Beautifully refurbished Victorian house combines the character and charm of an older building with the sleek modern finishes of a contemporary home in a superb rural setting.

Ground Floor

The welcoming reception hall has a vaulted ceiling with a large galleried landing flooding the space with natural light whilst double doors open on to the terrace and beyond. From the reception hall, double doors open on to the summer sitting room with large french doors doors opening on to the garden. A central fireplace creates an attractive focal point to the room with openings on either side, leading through to the cosy winter sitting room and beyond to the study.

The large kitchen/family room is the focus of family living with triple aspect views and doors on to the terrace and gardens. The kitchen is fitted with a stylish range of contemporary units and stone work surfaces together with a comprehensive range of integrated appliances. Gently rising curved steps lead from the kitchen area to the adjoining tower, formerly a falconry, which has been converted to create a ground floor playroom within easy access of the main family living area. From here, a curved staircase leads up to a first floor second playroom or home office.

First Floor

The galleried landing leads to five bedroom suites including both principal and guest suites. Accessed by way of north and south landings, this allows the bedroom accommodation to be divided between family and guest accommodation or alternatively giving older children a greater degree of independence if desired.

Perfect Party Pad

We stayed at the house to celebrate a 40th birthday with a group of friends. The house was welcoming and well setup to cater to our group. All the rooms were a good size, master room was massive and all have great en suite facilities. The downstairs had plenty of space for our group of 11 and suited our plan for a relaxing weekend. Michaela was very helpful with advice prior to our stay. Grounds of the property are extensive and offer room to explore if you want to. Overall our group loved the house and would definitely come back again.

Very good and would book again

We stayed with four other couples for a pre Christmas weekend break consisting mainly of eating, drinking and games! Table tennis and table football were nice touches. House was excellent and just as described. We took our own decorations to dress the house for Christmas which looked really good. We catered for ourselves which worked well in the spacious family/kitchen area which we stayed in most of the time during our stay. House was clean apart from the oven racks that had probably not been cleaned properly by previous occupants but this did not cause us a problem. Fridge was large but with five couples we soon filled it with food which didn't leave a lot of room for the beers, wine and mixers - Not a problem in December as we could keep drinks cool outside but might be an issue in the summer. House was warm and the temperature was easy to control. In one of the bedrooms a radiator valve was stuck in the off position which meant it was a little cool. These are just very minor criticisms which should not detract from the fact that we had an excellent weekend in lovely big country house and we would have no problem recommending this property to our friends or staying there again ourselves.

Spent Saturday in Chichester (about a 10 minute drive) where there was a Christmas Market and a good choice of supermarkets. On the Sunday morning after a big breakfast in the house we walked through the popular Kingley Vale Park which is only a 10 minute stroll away.

Great house for big groups and families

The house was amazing. Great sized rooms with lots of outdoor space. Perfect for a weekend away with friends with children. There's a beautiful walk not too far away and some great pub recommendations!

Sanctuary in the South Downs

My family of 2 adults and 5 children together with my parents stayed 9 nights at the house in July 2016. The property is impressive. A sympathetic extension and modernisation of a period house resulting in spacious, well lit and modern rooms throughout. 5 double/twin bedrooms each with en-suite bath. The main living/dining room has all modern kitchen features you could need. The secondary "wing" has a more homely / cosy feel with TV area ideal for teenage children wanting their own space. The house has thoughtfully designed in a well equipped games room which includes table tennis and a multiple board games and this area proves very popular with the under 12 year age set! The house was clean and supplied with good quality linens and towels, etc.

The house is located on the fringe of the South Downs National park approx 10-15 minutes drive from Chichester. The well maintained grounds are secure and secluded with wide open spaces for children to explore safely and many footpaths and trails nearby to explore.

Chichester has Waitrose and Sainsburys for shopping requirements and is a compact, prosperous and largely unspoilt city. We found it a pleasure to explore over a few days. Also worth venturing to Arundel and Portsmouth. The area has many pubs/restaurants for all budgets.

Couples Retreat 2016

Every year 5-6 couples meet for a child free weekend of catching up, relaxing and laughter. This house provided the perfect location for just that. Beautiful garden to soak up the sun and a lovely communal seating, dining, kitchen area for the evening. The bedrooms were comfy and well equipped. We took a walk (probably about 30 mins) to the Fox & Hounds for lunch on the Saturday. A nice walk but no pavements so had to keep eyes and ears open for cars.

Questions that I asked were answered before our visit and the property was just as listed....in fact I'd say better in real life than in the pictures.
