At first glance, listing and arriving at property were fine. Upon closer look, picnic table was located in the driveway, part of the fencing around the very little deck area was missing, leaving a dangerous open section for the children. On the first day we discovered a large hornet's nest hanging from the front eaves. The advertised "beach" was a disgrace, pool was OK and the the club house was adequate. The advertised restaurant was closed and "The Cottages at Troutburg" were really a group of homes with many new cottages under construction. The little area was in the middle of nothing and there was about a half an hour drive to local grocery stores. There was no fun equipment---paddleboats, etc.---available there. The worst problem we encountered , however, was that we had a night when sewage system backed up, and raw sewage backed up through the tubs, showers, onto the floors----leaving 9 people with no usable bathroom for the night. This incredible mess happened twice!!!! The handyman appeared, worked on the problems for whole days, but requiring us to leave the cottage for those days. This was unacceptable, but the cottage owner offered a couple of very pathetic options---an extra day when people had to return to work, finally the use of a golf cart for on the property. I would never return to this property and warn others to be very carful before you plan to stay at this cottage.
