RECEPTIVE STRUCTURE. Less than two kilometres from Bossoncina is Montepulciano, a charming Renaissance borgo, one of the many which enliven the province of Siena, standing on the crest of a hill between the flourishing Valdichiana and the unique Val d'Orcia, with its art masterpieces and its internationally famous culinary excellence. This farmhouse, clad in stone and dating back to the 19th century, has been given new life as an elegant Tuscan country villa, and is distinguished by the quality of the refined renovation work in which the style of the past, characterized by the high quality of the renovation work in which the style of the past, seen in the authentic materials of the local artisan tradition, blends with details of modern and functional design, creating an intimate and enveloping atmosphere. The two-storey house has an area of about 200 sq m and, due to its position on a sloping surface, direct outside access is also possible from the upper floor, directly from one of the bedrooms. On the ground floor is the living area, with the main entrance leading into a bright open-plan area with living room, dining area and kitchen, with centre island and direct access to the outdoor dining area, all connected. An additional living area and a toilet (with laundry) complete this floor. A staircase next to the living room leads up to the first floor with the sleeping area, composed of 3 double bedrooms (one with an extra bed) and a twin bedroom (with joinable beds). All the bedrooms have en-suite bathroom with shower.
In the large terrain that surrounds the house, part of a farm estate, for the most part occupied by olive trees along the perimeter and in the valley near the pool area, is a lovely, inviting garden with lots of colourful flowers, a collection of young fruit trees and shrubs typical of the Mediterranean vegetation dotting the expanse of lawn. In the paved area in front of the kitchen French window is a large stone table with umbrella and barbecue for alfresco dining and for just relaxing, surrounded by the discreet setting of the countryside. The property has a parking area, just inside the entrance gate of the property.
In an area of the garden overlooking the fascinating scenario of the Chiana valley, is the large, newly-built swimming pool (fenced-in), perfectly integrated into the surrounding rural landscape and just 15m away from the house. The pool measures 6x12 m with the depth varying from 1.10 to 1.50 m, with a travertine marble border and with the bottom in travertine as well. Large steps, in one corner of the pool, lead into the water and it has both internal and external lighting. Around the pool is the sunbathing area, a vast lawn that stretches up to the garden, with sunbeds and a ground sail shading the conversation area. There is a cold-water shower and chlorine purification. The pool is open from the last Saturday in April until the first Saturday in October.
