The property consist in two independent charming buildings, rented together or separately.
The rate is for villa only.
THE VILLA is a 350 sq mt building in two floors: on the first four double King Size Bedrooms, two of them into a amazing 60 sq. mt. sun terrace . All rooms are furneshed with antiques, new large matrass, sat TV.
On the ground floor the living area: it welcomes by a large porch, table and chairs with a stunning view on rolling hills. Inside the large main hall has big fireplace, long table, two couch and sat tv. The kitchen room with many luxury features (dishwasher, big refrigerator, 90 cm woven, microwave, coffee machines, and all You may need to cook). Another room, the wine cellar, stores all extra pans.
Outside kitchen You find the Pergola, with stone table to chill out when it's too sunny. Also mobile barbeque, to grill our local delicious chianina steaks from the town butcher.
Also laundry room with washing machine and hangers.
Internet mobile WiFi router included.
The property is all surrounded by a nice roses and fruits garden with remote controlled gate access, covered parking for 4 cars/motorcycles.
The view is incredible, and just near 1.5 Km everythink necessary as Supermarket, Cafè, Bank, Motorway Exit (just between Rome and Florence)
In the property, rented apart, there si another small building, rented apart from villa.
You can also book it if available, but may be other guests during your stay, You will ne sharing the gate entrance and a part of the garden.
Annex: is a romantic open space up to 3 Guests: a small romantic open space, perfect to accommodate up to 3 people in a queen size bed plus a single facing at the fireplace and TV.
The main room is separated by a open wall with a arc, dividing the sleeping area by the dining area.
The small kitchen room, all open with glass windows looking the flowers garden, has all equipment tools: dishwasher, fridge, 4 point gas, small oven, American coffee machine and much more.
Just outside the kitchen a small pergola with table and barbecue to enjoy the quite of outside living.
The bathroom is with tub-shower, WC, bidet, washing machine, ironing set.
A wardrobe room next to bathroom.
It is all surrounded by a nice garden with flower, it is independent from the Villa.
You can have adventurous one day journey at few minutes: Montepulciano, Pienza, Bagnovignoni.
Siena, San Gimignano, Montalcino.
Arezzo and Cortona.
Perugia and Assisi.
Orvieto and Civita di Bagnoregio, Bomarzo.
The nearby town is Chiusi, a nice small hystorical center with a famous Etruscan museum, underground Porsenna labirynth to visit. It offers a wide choice of high quality restaurants.
The downhill Chiusi train station offers a convenient connection just in the middle between Rome and Florence.
The Chiusi lake is a small charming naturalistic panoramic pearl. A nice walk on sentiero della Bonifica will keep you busy 40 Km, also a Bike rental at Chiusi trainstation.
Other nearby towns: Chianciano at 10 min, faboulos SPA with hot thermal water Theia.
Cetona, a small bourgh where to spend a nice walk, charming restaurants. Prehistorical museum, in the mountain you can book a visit to prehistorical caves.
Sarteano, i really love this town, in summer offers a nice evening movida for aperitivo and dinner. A big park pool with continous cold water to spend hot and lazy days.
Città della Pieve is about 15 mins, nice walks in the town, many restaurants.
Also: horse trekking 5 mins drive,
Lamborghini Golf club at 20 min.

Hello FlaminiaWe have been back at work for 5 weeks now and have been thinking of our wonderful holiday in Italy.We really enjoyed our stay in your Villa and would like to thank you again for the great time we had there.You are a wonderful host.We have been showing our friends and family the picture we have.I’m sure some will be inspired to go to Italy to enjoy the scenery, food and the wine.It is now getting warm here and we are enjoying the start of our summer.We are looking forward to our Christmas holidays which we will spend at our beach house.I’m sure Italian meals and wine will be a prominent feature of our meals.Russell, Rebecca and Matt will all be home for part of the summer this year so we will enjoy seeing them again.Thanks again for the great time we had at your villa RegardsGary

We were a big family of 9 adults on holiday and looked for a place within reasonable distance to Rome airport and to the beautiful countryside of Tuscany. This place was exactly in the right location. It is a 2 hour drive from the airport and 1.5 hours from Florence and Sienna. Also the old town of Chiusi is very nice and only 10 minute drive away.
We really loved the opportunity to sit outside on the porch for breakfast and dinner. The bedrooms are also very pleasant and the bathrooms are in an excellent condition. There is a big mall 5 minutes drive with a big supermarket that had everything we needed during the stay.
Flaminia was an excellent host - she welcomed us with cheese, ham and fresh melons and throughout the stay was available for the minor issues we had. She also provided lots of information on where to go and what to do.
There is some room for improvement. the main drawback has to do with the fact that we stayed in August. It was very hot outside, and inside it was not always comfortable. there are a couple of ventilators but perhaps add one for each bedroom? having said that I am sure that in milder seasons this isn't be a problem. Secondly, while the kitchen is well-equipped with an oven, a dish washer and everything else, all work fine, some of the utensils (like a couple of old pans, knives, the coffee machine) could be replaced to give the kitchen a fresher look.
all in all, its a great place with very good price/quality ratio.
We had a lovely holiday in this beautiful, old family home. The property is very well equipped with everything you need, especially in the kitchen. It is full of character with all kinds of interesting pictures and ornaments. No trouble is too much for the owner who looked after us splendidly, even teaching us how to make fresh pasta. The views are magnificent and the local area offers much to do and see. Our favourites were Montepulciano and Assissi.
The only slight drawback to the whole experience was the fact that it was extremely hot (it reached 40 degrees) and we had difficulty sleeping. There was only one working fan and no air conditioning. Not that I am a person who normally feels in need of AC and I think it can spoil the look/feel of a place but I must admit I wished for it, some of those nights!
The property has such character made more personal through Flaminia who was really excellent and went out of her way to make our stay memorable
Really do recommend for people who want a Tuscan experience more than just accomodation
My wife and I spent four weeks here in June, 2014 and could not have been happier. Flaminia went out of her way to make us feel comfortable, and took us on a tour of Chiusi Scalo to show us which shops she recommended for cheese, meats and wine. Make sure you get some of the "box" wine from her friend across the street from her store. It's very good wine and at a bargain price. During our time there the fireflies were in the bushes so every night looked like Christmas. We would sit on the veranda and enjoy the view in the evenings, as well as enjoying some great Tuscan wines. The villa is a great location for day trips to the numerous mountain towns in the region. We saw 26 in our time there.
The villa is only 1 kilometer from the Pam store (food, wine, beer, sundries) and the mini mall which has numerous stores. There is a gas station there, also.
It is immersed in the Siena countryside, between Val di Chiana and Val d'Orcia.
Podere Sionne stands on a hill overlooking a valley of incomparable beauty: rolling hills covered with vineyards, and a small forest that has been set aside as a wild-life reserve.
Although Podere Sionne lies just 2 kilometres from the Chiusi-Chianciano Terme exit off the Al Motorway, for your convenience you can find really near to the house commercial facilities as supermarket, restaurants, pub, bowling, pizzeria, gelateria, ATM cash point that you can go by walking on a grey road for 1,5 Km!
