This striking Edwardian house is situated on a leafy street between the town centre and Eastbourne's finest recreational area – Gildredge Park with its playing fields, tennis courts, skate park and children's playground.

A multitude of restaurants, theatres and attractions are also on hand and the beach is an easy stroll away.

Arlington House is the ideal holiday home for larger families, with three double bedrooms and one twin bedroom upstairs. The master bedroom has a cot in the room – so is ideal for those with a baby – and also has an ensuite bathroom with shower. There are a further two bathrooms upstairs – so no fighting over the shower!

Downstairs is a spacious lounge overlooking the lovely gardens, with comfortable sofas and large TV and DVD player. The large, welcoming kitchen has a breakfast table for informal dining and is well equipped, including a dishwasher, washing machine and plenty of pots and pans.

The kitchen leads to a large conservatory, splendidly set up as a dining room so guests can enjoy meals while taking in views of the garden. The well maintained garden has a lawned area, lovely flower surrounds, and a BBQ for al fresco dining.

All linen and towels are provided, plus extra touches, such as free WiFi and a starter pack of milk, tea and coffee for a welcome drink on arrival.

Good position,but in need of refurb

The house was the perfect size and position for our family of eight ranging in age from 7 to 70.

A short walk to the local Wetherspoons for a family dinner and a bit further to the beach.

Also easy to get out of Eastbourne to visit other places of interest nearby.

Would recommend Dursellia Park if you have young children and the harbour is worth a visit.

The Observatory Science Centre was a great hit too.

The house was well equipped but is beginning to look very tired and in places needs updating.

The conservatory ( which was the only place for us all to sit at the table together) gets very hot in the sunshine and needs blinds.

Be warned the drive does take 2 small cars but the drive is very steep and you can hear your car catching on the road, as you drive out, if there were enough spaces we parked on the road.

Owner's Response: Hi David I'm really pleased that the house worked well for you and your extended family. It's great to hear that you loved the location - it's ideal being on a quiet street, but just moments from Gildredge Park, with the playground, cafe, tennis courts and gardens, and 5-minutes walk into town for the shops, cafes, cinema and restaurants and another 5-10 minutes to get to the beach. Good to hear you enjoyed the family-friendly activities within easy reach as well - we often take our children up to Beachy Heach to fly a kite or go rock-pooling at Birling Gap as well (if anyone needs some other ideas...). The conservatory is in a lovely sunny spot, but we find that you only have to open the big French doors into the garden and it's delightful and private. The house is certainly well equipped and we've tried to maintain a more traditional style with high quality furnishings throughout and a country-style kitchen rather than cheap, modern IKEA-style. The driveway is very handy for 2 cars and a third can be parked across the entrance if required. I'm surprised that there was a scrape - I can only imagine that the cars were fully-loaded with all passengers and bags as I've never come across it myself. Beautiful house, great location

Gorgeous house, very comfortable, lots of space, great location being very close to local shops and restaurants, and easy to get to places by car. Managers very helpful when had queries, nothing was too much trouble. Would definitely recommend. Would also recommend the Thai Restaurant Seeracha, which was fab!

A Lovely property, in great location just yards from the sea. Excellent facilities, the room we stayed in was spacious, very clean and well equipped. Sarah and Carl we great, so friendly and helpful. Nothing was a problem for them. Thoroughly recommended I will be going back..

Huge house in the perfect location

We had a great vacation at Arlington House. There were 8 of us (2 families of 4) and we had lots of space. It never felt crowded at all. The bedrooms are really spacious and there were enough bathrooms also. THe living room is huge and was a comfortable place for us all to hang out. The kitchen is a bit dated but everything worked. The large dining table in the "sun room" was perfect so we could all sit dow to dinner at the same time. The location is great as we could walk to the station to catch the London train and even walked home after getting the train home in the evenings. It is very easy to walk in to town. During the Air Show we could see some of the planes fly over from the garden and then we walked to the seafront to see the full show.

The only problem we had was with garbage collection. The garbage truck did not come on the day we were expecting it, so the garbage was piling up.

We stayed 2 weeks. It would have been nice if we had the option for someone to come in and do some cleaning and change the sheets etc but we did it ourselves ok.

As we came from overseas but had family in the Eastbourne area, it would have been convenient to have use of a telephone for local calls.

We had a large rental van and the parking was perfect in front of the house.

The nearby grocery (Waitrose) is fabulous.

I would definitely recommend the property to a friend, and we would stay there again if we went back to Eastbourne.

I'm so pleased that Arlington House in Eastbourne worked so well for you and both families - it certainly provides unusually spacious, quality accommodation in a prime location, close to all the attractions and town centre. I'm sorry that you had an issue with the rubbish collection - the council had changed the collection day and this is now reflected in the welcome pack (and there is a sign by the bin) to highlight when they are now collected. There isn't a phone offered at the house, but there is WiFi for a broadband connection and Skype calls which I hope is very useful. I hope we see you all again in the future. Eastbourne has a lot to offer - whether you fancy taking in a West End show or concert at Eastbourne's fabulous bandstand, enjoying a stroll on the pier, roller skating along the promenade or even having a go at some water sports.

The charming town centre has a surprising number of excellent restaurants and a good selection of shops to while away a few hours – including the boutiques of Little Chelsea and the Enterprise Centre. There is also the excellent contemporary Owner art gallery, plus four theatres.

Nightlife is also active, with university campus students and international language schools adding to the cosmopolitan, dynamic vibe. There are a range of bars, pubs and nightclubs - plus Brighton is an easy train ride away.

It's also a family friendly resort – to keep the kids entertained, the Eastbourne Miniature Steam Railway, Treasure Island and Fort Fun offer plenty of entertainment, including rides, crazy golf and go-karting, and there are bags of further attractions to visit within the surrounding region.
