East Rose is a unique hamlet of holiday cottages, set in 17 acres with wonderful views over rolling Cornish countryside.

Our holiday cottages are located on Bodmin Moor, between the picturesque villages of Blisland and St Breward, with easy access to the superb North Cornish Coast including Wadebridge, Padstow and Newquay.

Our holiday cottages have all been converted from original farm buildings and offer plenty of character including 3 foot thick stone walls, vaulted roofs and exposed timbers. Sleeping between two and six, our cottages are tastefully furnished and offer all the home comforts you could need. The high standard of our cottages, combined with our stunning location offers you a wonderful holiday experience in Cornwall.

Arrival / Departure times:

Guests can arrive from 3pm on the arrival day. If you anticipate arriving before this, please contact us in advance so we can try to make arrangements for an early check in. If you anticipate arriving after 5pm, please contact us in advance so we can make arrangements for the key collection - we will be on site to meet all arrivals before 5pm.

We ask that guests have vacated the cottage by 10am on the morning of their departure day.

Electricity / Gas:

Guests pay for any electricity used (Mowhay cottage has gas as well).

All the cottages have electric meters that are read at the start, and end, of your holiday. Payment is due on departure.

Linen and towels:

Bed linen and kitchen linen are provided free of charge. A towel set can be hired at £5 per person per week, consisting of a hand towels and bath towel (free for overseas guests). Cot / highchair available free of charge (to be requested upon booking).


Smoking is not permitted in the cottages or any of our facilities. We would prefer if you do smoke outside to please do so away from the cottages and remove cigarette ends afterwards. Cigarette bins are located close to each cottage.


We are pleased to welcome guests with dogs. We are also conscious of our responsibility to all our guests. We want the cottages to always look their best and for peace, cleanliness and tranquillity to be maintained. Dogs can enjoy a wonderful holiday in the East Rose area with our own lake complex, acres of moorland, woods and beaches to walk and explore. We will normally be happy for you to bring your dog, subject to prior arrangement, and strict adherence to our dog booking conditions:

1. Dogs must never be left alone in any cottage under any circumstances.

2. Dogs must not sleep on or climb onto any furniture inside your cottage.

3. Please keep your dog on a lead and under control at all times whilst outside your cottage and, in particular, do not let your dog wander around the site unsupervised.

4. Please place any droppings in plastic bags in the dog bins provided. There is one located in the rubbish/recycling store, one at the top of the property near the clothes line, one in the area in front of Barn/Tamarisk Cottages and two around the lakes. A supply of dog bags can be found in the rubbish/recycling store; please ask if the supply is not sufficient.

There is a charge of £25 per dog per week (max 2 dogs).


A coin operated red telephone box is located next to the main car park. Mobile phone signal is still weak at East Rose - the best signal can usually be obtained near the main entrance to the property.


Wifi is available to all our guests. Access is free, but a code is required and can be located in the cottage.

The Laundry Room:

The laundry room is equipped with a washing machine, tumble drier, iron and ironing board. An outdoor whirly washing line is available for guests to use as well. The machines are operated by 2 x £1 coins. You can also find a mop and bucket, and a vacuum cleaner which you are welcome to borrow if required. We ask you return them as soon as you have finished so they are available for other guests.

Tourist Information:

A selection of local attraction leaflets are located within each cottage, with a larger selection located within the laundry room. There is a Tourist Information Office in Bodmin.

Grocery Deliveries:

Free delivery of your shopping on arrival from our local St Breward Stores. Order before hand and pay during your stay.

Home deliveries also available from local supermarkets (Asda – Bodmin, Tesco – Wadebridge). Please ensure delivery is arranged for after your arrival. The postcode for East Rose is PL30 4NL.


Daily papers available from the village shop in St Breward.

Post Office:

The village post office is now located within the village shop in St Breward.


Our recycling and bin store is located in the small slate roofed building between Stable Cottage and the lakes. There are a number of labelled containers for the recycling that is collected fortnightly. There are also a number of bins for general refuse.

BBQ and Picnic Areas:

There is a built in BBQ located within the lawned area between Barn cottage and the lakes. Picnic tables and benches can be found throughout the site, around the cottages and lakes.

Barn cottage, one of seven cottages at East Rose, is one of the oldest of the original farm buildings dating back to the early 1800's with original stone walls and a vaulted ceiling.

With an extension added in 1998, the cottage offers one double bedroom with shower room en-suite, one standard twin bedroom, one small twin bedroom, a bathroom and upstairs to an open plan kitchen/lounge with dining area.

The original conversion offers 'upside-down' accommodation to make the most of the stunning views over our lakes and surrounding countryside.

Night storage heating throughout.

About Matthew Morris

The Morris family moved to East Rose in 2006, having already lived in Cornwall for over 20 years.

Liz and Larry now live locally, with Matthew and his partner Becky living on site at East Rose. Becky was born in Cornwall, and brought up on her families farm only 15 miles from East Rose. Matthew and his family are originally from the Midlands.

Matthew and Becky now fill their time running and managing East Rose, along with looking after their young son, Edward.

Matthew Morris purchased this cottage in 2006

Bodmin Moor is a unique upland where more than 10,000 acres of unspoilt open moor has provided unfettered grazing for ponies, sheep and cattle for more than 6000 years. The sense of freedom that comes from being amongst this remote and most beautiful of areas adds to the richness of the holiday experience and makes a startling contrast with the nearby North Cornish Coast.

Tranquil, remote and romantic, the ancient moor is a timeless place where it is easy to find peace away from the modern world. Climb the summit of Brown Willy and you have literally left the 21st Century behind.

The rugged boulder-strewn tors have changed little over the centuries. The sense of freedom and the fascination with the wildlife, particularly to those who lead busy city lives, is immediately striking.

The closest village to East Rose is St Breward (1.5 miles). Located right on the edge of Bodmin Moor, East Rose provides the perfect retreat for families with many great places for a picnic, and endless amounts of freedom for children and dogs!

In complete contrast to the moor, yet so readily accessible, the superb North Cornish Coast offers everything you would expect from one of the most spectacular coastlines in the country; rugged cliffs, intimate sandy coves, sheltered harbours, fishing villages and beautiful open beaches. Tintagel, Port Isaac, Boscastle and Padstow are all within a gentle thirty minute drive from East Rose.

To many, it is Tintagel, just seven miles from East Rose as the crow flies, that conjures up the spirit of North Cornwall; the spectacular Castle combined with the magical Arthurian Legend set against the backdrop of the Atlantic Ocean.

To walk along some of the open, white, sandy beaches such as Rock, Daymer Bay, Harlyn Bay and Polzeath or to spend an afternoon in the intimacy of Bossiney or Lundy Coves is a holiday experience that will always linger in the memory.
