About Property Manager
Flower Brook Farm is at 137 Green Hill Road, about 5 miles outside Pawlet off the Danby/Pawlet Road. Owned by the same family since 1962, the house was recently renovated and has eight bedrooms ( can sleep as many as 21), four full and two half-baths, and a large kitchen/dining room equipped with two of all appliances: gas ranges, dishwashers, sinks, disposers, microwaves, and refrigerators. The house is compliant with the Americans with Disabilities Act (ADA) guidelines and has a ramp for accessibility and interior facilities for the disabled. Our property accommodates groups from 1-16. Our base price accommodates 1-8 people. For larger groups we charge $25/night/guest above 8. We also have a lot of rooms and a lot of beds. We want to provide the right balance of room count and value so we tailor the number of rooms and beds available depending on the size of the group. Larger groups pay more/night and are provided with access to more rooms and beds. Here is the schedule of what we provide according to the number of guests. Why Property Manager chose Pawlet
The 1840s farmhouse is on large acreage, with views of the OxBow from the front deck and of Mt. Hoag from the back porch. One of the family’s favorite activities is to walk around Mt Hoag, a journey of about 5 miles with mountain views that change with the seasons. Turn left out the front door and head up the road, bear left at the first fork, follow the main road, and you will return home. Retreats The house was designed to accommodate corporate retreats, with a media room to host presentations and a large library for private meetings. In addition to eight bedrooms the house has a bunk room that can sleep eight. Catering can be arranged.

Winter Activities Winter activities on the property include sledding, cross-country skiing, exploring the surrounding woodlands, and of course walking around Mt. Hoag. The closest places for downhill skiing are Killington Ski Resort in Killington and Bromley Mountain in Peru. From October through early March, Riley Rink at Hunter Park in Manchester is open for indoor skating. If the temperatures are below freezing for several days running, Dorset has a pond for outdoor skating just outside the town. Ask for directions at the store. Summer Activities Summer activities include dining al fresco, song fests and marshmallow roasting around a campfire, badminton or croquet on the back lawn, wading in the creek, and exploring the woodlands. Or, sit on the back porch and see the sun rise and set, or on the front deck and gaze across the fields at the OxBow. Wander through the fields or trees on the property. Activities requiring a car include swimming in the Dorset marble quarry, sailing and swimming in nearby Lake St. Catherine or Emerald Lake State Park, hiking to Little Rock Pond or at Merck Forest and Farmland Center in Rupert, horseback riding at Chipman Stables in Danby, picking summer fruits at Liebig’s Strawberries in West Pawlet, or attending a play at the Dorset Playhouse, which has been staging plays for more than 60 years. Little Rock Pond in the Green Mountain National Forest in Danby is reached by an hour walk on the Little Rock Pond Trail. Your reward is a refreshing swim in a clear mountain pond. Farther afield is the town of Saratoga Springs, NY, with the world-famous thoroughbred track at the Saratoga Race Course and the Saratoga Performing Arts Center, a venue for popular and classical concerts and summer home of the New York City Ballet and Philadelphia Orchestra.

Quiet Countryside Retreat
Stargazing was spectacular with no other light visible from other houses. I was glad to have my binoculars for seeing the night sky and such a variety of early morning birds.
There’s lots of space to be all together at the same time, or one can be off in a quiet corner reading a book.
Peace and quiet in the beautiful countryside was perfect for rest and relaxation and for making new memories with friends and family.
A few of us put on our hiking boots and ventured over to Merck Forest, a really special place. Next visit, we want to hike Haystack Mt for the amazing view we have heard about.
