La Madonnina is situated in a small hamlet in a very picturesque hillside setting near the village of Camaiore, only a few km from the wide sandy beaches and the many facilities of the Versilia coast. The architect-designed restoration sympathetically blends the character of the old farmhouse with contemporary style. The house is on three floors, each connected by a spiral staircase. A striking feature of the property is the split-level swimming pool which consists of two pools connected by a small waterfall, beautifully integrated into the sloping olive groves. The lovely south-facing patio and loggia are ideal for ‘al fresco’ dining. The beaches of Versilia are only 10 kms away. The house has been featured in the style supplement of the Sunday Times.

First Floor: Entrance into a sitting room with fireplace, dining room opening on to a patio furnished with built in barbecue and table and chairs, ideal for al fresco dining, modern kitchen also opening onto patio, laundry room. Ground Floor: 2 twin bedrooms (one with independent entrance from outside), 1 bathroom. Second Floor: Double bedroom with en suite bathroom (with shower only) and terrace overlooking the pool area, 1 twin bedroom with en suite bathroom (with shower).

Die Anfahrt zum Haus gestaltet sich ein wenig schwierig, es ist ziemlich steil, schmal und zum Schluss ist es ein Schotterstraße.
<b><i>[Owner reply: We have made many improvements and upgrades (including new sofas and chairs covers and replaced the linen) that could not be done during the rental season and the villa is now really in good condition.</i></b>] We loved the exterior of the property, that is the pool deck area and the garden around it. It was the only real feature that this property had to offer. The property is lacking in many ways. The kitchen appliances were very old, bits and pieces of old coffee makers which we had to look for and put together. The toaster was difficult to use and old as well. The stove was very difficult to start and sometimes impossible. The house had a mouldy smell, inside the cupboards and drawers and from the main level to the basement. The BBQ could hardly be called a BBQ. There was a pit with an old rusted grill on it.We were dissappointed with the interior of this property. The sofa cushions were filthy. For the price we were charged for this property we would not recommend it unless the owners upgraded the interior of this villa. All windows did not have any screens on them and the mosquitoes are very bad at night so we had to close all windows at night and sleep in boiling weather since there is no air conditioning in this house.Also, the road getting to the villa is very narrow located on a very steep hill and not easily accessible. It really took some getting used to. The other thing we didn't like so much is that the caretaker for this property would show up alll the time unannounced sometimes in the early morning when we were preparing to have a swim he was there cleaning the pool without our knowledge of it. We felt his unannounced daily visits were an infringement of our privacy.

A combination of the price charged, the photos published of the villa on the website and the description on the website had led us to believe that we would be staying in a beautifully appointed and luxurious property. The opposite was in fact the case. The general standard of the fixtures and fittings in the villa were shabby and well worn. For example, the sink in the kitchen leaked badly into the cupboard below resulting in an unpleasant smell and making that cupboard unusable. In addition, the linen in the property was stained, threadbare and mismatched. The sofas in the sitting room are badly stained and very uninviting. The cushions for the sunloungers were covered in cat hair and stains. The crockery and kitchenware in the kitchen was old, damaged and of poor quality. The washing machine and tumble dryer in the laundry were in a terrible state - they are old-fashioned and inefficient and rusting. None of these met the standard which I would expect given the price asked for this villa and the description it is given as a "luxury" villa. The photos on the website were obviously taken when the villa had been newly refurbished (and this must have been some time ago). The reality was very different from that shown in the photos.
The location of the villa also lets it down. The access road was far narrower and steeper than we were prepared for. In addition, there was no signage to indicate the villa's location which resulted in considerable confusion on arrival. We had also not been made aware that the villa was sited in amongst some other properties. This meant that the peace which we had anticipated was not realised. For example, we had to put up with the noise of a cement mixer in an adjoining property and the noise of howling and barking dogs (especially at night) from another property.
Wir freuten uns sehr auf unsere Waoche in La Madonnina und wurden nicht enttäuscht. Die steile Anfahrtstrasse meisterten wir problemlos und fanden trotz der Tafel "Fahrverbot" die schmale Strasse zu unserem Ziel. Dort wartete schon Morena und hiess uns willkommen. Das Haus ist grosszügig, sauber und gut eingerichtet. Wir waren 6 Erwachsene und 3 kleine Kinder und fühlten uns sehr wohl. Brouno sorgte jeden Morgen dafür, dass keine Blätter im Pool waren und war auch sonst für uns da. Auch die Distanz zum Meer ist akzeptabel und wir genossen es. Ein Haus zum Empfehlen!
[English translation courtesy of Easy Reserve] We were looking forward to our week at La Madonnina and were not disappointed. We overcame with no problems the steep access road and found the narrow road to our destination despite the panel "no entry". Morena was already waiting for us and welcomed us. The house is spacious, clean and well furnished. We were 6 adults and 3 small children and felt very comfortable. Bruno took care every morning that no leaves were in the pool and was always at our disposal. Also the distance to the sea is acceptable and we enjoyed it. A house to recommend!

A perfect get away for a week to visit another side of tuscany.
The villa was beautiful. We loved the location and the house itself. I think that potential renters should know that the road leading to the villa is not for the faint of heart, however. We had a difficult time accessing the villa when we arrived because our car wouldn't go up the mountain. It was nerve-wracking. We did get used to the road and, indeed, grew to appreciate it, but we never let our guard down. Our week at Modonnina was wonderful.
