About this property

Amazing views, great breeze, huge infinity pool & hot tub, 2-5 BR

Perched into the hill 150ft above Rendezvous Bay, our property has one of the best views on St. John despite being only a quick, easy 4 minute drive from Starfish in town.

6 King Beds, 2 Queen beds and a bunk bed (twin over full plus trundle)

Flexible rates based on group size/bedrooms. Rent 2, 3, 4 or 5 bedrooms with beds for a total of 18. The other bedrooms will remain locked but empty, you will always be the only guests.

The house is of concrete and natural stone build. It was acquired pre-Irma as an unfinished property, the foundation, cistern and main level is pre-Marylin construction, the upper level, roof and pool level is brand new post-Irma construction. It is a 15x30ft infinity pool and 5 foot deep, one of the largest private pools on St. John with one of the best pool views on St. John. There is a large hot tub build into the corner of the pool with a 2hp pump and blower.

The pool bbq area is on Western side of pool and under the living room. It is sheltered from the elements you will comfortably cool out of the sun and wind. Even during strong thunderstorms where can rain sideways here you will stay dry (unlike some gazebos style sitting areas). For cold nights, the gas firepit will keep you warm and cozy

While the pool is brand new designed for a fanatastic vacation the main level feels more like a large family home with a simple, modern decor and a lot of practical things (like entertainment, high end mattresses, beach toys, kitchen utensils & things like high end espresso machine, hot dog toaster, sandwich maker, smart lighting, superfast wifi, coolers, blue ice, ice maker, book and dvd collection) vs. having elaborate high end finishes. There are no carved Mahagony bedposts or flowery bedskirts or fragile artisan China or expensive pottery masterpieces. I return there is less stuff to worry about that kids could break. They can run free and be as loud as they want.

There are large decks on both sides of the pool, the left hand side has a platform that can be used for sleeping or yoga, the right hand side is a large deck with 8 chaise lounges. The pool is facing east, taking maximum advantage of view and trade winds, you will not be hot in the sun and there also is a covered wet bar, blender and coffee maker. For those very hot days (or cool nights) there is a sitting area on the other side of pool that is below the concrete of the main house. It features a fridge, freezer, professional grade bbq and a propane fire pit. It is protected from wind, sun and rain.

There is one bedroom and a large bathroom on the pool level, the bathroom has double shower and double vanity and can easily handle large groups coming back from beach wanting to swim, shower and use the hot tub.

The other bedrooms are on the main level one level up from the pool, you have to walk up about 50 steps on an incline over the front lawn or river pebbles in concrete path. It is not suitable for people with limited mobility. Families with young kids like the fact that the kids can’t escape to the pool via an open slider (a parent has to open the heavy front door), families with older kids enjoy privacy and peace on the large 37ft upstairs patio off the main living room while the kids have fun in the pool area. Aside from the 37ft patio there are 2 more patios on the main level, both over 20ft wide (one facing east one facing south) so even in a large group you can find a quiet place to read and you always have a choice between sun and shade.

There is always a good breeze blowing at hour property that keeps you cool and the mosquitos away. You can sit outside without being hot or eaten alive by mosquitos. 90-95% of the time the wind is nice to have, 5-10% of the time the wind is a little strong and you may hear it howling.

For the odd days with no wind (or wind/rain forcing you to close windows) we have state of the art inverter window A/C units in the bedroom for a good nights sleep. The majority of our guests does not need A/C and our pricing is based on occasional/night time use only. The property is all about indoor/outdoor living with the sliders open and a gentle breeze flowing through the house. There are simply too many doors and windows to always open and close everything. If you prefer to sit inside with the A/C set to 65 degrees this is not the right place for you.

We can offer this property at a reasonable price as we the owners live on the same property with a separate entrance up the hill. We have our own pool and hot tub up there. Privacy is very important to us, we will not hear or see what is going on in the guest unit and you will normally not see us unless I am watering the plants in the front yard when you get back from beach. We can normally respond faster to issues and questions compared to villa management services that have many properties in their portfolio and a long drive to get to them. 3 indoor/outdoor cats live on property, one is curious and might come and great you in the front yard the other 2 are usually invisible for guests. They are not allowed inside the guest unit.

We cater to groups of friends or families traveling together but no wedding parties or yoga retreats, please.

Bedroom details below. All bedrooms have tv, apple tv, DVD player and Bluetooth speakers. There is cable tv with premium channels in the living room and bedroom 4.

Bedroom2: 16x20ft. King size live&sleep resort sleep elite memory foam mattress on a platform bed. Twin over full bunk bed with trundle (small single size).

BR1&2 are separated by a bathroom so they do not share a wall.

Kitchen and Living Room: 26x18ft large full size kitchen, L-Shaped Couch, 90" Dinner table and breakfast bar that seats 4. Ocean view window and slider to 37ft patio with gas grill, seating for 10 and a hammock. TV with cable tv, apple tv, DVD. Blue tooth speakers.

Bedroom 3: 16x20ft - King Size bed w/ live&sleep resort sleep memory foam mattress, and a queen bed bed (live&sleep resort sleep memory foam) ,

Bedroom 4: 23x23ft - 2 x King Size beds w/ live&sleep resort sleep memory foam mattress, Chair that can be turned into an additional single bed

Bedrooms 3 and 4 are off a separate hallway. The hallway has a kitchenette with fridge, oven, microwave toaster and coffee maker.

Bedroom 5: King Bed with King Size Bed with 12” Molblly Premium Cooling Memory Foam Mattress, TV, loveseat, coffee table - on pool level.

Bathroom 2: Tub/Shower, Toilet, Mahagony vanity and exit to large wooden back patio with more amazing views.

Nightly base rate is for 3 people / 2 bedrooms (BR 1 and 2) and varies seasonally
for each guest over 3 additional guest fee per night.

The bedroom 1&2 option / 4 people works great for families with younger kids creating a smaller apartment in front with the hallway to bedroom 3 and 4 closed.

Sustainability.
We have been through 2 cat 5 hurricanes and care about the planet. Our hot tub is very energy hungry and design was prioritized over efficiency of a plastic bomber insert. We try to make up for it in other areas:

- The pool pump is a solar powered Lorentz running completely off the sun. The pool is filtered for 8 hours when the sun shines. The infinity pump is solar powered as well but there is electrical back up to pump water back after sun is down.
- The rental unit has 52 solar panels on net metering that produce 1.3MWh per month. The owner unit has its own panels and is completely solar powered. This remains a goal for the rental unit eventually.
- Portable Solar Generator 2000w / 2000wH in guest unit for short or night time outages will run espresso machine, microwave or hairdryer
- 3 separate trash bins in the kitchen if you would like to recycle plastic and cans we are happy to drop them off at island green living for you. Currently no recycling for glass or cardboard on St. John.
- Reverse osmosis drinking water filters in kitchen and by pool plus a water cooler with 2x 5 gallon jugs by pool, no need to buy small plastic bottles
- We provide Bamboo toilet paper made from responsibly sourced bamboo, ensuring a minimal impact on the environment.
- We do not provide paper towels or single use cutlery/cups. Paper towels as still made from virgin forest fibers and cannot be recycled. We provide a ton of microfiber cloths that can be washed and re-used.
- Stage 3 Grey water from the septic is re-used for irrigation no precious fresh water (which is rain water collected from roof) is wasted to water the lawn or plants.

Sparrows at Rendez Vous
We had an amazing time for a whole week in St John. We got to the resort later in the evening, 5 adults and 5 children, the oldest being 8 and the youngest 1, and the check in process which needed to happen, was nonetheless long and involved and we were crushed with fatigue and had a hard time managing that. Nonetheless we had a blast at a different beach every day followed by ages of swimming in the wonderful pool. The children slept extremely well, and so did the adults. We were comfortable though I would have liked to be able to shut my bedroom door which was off its bottom hinge. The porch in the evening time was exquisite, and the location of the home is stellar with its view and peacefulness. We were the noisiest party around! So for a party of 10, we were comfortable and well located and we had a blast of a time. Thanks much to the owners for providing such a wonderful place for us all to stay.

Just what we were looking for
We were thrilled with Rendevous Breeze. Petra was so easy to work with from start to finish. The view is spectacular! We enjoyed the sunrises every morning from the balcony. The pool and hot tub were perfect for our family. The house is so well appointed. It really has everything you need, especially the kitchen and all of the beach gear. The location worked great. I can’t say enough. We can’t wait to come back.

Very Beautiful Location
This house has a wonderful view and the outdoor pool/hot tub were amazing. The upper deck is perfect for sitting and enjoying coffee or a drink in the evening. Coffee maker was fun and kitchen had plenty of dishes and glasses etc. The pool area is separate from the 2 upstairs bedrooms. There is a separate bedroom by the pool area but you have to walk around the outside of the house. Petra was very friendly and helpful and a little quirky. The checkin process was lengthy and she was very concerned about how much water we used. The interior decor was IKEA style furniture. The house has some quarks

We bought the property unfinished in 2016, got the building permit 2017 and were scheduled for our first concrete pour the day before Hurricane Irma hit us in Sept 2017 as category 5 (and then another category 5 Maria 10 days later). The house is a natural stone and concrete bunker that weathered both storms just fine but of course construction was difficult post hurricane. We also made some changes to the upstairs roof based on hurricane learnings.

Why they chose this property

After looking at lots of properties and delivering paddleboards to almost every single villa on St. John, we liked this house best due to the view, the breeze and the fact that there are virtually no mosquitos. The key reasons for buying it were that it's concrete built, safe in storms, no critters coming it and that can you get a good nights rest with no mosquitos and without feeling hot and that you are in town in just a few minutes without having to go over dirt roads, pot holes etc.

What makes this property unique

One of the largest private infinity pools on St. John and one of the best pool views on St. John. They key highlights guests keep mentioning are the amazing view, the great breeze (plus the east facing layout and thick concrete walls and roof that keep it cool), the amazing view of sunrise and full moon and the fact that it is such a quick and easy drive to town on fully paved roads. The house has 50 solar panels which produce about 40kw/h of solar power per day and the pool filtration is powered by it's own solar system. The décor is simple, modern and clean. There are no flowery bedskirts. Focus is on everything you need to have a comfortable stay. Aside from comfortable mattresses, special attention was paid to lighting/entertainment. and iphone connectivity. Aside from the light from the ceiling fans each for each room you have the option for soft warm white ambient lighting and also colored lighting (via Philips hue, ocean sound projectors or other ambient lights). Each room as well as the pool area has Bluetooth and/or airplay speakers and apple tv. The pool area has a beamer to stream videos via hulu/netflix apps or your phone.
