher and washing machine. The dining area has a table and seating for six guests.

BABIES & CHILDREN
A travel cot and highchair are available on request.
A maximum of two well-behaved dogs are welcome. They must be kept to the ground floor uncarpeted areas of the property and are not permitted in the bedrooms or on the furniture.
Important - Hoscote have a number of active Conservation Projects in progress. It is therefore essential that dogs are kept on leads at all times while on the estate, both to protect the estate’s conservation measures, the farm’s livestock and your dogs. The estate would be pleased to advise on alternative local walks to enjoy with your dogs.
Bed linen and towels are supplied. Duck and down duvets and pillows are provided. Hairdryers are available for guest use.
Bicycles for adults and children are available on loan free of charge, subject to availability.
WI-FI & MOBILE COVERAGE
Wi-Fi is available but speed can be slow as a result of the rural location . Mobile signal is poor across most networks. A landline is available for reasonable use by guests.
Central heating throughout with a wood burner in the living room. The initial supply of logs is provided.
GENERAL ESTATE INFORMATION
It is important to note that Hoscote Estate is a working and shooting estate; as such there may be some farm and estate traffic around the grounds during your stay. As it is a shooting estate with breeding pens, walking is, by necessity, restricted to the tarmac roads of the estate only.
We would ask that guests adhere to the guidelines provided by the estate on arrival. Nearby Craik Forest (2 miles) offers extensive trails for dog walking and biking.
