Eden Villa is in an unrivalled position on the island for views and location. Megalo Horio village is only a 2 minute walk down our private road but the quietness, feeling of solitude and complete seclusion here makes for a truly relaxing holiday. The villa offers plenty of space for a holiday with family or friends. The ground floor has one bedroom, a bathroom and the fully equipped kitchen. On the 1st floor is a spacious living room leading out to a shady covered veranda which is perfect for breakfast time or evening meals. The 2nd floor has two further bedrooms and the second bathroom and on the 3rd floor is the roof terrace with superb views of the mountains, Eristos Bay and Megalo Horio, a traditional Greek whitewashed village built into the side of the mountain. Here you will find an excellent restaurant, ouzeri and kafenion; it also has a supermarket which sells everything you could need for your stay. FREE Wireless internet is available in the villa for unlimited internet/email access and is perfect for contacting friends or family by SKYPE or to stream live sporting events. We provide beach towels for your convenience for use around the swimming-pool or to take to the beach which will save you valuable space and weight in your suitcase.

Our responsibility to the environment: we are aware of our responsibility to the environment, so here at Eden Villas we ask you conserve the water of the island wherever possible, we also have low energy light bulbs fitted throughout the property with solar lights in the garden and solar panels to heat the villa water tank. The swimming-pool lights and pump are on a timer for maximum efficiency not compromising the cleanliness of the pool which is checked daily by us to ensure the best possible quality swimming water.
We offer current guests 'first option' on the same dates for the following year for a 25% initial deposit. The balance then becomes due 10 weeks before their holiday.

Had a great fortnight in June at this comfortable and clean accommodation. Nicely isolated but with a local shop providing all your needs. A small number of local tavernas provide good food, although have to particularly recommend The Casto. Rob and Annie were great hosts and with them living in their own house close by, were always at hand if needed. Having our own pool was a big bonus, with sun beds and sunshades a plenty. A special mention for Fergie, Rob and Annie's lovable hound. Unless you have a real dislike of dogs you won't fail but fall in love with her. The island's bus provides travel across the island and Rob and Annie also provided us with bicycles so provided another way of seeing the island. Some great local walks, especially up to the ruined castle behind the villa (a steep climb but worth it for the views). Can't recommend the villa enough. A big thanks to Ron and Annie.
This is the ultimate Greek get away from it all holiday destination. A detached villa perched on a hillside with a gorgeous clean pool that gazes down the valley to a long virtually deserted sandy beach. The villa is really spacious, comfortable and well equipped. The owners Annie and Rob have a twin villa on site and can't do enough for you to make your stay completely relaxed and trouble free. They speak good Greek and can advise you on every aspect of your holiday including travel arrangements. They will of course pick you up from the port ! Just a few minutes walk from the villa are two lovely authentic family run tavernas and a superb Kafenion serving drinks and small plates of delicious Greek food. On the way to the beach you'll find two more excellent tavernas. There is also a supermarket in the village and a regular bus service. If you enjoy walking, this island is unbeatable. It is the real Greece ! Away from the crowds, great food, amazing weather (and sunsets) and the best people. Book early to avoid being disappointed, we are back in April 17 !!!
We have been visiting Tilos since 2002 and knew of Eden Villas before our visit in 2016. Having normally stayed in Livadia we decided to book with Rob & Annie for a change and it is a decision we certainly did not regret.
The villa is well equipped and very comfortable. It was quite cold at night during the first week, with a keen north wind, but the heaters kept the villa warm when we were in at night. We cooked and ate in more often than usual because the kitchen is equipped well enough to do that and we were able to contribute to the BBQ lunch party Rob & Annie organised for a friend's birthday, to which we were invited.
The villa is kept clean and Rob and Annie are both very attentive and sociable hosts. Annie's home made marmalade and olives in herb oil were delicious and we were delighted when the empty jars were immediately replaced with a fresh supply!
Jim really enjoyed the two mountain walks with Rob and Fergie - an opportunity to return to a couple of routes on the Profitis Ilias range after 4 years absence following a serious climbing accident in 2013.
The villa and grounds are a perfect place to chill out after a morning out walking, with a variety of spots to sit out in the sun or under shade. The view from the veranda to the mountain peaks overlooking the Skafi valley is stunning. The villa is also a perfect spot for bird watching, with the bee-eaters providing hours of entertainment.
The swimming pool is an added luxury and is well maintained by Rob.
Overall the villa is a perfect location whether you prefer an active holiday exploring the magnificent Tilos mountains, visiting nearby beaches or just chilling out around the pool and lovely garden.
We enjoyed an idyllic holiday at Eden Villa on Tilos in June/July 2015. We were a party of two adults and three children (aged 14, 11 and 8). The listing here is entirely accurate and the property really did live up to all our expectations. Eden Villa was clean, pleasant and well-maintained and it felt like a very friendly, homely place to stay. Everything you might expect to find upon arrival was there, and all the little things you hope not to have to worry about while you are on holiday were taken care of.
Our hosts, Rob and Annie, were welcoming, helpful and knowledgeable about the local facilities and environment. Our children utterly adored their dog, Fergie. We liaised with Rob and Annie by email in advance about travel routes / connections. We flew in to Kos and then caught the catamaran which connects the local islands out to Tilos, and Rob collected us from Livadia port without a hitch. The best features of the property for us, without a doubt, were the swimming pool (which we made the most of) and the shaded veranda (where we shared our meals against a backdrop of mountains and sea).
Tilos itself is a very beautiful, unspoilt holiday destination – a real find. We liked the fact that Tilos was quiet, and not at all touristy. If you want to eat out, there are a small number of good quality places that cook authentic, tasty local food. The people on Tilos care about their island and there is a real sense of community. If you’re looking for somewhere natural, authentic, atmospheric and friendly, Tilos is the place. And if you do want a bit of nightlife, there is a bar we would recommend: during the summer months a late night bar opens around 11pm each evening in the deserted hillside village of Mikro Horio – it is quirky, delightful and a big draw for locals and visitors alike, with a generous, friendly atmosphere.
Tilos is incredibly beautiful. We enjoyed unspoilt beaches (we had them pretty much to ourselves in June) and clear seas. An abundance of natural beauty is around every corner of the island. The walk to the nearest beach took us past hundreds of butterflies and gloriously colourful wild flowers and herbs. We did hire a car to get about quickly – it was very simple and cheap to do – but no journey was ever more than a couple of miles and you could easily manage without a car, by walking and catching the local bus. Avoid the pitfalls of busy tourist destinations and take a real holiday on Tilos.
The property description and facilities are perfectly accurate it does exactly what it says on the Tin. The villa was well presented and very clean,Rob and Annie are perfect hosts, if you want to go solo that's fine with them but we enjoyed their company and were fortunate enough to have a couple of evenings out together.we have been to plenty of other Greek islands that proclaim to be the real Greece as it used to be but these haven't met our idea of the real Greek islands.Tilos is without doubt a relaxed island and on this occasion fully met our expectations at Last !! not a Brit bar in sight.The Tilos people are genuine and friendly (you soon realise this when your child is throwing up on the Bus),We stayed for 2 weeks and ate out a lot,in this time we never had a bad meal or any other problems relating to foreign travel .we stopped in Rhodes overnight on the way out and the way back just to make life easier with flights.So go on spoil yourselves and book it you deserve it,Just remember this is life not a dressed rehearsal.
We felt at home immediately in this lovely house. There is plenty of space both inside and out and it is in very peaceful and quiet surroundings.
The kitchen is well equiped including a washing machine. This and the provision of beach/pool towels meant we could travel light.
The house is on the edge of Megalo Horio, a traditional Greek village with one taverna and an ouzeria, the latter at which is frequented by the local men each night. Great to experience a real Greek atmosphere! There is also a nice path down to the little taverna at Agios Adonis port. All serve good locally sourced food and we found it best to just ask what they had cooked that day rather than looking at the menu.
The couple who own the house, Rob & Annie live next door and will keep a quiet eye on you to ensure everything is ok. They were very helpful and only too happy to let us borrow their walking guides and walking poles during our stay as well as picking us up/returning us to the port and giving ferry advice both prior to arrival and during our stay due to the Sea Star being out of service. They have also just rescued the most delightful friendly dog who greeted us enthusiastically whenever she saw us.
We were able to go walking directly from the house; it is only 30 minutes to the nearest beach at Eristos or 50 minutes to the deserted (in sept) beach at Skafi. The climb to the castle behind the house is also worth it for the views. We also used the 'Exploring Tilos' guide to embark on some longer walks.
We have always loved Tilos and have now found the perfect place to stay. We will certainly book it again next time we holiday on Tilos.
Tilos is one of the most southerly Greek Islands situated close to the Turkish coast near Rhodes and Kos in the Dodecanese. Smaller than its more famous neighbours it is still largely unknown and having avoided mass tourism it remains one of the few genuinely unspoiled Greek Islands. Tilos has two villages, Megalo Horio the capital and Livadia the port. Our village is a 2 minute walk from the villa with restaurants and a cafenion but is far enough away for total peace and quiet. There is also a museum which has bones from a dwarf elephant which were found in a nearby cave some years ago. Eden Villa has one of only five swimming-pools on the island and is the only property for rent with a private swimming-pool. It is not overlooked and offers spectacular views of Skafi valley, the surrounding mountains and Eristos Bay to the south which boasts the best beach of many on the island. The mountain behind the villa features a ruined 15th century castle which can be reached on foot in about 45 mins.

Balance for stay: If a cancellation is made after the full amount has been paid i.e. 10 weeks or less before your arrival. We will refund pro rata if we are able to re rent for the original period or part period on the new rental rate we receive.
