About the property

4 bedroom villa renovated to a high standard set in a large private garden

The villa has 300 sq m of living space set in a garden of 3500 sq m. There are two large double bedrooms one with en-suite and the other with an adjacent bathroom. There is a third double bedroom with en-suite and sauna. On the top floor there is a further room which is used a a study but which has a single bed suitable for children to stay. There is a 45 sq m lounge, which opens onto a terrace overlooking the garden and lake, and an adjoining 35 sq m dining room with a table which can easily accommodate 10 people.

The kitchen is fully equipped with Miele appliances including steam oven, combination oven, warm drawers, induction hob, fridge, dishwasher and wine cabinet. There is another american fridge with ice dispenser, and a waste disposal unit in the sink.

There is a utility room with washing machine, tumble drier and belfast sink.

The whole house is heated geothermically by a combination of underfloor heating and radiators. Wi-fi is available throughout.

The location is secluded and tranquil. The garden looks out onto the lake and there is a lakeside path running directly from the garden along to the port of St Jorioz. To the left are open fields and trees and the Roselieres nature reserve.

I was born and raised in Nottingham and read English at Cambridge. I worked for several years as an English teacher in the East End of London before joining one of the big international auditing firms as a trainee accountant. After qualifying as a chartered accountant in their Manchester office I moved to their new office in Russia where I worked for more than 20 years, the last 14 as an audit partner. In Moscow I met and married my Russian wife Vera and we now have three beautiful grown up daughters working and studying in England.

Why stanley root chose Saint-Jorioz

Vera and I fell in love with Lake Annecy one winter's morning driving back from our regular Alpine skiing holiday in Bonneval-sur-Arc. Taking early retirement after a lifetime working in big cities we found a villa in a beautiful, tranquil location on the lake shore close by the village of St. Jorioz. We engaged an English architect and team of local builders to carry out a complete renovation during the course of two years. Now we look forward to sharing our new home with our guests.

What makes this villa unique

Above all it was the view of Lake Annecy, the charming château de Ruffy, and the mountains beyond which captivated us. Having such natural beauty at our door step felt from first sight, and still feels, like the greatest of good fortune. The villa benefits from a mooring a few metres from our garden which is maintained by the neighbouring boat shop, Savoie Marine. Boat and ski hire can be easily arranged with them. The smooth water of the lake is excellent for waterskiing and wake surfing and there are several charming lake-side restaurants which can be visited in the evening by boat.

Simply fantastic!

This villa and its hosts were simply fantastic. Lake Annecy is a beautiful lake in a spectacular mountain setting. This rare combination of lake and mountains is also close to all amenities, from the lively town of Annecy to several charming villages surrounding the lake. It is also easily accessible by train from Paris, by the A 41 trunk road and by air from Geneva airport.

The lake's 28 sq. km of smooth, clear water provides for a wide variety of water sport activities including waterskiing and windsurfing, sailing, kayaking, and paddle-boarding, as well as safe swimming.

The dedicated cycle path along the lakeside gives wonderful opportunities for cycling, roller-blading and jogging with stunning views of lake and mountain. The mountains which rise up 2000 metres behind the lake offer numerous gentle scenic walks and strenuous hikes. Around the lake there is a golf course, tennis and badminton courts and horse riding schools. Lake Annecy is also one of the best parapenting locations in France and brightly coloured parachutes regularly decorate the greenery of the hills around the lake.

Annecy lies at the foothills of the French Alps with more than 80 ski stations including Chamonix, Tignes, Val d'Isere, Meribel within a couple of hours drive. The nearest resort is la Clusaz around 50 minutes drive away from our villa.

Our villa lies within a protected nature reserve called Les Roselières (the reeds) on the shore of Lake Annecy near the village of St Jorioz.

The Roselières lakeside path runs directly to the left from our garden with gorgeous views of the lake and mountains to the local sailing club, port, and supervised beach. Just at the back of the villa is the dedicated cycle path running 30 km from Annecy to Albertville.

The nearby village of St Jorioz has many amenities for daily life including a supermarket, banks with cash machines, a fresh fruit market and two very good bakeries which open early in the morning to sell croissants and fresh bread. All the watersports described above are available from St Jorioz port as well as tennis, and badminton and there is a gym and beauty centre nearby.

One of our favourite restaurants is Comptoir du Lac which is a ten minute walk away to the right along the lake path


Another good restaurant Chez ma Cousine is a little further along the road to Duignt


A twenty minute stroll along the path to the left brings you to a charming bio restaurant overlooking the supervised beach.

WOW, first impressions were great, and the whole experience was too. the home was very well presented with first class fixtures and fittings. the owners were wonderful, warm and welcoming. the property delivered on all points, the position around the lake was quiet, buy very easy to get what ever you needed, the views over the lake from the property were what dreams are made of. we will highly recommend this to any of our friends, we will be back

What a lovely home and location!

We can't say enough wonderful things about our time in Racines 567!

The pictures do not do it justice!

Here are the highlights:

-new updated modern HIGH END immaculate home

-luxury beds, bathrooms, all new appliances, great kitchen, electronics, TV, wifi, new washer dryer, 3 bikes to use

-wonderful owners-beyond helpful-extra care given to provide comfort

-perfect location: ON the lake and ON the walking path, many easy access points to the bike path.

-walked or ride bikes to beaches, restaurants, sailing school etc.

-peaceful-yet close to everything

-amazing patio views

Our family of 7, 2 adults and 5 children stayed here for 1 week.
