Nestled in the heart of the Southern Uplands, newly refurbished Gardener’s Cottage is set on the stunning Hoscote Estate amidst spectacular rolling countryside with nothing but the tranquil sounds of nature to interrupt your day. The idyllic setting is a perfect spot to soak up the peace and quiet, watch red squirrels from the garden or experience endless opportunities for walking and cycling right from the doorstep.
Tastefully styled using a gentle palette of soothing neutrals and soft linens, the large open plan living area features deep comfy sofas, a vibrant kilim rug and cosy wood burner providing plenty of country charm. There is a sociable dining space for six guests and the kitchen is well appointed for holiday living with a delightful Aga range which is certain to appeal to experienced cooks or budding masterchefs! On sunny days french doors open out into the garden for those alfresco moments and the odd glass of wine set against a backdrop of pretty woodland and big sky views. The three double bedrooms are understated but elegant providing flexible accommodation for friends and families.
Guests also have use of the wider estate which extends to approximately 450 acres and dedicated trails have been created for guests to enjoy the stunning countryside on foot or on mountain bikes which are available on loan from the estate office. The extensive grounds offer plenty of wildlife spotting opportunities, including rare butterflies, peregrine falcons and the enchanting red squirrels that have recently been re-introduced here.
For families and parties looking to holiday together, Gardener's Cottage can be let in conjunction with nearby Pathhead Farmhouse (sleeps 6) offering both privacy and flexibility for larger groups.
The nearby town of Hawick (9 miles) has several large supermarkets and a selection of independent shops, including delicious fine foods from Turnbull��s deli, or the fantastic courtyard coffee shop at Johnstons of Elgin Cashmere. Other nearby dining options include the Mansefield House Hotel, the excellent Cross Keys Inn in nearby Denholm or the italian bistro restaurant at the Denholm Meet.
Hawick is home to the finest quality Scottish cashmere and knitwear and guests can follow the Textile Trail which includes visitor centres and museums as well as factory and retail outlets where you can buy everything from finest quality cashmere, unique sample pieces or perhaps some natty woolly socks!
For a little bit of history, head to the Heart of Hawick, a superb new arts and heritage project which includes the Textile Towerhouse Museum, as well as the Scottish Archive whose registrar and genealogy services can help you on the path of re-connecting with your Scottish roots.
For wet-weather fun, the Teviotdale Leisure Centre has a pool and other activities to keep children happy and entertained, and the Tower Mill Hub has a cinema, theatre and cafe.

In addition to walking and cycling on the estate, Hoscote is only a couple of miles from 10,000 acre Craik Forest offering fabulous walks and panoramic vistas as well as dedicated mountain biking trails such as the Wolfcleuch Loop and Criblaw. Naturalists and photographers will find the area enchanting with many wildlife spotting opportunities, including a hide on the Policy Wood Trail offering an opportunity to view the rich birdlife of the area.
The peaceful, road-free countryside is also perfect for horse riding and a local stables offers hacks for all levels and abilities. Golf enthusiasts are also well catered for with 11 courses in the immediate area including the well-regarded courses at Hawick and the sublime Roxburghe championshop course near Kelso. Clay pigeon shooting and archery can be arranged at Hoscote and there is excellent shooting and stalking available on neighbouring estates. Salmon and trout fishing are available on the nearby River Teviot.
Hoscote is well-positioned for exploring the wider Borders area and guests will uncover a land with a turbulent and rich history, punctuated by imposing castles and grand stately homes including Floors, the majestic home of the Duke and Duchess of Roxburgh. Explore the evocative ruins of abbeys at Kelso, Melrose and Dryburgh or the stunning setting of Abbotsford, the romantic home of Sir Walter Scott. The magnificent city of Edinburgh is an easy day trip – about an hour and a half's pretty drive from Hoscote.

The kitchen is well equipped and includes a fridge/freezer, small dishwasher, microwave, Stanley range-style cooker, toaster. The dining area has a table and seating for six guests.

Garden and grounds
The property sits in an open unfenced garden with a small lawned area and bench seating to the side and rear of the property. There is ample private parking. Guests have use of much of the wider estate which extends to approximately 450 acres, but are not able to walk immediately in front of Hoscote House itself, or to venture to the walled garden, both of which are privately owned.
Bed linen and towels are supplied.
Hairdryers are available for guest use.
Catering at Gardener����s Cottage is entirely flexible. The property can either be taken on a self-catered, partly catered or fully catered basis. A homemade meal delivery service is also available.
Daily housekeeping and linen changes can be pre-booked at additional cost.
A travel cot and high chair are available on request.
Wifi and mobile coverage
There is no wifi in the cottage due to service difficulties. Mobile signal is poor. A landline is available for reasonable use by guests.
Two well-behaved dogs are welcome at Gardener’s Cottage but must be kept to the ground floor uncarpeted areas of the property. Dogs must be kept under control when walking on the Estate.
Bicycles for adults and children are available on loan free of charge, subject to availability.
Smoking is not permitted in the property.
