Brighton Seafront Central! This 1 bed Brighton Holiday apartment ticks all the boxes! it has a VERY rare car PARKING SPACE for one car good size private patio terrace. 5 minutes stroll to Brighton Pier, seconds from Brighton Beach, easy access to everywhere!

Recently assessed by the AA ( June 2016 ) and awarded a 4 star Gold Award which means:

4 stars AA:: Very good to excellent standards throughout, with high quality coordinated furniture, fixtures and fittings. Ample space with well-planned layout of furniture; high quality and very good range of kitchen equipment.

RE PARKING

We charge £8 a day in high season, (the usual on street meter parking in central Brighton in high season is £15.60 ) ( we charge a reduced £5 a day rate for low & mid season dates ) It is VERY rare to have an allocated parking space in Central parking just a minute away.

Brighton Pier Pebble Pad apartment is a completely refurbished Brighton holiday apartment with

*newly fitted galley kitchen with all new appliances,

*luxuriously fitted bathroom with double ended white bath, separate shower cubicle with huge over head rainfall shower, quirky large water drop wash basin and WC, *newly decorated spacious double or twin bedroom (suitable for 2 children/small adults on 2ft 6' beds) with TV,

* living room, entrance hallway and patio.

*Set within a Regency Seafront building on the lower ground floor under the raised ground floor : it is therefore lighter than most lower ground floor apartments, there is private access to the apartment via a small flight of steps.

*the owners have recently added acoustic glazing to the original windows and additional soundproofing to the ceilings.

BEDROOM SLEEPS 2

Beautifully presented spacious double bedroom with the original regency bay bow windows, located to the front of the apartment. It has a spacious & sumptuous hotel standard luxury 5ft Kingsize 'zip and link' bed as standard or the bed can be set up as 2 singles/twins ( 2ft 6in) for children /singles on request. (Please state your preference at time of booking or at least a week prior to arrival). The charcoal leather effect headboard adds more comfort. There is an additional TV with DVD player located in the bedroom. A useful foam fold out chair bed can be added to the bedroom.. Chest of drawers, Dressing shelf with mirror to get ready for a night out on the town & hanging space for your clothes.

LIVING / DINING ROOM (can accommodate additional 2 guests)

Good size living room located to the rear of the property off the entrance hallway overlooking the patio terrace.

ADDITIONAL SLEEPING

There is a new large grey double sofa bed with 4ft 9' mattress (6ft 6 long) suitable to sleep 1- 2 adults / children.

There is also an additional smaller click clack sofa bed 5ft 10 long by 3ft 6in wide suitable for 1 additional guest, to sleep one adult or child.

The access to the bathroom is from the living room. A privacy screen is provided.

DINING

Dining table with 4 high back chairs. Hi-speed Wi fi internet and new Multi channel 50 inch wall mounted flatscreen TV .

PATIO TERRACE

A surprisingly spacious, private spot for al -fresco dining or that early morning coffee, garden furniture is provided. Newly laid with Astroturf. Sun loungers are provided and table & chairs are provided.

KITCHEN

The galley style kitchen is located next door to the bedroom off the entrance hallway, newly fitted with sleek white glossy units, white work tops and turquoise feature wall, slate floor tiles. All new appliances with electric hob, electric oven & extractor fan, integrated appliances of fridge, dishwasher, washing machine, stainless steel sink and worktop freezer. Mirrored alcove decorated with citrus accessories.

LUXURY BATHROOM

A superb feature of this property is the newly fitted luxury bathroom with double ended bath and rinse hair shower attachment, separate shower enclosure with huge overhead rainfall shower head and the quirky water drop shaped wash basin and free standing tap.

The bathroom is located & accessed from the living room There is a step up into the shower cubicle.

ACCESS

Located on the lower ground floor under the raised ground floor, via 2 short flights of steps to its own front door (see photos), with spacious hallway. Once inside the apartment, it is arranged all on one level. There is narrow access to the bathroom, so not suitable for wheel chair users/those with restricted mobility and a step up into the shower cubicle (no grab rails).

Located just a pebble's throw from Brighton Pier, the famous South Lanes, The Royal Pavilion, American Express, Royal Sussex County Hospital, Brighton College & a number of language schools, this property would suit those visiting Brighton for work or play.

GUEST TYPE

Great for couples on a romantic Brighton weekend getaway or a small family visiting Brighton for a holiday break. Sleeps up to 4 with use of the sofa beds in the living room. Up to 2 additional children/ guests welcome by prior request. Please add sofa bed supplements if required for your stay. (negotiable)

Ideal choice for those on a short term work contract or business visit Monday to Friday. Longer stay discounts available upon request.

Amazing property

Pebble Pad is a bright, modern apartment right on the sea front and has the benefit of a garden. My friends and I stayed here for 5 nights and we didn't want to leave. The property is spacious and comfortable and it felt like home. It had everything we needed and more with the convenience of a dishwasher and washing machine. The owner Tina showed us around the apartment and she was so helpful and friendly. There were lots of added benefits as well as Tina had left wine in the fridge, plenty of tea bags, hot chocolate and coffee, a few chocolates and also some Brighton rock. There is also a coffee machine with lots of different pods. Tina was also kind enough to leave some toys and DVDs as we had a child with us. There were even dressing gowns and slippers for us to use. We couldn't have been happier with the property and we are already planning on returning.

An oasis in Brighton, UK

My wife and I stayed at Pebble Pad and were warmly welcomed by the owner, Tina. The basement apartment was well furnished, modern and, above all, spotless with a personalised welcoming message on the kitchen 'wall slate'. Milk, tea, coffee and biscuits had been provided for our arrival and more, once we investigated the cupboards, etc.

Well equipped is an understatement. Many items were provided which you wouldn't expect from a holiday let or even a hotel.

Importantly, the bed and bedding were very comfortable. The enclosed courtyard, provided with table, chairs and sun loungers was a nice bonus.

The apartment is well situated for easy access to the marina, pier, town centre, shops and eateries. Close proximity parking was welcome but we walked and bused (over 60's) so never used our car during the stay.

All in all the accommodation and Brighton were beyond expectations. We will be back.

Wonderful, highly recommended!

An absolutely gorgeous apartment. Immaculately presented with almost everything you need. Only a short walk into the centre of town, it is perfectly situated. Simply stroll across the road and you are looking down on the famous Brighton promenade, beach and pier.

It is now my first choice for accommodation every time I visit Brighton. Highly recommended!

Lovely and cosy apartment

We really felt like home in the apartment , the decorations are lovely and make the whole stay much cosier. The downside was the noise coming from outside, especially at night, and also the neighbours above us that seemed to write their own loud music. But we would take the apartement again. Thanks to Tina for the warm welcome.

We had a fabulous time in Pebble Pad.

From start to finish the organisation was highly professional and efficient, with Tina making sure we knew how everything worked. The apartment was beautifully designed, with everything we needed and in perfect working order. It was a very cold week, but were warm and cosy in a very cold week.

Brighton Pier Holiday Apartment is so close to the many things to do in Brighton. Try to include the following in your trip:

The Royal Pavilion is the UK's most eccentric royal residence. Its Indian-style domes and minarets look as outlandish today as they did when it was built nearly 200 years ago by John Nash.

Brighton Pier still has all the old-time delights of the English seaside – fairground rides, candy floss and rows of striped deckchairs.

Set in the Royal Pavilion's stable block, the Brighton Museum & Art Gallery has a glittering horde of 20th-century art and design, including a Dalí sofa modeled on Mae West's lips.

The Brighton Sea Life Centre is the world's oldest working aquarium. Its 150 marine species include sharks, which you can see from below thanks to a clear-walled underwater tunnel.

Once a fishing village, the maze of narrow streets and alleyways that makes up the Lanes is today home to jewellers, gift shops and boutiques selling everything from antique firearms to designer shoes. The shopping gets even more diverse as you go further along Bond, Gardner, Kensington and Sydney Streets into the North Laine shopping district.

There are great bars, clubs and restaurants on your doorstep. If you're looking for somewhere quirky and funky you can't do better than Bom Banes - it's on George Street - it has the loveliest, craziest tables (lift the pepper pot on one of them, press buttons on another to light up a beautifully built fully lit pier complete with waves under a glass table, other tables do secret things) and and the nicest lady Jane Bom Bane runs it.

The Three and Ten bar is at the bottom of St James's Street

Mucky Duck on Manchester Street - again towards bottom of St James's, on your left hand side - has great art, is very dark, usually good DJ Friday and Saturday.

Black Dove is your local - turn right and it's on the corner of St James's and Rock Gardens. It's a Brooklyn beer bar, is very busy, has a funky DJ downstairs and candles that look like they've been there a hundred years.

If you like real ale - the Hand in Hand is Brighton's oldest brewery - cross over from Black Dove

Eating-wise - a new place has opened in town to much excitement - 64 Degrees - lovely food, desserts were amazing. In Kemp Town village, there's 24 St George's, The Ginger Dog and Sam's.
