Moderrn Comfortable yet well equiped 3 bedroom villa with breathtaking views.

Villa Harmonia is a fully detached and totally UN-overlooked property.

The property is just 4 kilometres away from the main Nicosia to Limassol road, allowing excellent access to all the main towns.

Villa Harmonia is ideally located allowing access from Paphos to the most eastern area of Famagusta. Harmonia can be reached within 30 minutes from the local Larnaca Airport.

The journey from Paphos airport is also very easy 1.30minutes.

The villa is located on an elevated position, offering unique panoramic coastal views from east to west. It offers visitors easy access to beaches, towns, museums, historical excavations and the Troodos mountains.

The mountains offer well established walking routes of various degrees of difficulty.

The routes can be selected to include the opportunity to taste local meals and wine tasting.

The island of Cyprus is an all year destination.

Visitors can relax by the pool but also have the opportunity to experience numerous water sports.

The property is based on traditional Greek architecture, is less than 8 years old and has been very well cared for, sitting comfortably on large plot of land.

It is a fully detached 3 bed house has and it has been designed and built to a high specification with every detail to ensure complete tranquilly, privacy and serenity.

It also benefit from a good size private UN-overlooked swimming pool.

The views are breathtaking panoramic sea views across the coastal line.

This home benefits from a long list of features including A/C and C/H in each room, ceiling fans, ceramic tiled floor throughout, sliding windows and patio doors with fly screens, gas fire place, fitted kitchen with integrated oven, hob and extractor fan, storage room, fitted bathroom on the ground floor and 2 shower rooms on the first floor where you will find 3 double bedrooms with fitted wardrobes and dressing area to the master bedroom and wooden beamed ceilings.

There is a private driveway, large veranda and covered seating area, separate BBQ area.

The property is fully equipped and it benefits from a good broad band, Wi-Fi connection

NOTE:

- The villa is covered in tiles both internally and externally. The surfaces can be very slippery particularly when wet.

A lot of highlights and some small shadows

We (3 German adults on business purposes) were the first renters after the four months winter break - and booked the property only 40 hours before arrival. But the house keeper made a very good job, and nearly everything was very well prepared for our two weeks stay.

The villa is located a little bit outside of the village of Maroni, the next major supermarket is some kilometers away, so you better rent a car. By GPS, the villa was easy to find, even there were a lot of left and right turns.

The villa has three similar bed rooms and two bath rooms with shower in the upper floor, and one bath room with a tub in first floor, where also the big kitchen and the wide living room are. All rooms are located on the southern side of the building, built in 2008.

Everything you need for a longer stay is provided, maybe not always best quality, but enough and not damaged.

The internet was fast (20 MBit download, 5 MBit upload).

While the air conditions in the bed rooms were heating properly, the one in the living room didn't (at the end of winter time, we had temperatures by night lower than 10 degrees Celsius). But the house keeper helped us with an infrared heater, so it became warm soon. That's of course not a problem for summer time, the air condition worked well in cooling mode. There is also a gas fire place, but the room is too big to warm it properly by this.

The only real problem we had, was the warm water, which should be warmed by solar panels. But the pipes at the tank leaked, so cold waters was refilled all the time. So we had to use the electricity to heat the water when needed (and better one hour before). But I'm sure, this problem will be fixed soon.

So in total, we were very satisfied with this great villa - and we will come back next year!

Very nice house and pool, very quiet ( we like that) and great seeview. All positiv. One thing could be better: the house was hard to find in the dark with the description from the owner.

Nice house, great views

nice house and poole, very quiet ( we like that) , beautifull seaview . House was clean, maintained garden . All positiv. One thing could be better: the house was hard to find with the description from the owner, especially in the dark.
