A Grade II Listed Modern House On The Seafront With Large Garden & Private Pool

Recently featured in The Guardian's Travel section as one of their "fab 50" holiday cottages in the UK, the house sleeps 9 comfortably in 5 bedrooms with 3 bathrooms.

Fully equipped kitchen including dishwasher, kettle, toaster, built in oven, hob and fridge freezer. Comprehensive selection of saucepans, frying pans, serving dishes, plates, bowls, glasses mugs etc. Bean to cup coffee machine makes cappuccinos & lattes.

Large (23') sitting room with views over the garden and the sea. 42' Sony smart HD TV with catchup TV, Netflix etc.; BluRay player; Bose hifi.

Separate dining room, also with sea views; dining table and chairs for 8; high chairs available.

Pool complex contains lounge with Bonzini table football table, small kitchen with sink and fridge, changing room, shower and WC. Double garage.

The house is set in 0.66 acres of grounds, with large lawn area and a private heated swimming pool available from May to September (approx. 12 metres). Garden equipment includes: large outdoor dining table and chairs; deck chairs and sun loungers; outdoor sofa and armchairs; large trampoline.

At the front of the house, there is an extensive driveway with parking for many cars.

Why Jon chose East Preston

We loved the house first, as an iconic piece of modernist design in a great setting, and discovered the area second. Living in London, this is a fantastic escape for us as a family and is only and hour and a half away.

Excellent Location

The house is very quirky and very well presented and clean. The pool was lovely and warm and the pool house was great as you could get changed and showered before coming back into the house. Walking through the back gate to the beach was also great.

It would've been helpful if there were toilet facilities in main living area.

Owner's Response: Thank you for taking the time to comment, and I am pleased to hear that all ages enjoyed their stay. Just to clarify for future guests, the first floor (with the sea views) has the sitting room, dining room and kitchen, while the ground floor has five bedrooms and three bathrooms; there is a further toilet (and shower) in the pool house. The floor plan is now available in the photo gallery.

Beautiful house, dreamy location

This is an amazing house which has been beautifully restored. It is great for 2 families and has everything you need for a wonderful break - lots to do at the house, incredible sea views and the beach at the end of the garden. Everything is in great condition. We will definitely book again.

A truly fantastic week in an amazing house. And to top it off a perfect location. We arrived to a spotless well equipped home and had so much fun exploring all the quirky characteristics. Apart from the beach and the lovely local Seaview pub we literally spent the whole week in the house making the most of it. Cannot wait to return!

We all loved vista point. Fantastic location with ability to walk out from gate at end of garden on to beach. Lovely views. House is fascinating and very well equipped with wonderful views from lounge and dining room.

And then of course there was the wonderful swimming pool which we spent hours in.

Jon was extremely helpful and responded always very quickly to any email.

The beach is at the bottom of the garden. It is a quiet beach, generally only used by residents of the private estate that the house is in. It is a mixture of shingle and sand, with large sand flat at low tide.


Rustington Golf Centre is two miles away. Golf courses include:

- 3 Hole (Par 3) Academy Course

- 18 Hole Putting Green

How to get there

Just 90 minutes from London by car or by train. Angmering station is 1 mile from the house with trains directly to London Victoria, London Bridge and Gatwick Airport.


The village of East Preston is half a mile away, with shops, restaurants and two pubs. Littlehampton (East Beach Cafe) is 3 miles away. Arundel (Castle and Wetlands Centre) is 7 miles way. Chichester is 17 miles to the west, and Brighton is 20 miles to the east and easily accessible by train or car.

Friday 6th July - Friday 13th July for £3,000!! The usual rate for this would be £3900.

Except during July and August, we offer week long stays running from Friday to Friday, weekend short breaks from Friday to Monday, and mid-week short breaks from Friday to Monday. Changeover days are therefore Fridays and Mondays and if you pick your stay to start and end on these days of the week you should see the correct price for you stay. When we are less busy we can be more flexible on change-over days - just ask. During July and August we only offer 7 night stays (or multiples of 7) running from Friday to Friday.

The house contains many original features (cupboards, dressing tables, bed headboards etc) designed by the architect, and this originality is part of the reason for its listing by English Heritage. Many of these would be very difficult and expensive to repair. We therefore require a £1000 refundable damages deposit 7 days before your stay. This can be paid by credit card if you refer, and is refunded as soon as the housekeeper has had a chance to confirm that there is no damage - this is usually within a couple of days and always within 7 days.
